This is a service that we offer based on the amount of last minute folks I have reach out to me that say "I JUST NEED A PLACE DURING BIKEFEST!!!". These events really fill up our area so We'd like to offer a last resort.
This will give you access to the property during BIKEFEST 2025 day and night for your reservation. We are offering a place that is NOT one of our typical sites but you are welcome to leave your set up while you go enjoy your time.
**** These areas can be UN-level.**** I will let you know that during the Eclipse we ended up with about 75 folks on property and we all had a GREAT time.
We are EXCITED at the opportunity to be of service to you and your CREW!
The campsite offers a serene and well-situated spot for those looking to explore the nearby trails and town. With a friendly host, Bryan, who is readily available to assist, the site is praised for its balance of accessibility and tranquility, despite some possible road noise. The presence of wildlife and a dark night sky add to the camping experience, although some visitors noted the sloped terrain and proximity to the road as drawbacks. Overall, it's a clean and accommodating place for both RV and tent campers seeking a peaceful retreat near Bentonville.
Perfect spot close to trails and town. We enjoyed a long weekend in one of the RV spots and enjoyed everything. The property is well maintained and had everything we needed.
Nice and quiet area! Gets very dark at night, which is nice. Bryan was very friendly and helpful. Saw a lot of deer and a possum(one of my favorite animals!). Thank you!!
Bryan’s land is perfectly situated between Bentonville and Bella Vista. We loved the flexibility of having a partially sunny and shaded campsite so our solar was able to keep up. Bryan was so friendly and welcomed us as soon as we arrived. Having access to fresh drinking water allowed us to stay for a week. It was quiet at night and we enjoyed the just out of town enough feeling. Some traffic noise during regular morning and evening commutes to work but overall very peaceful. Thanks for a wonderful stay. We will be back!
This spot was just what we needed! We were in town to see a concert at the AMP. It was nearby enough that the drive to the venue was not bad (around 20 minutes for us in traffic) while also being away from the hustle and bustle of town enough for a pleasant camping experience. Bryan is a very kind host.
Great spot. Close to the trails. I used it as the perfect spot to roll in before dark and out int eh morning to ride but you can stay and hang out to enjoy a fire and cook.
What a great little spot! Nestled in a nice valley with tall trees and a nice daytime view. Our host, Bryan, was awesome and helpful. Honestly we could have just stayed extra nights and hung out with him. Great little diamond in the rough.
Brian was very accommodating for me. The spot was close to all my needs - biking, mostly. The property had several wild visitors at night that made it feel even more like camping. Those visitors were not dangerous at all. Good trip!
Bryan is a great host! He was very quick replying to a question which made travel and race logistics easy. Will definitely be there for the 2026 Little Sugar MTB.
Spacious but private. Perfect mix of camping but close proximity to city things. Bryan was very receptive and quick to respond to questions.
I would absolutely stay here again.
The host was great, the place was very clean and aesthetically pleasing. Ideal location that is cental to many popular trails. We really enjoyed our stay. Thank you!
Great for a camper, but so much for a tent. I was in the furthest spot from the road, but the road noise is still pretty excessive. It seems like it may also be in a flight path because there were several low flying planes overnight as well.
We wanted to love it because the setting was so beautiful but the road in was very bumpy and we were unable to get our van level. Unfortunately, we did not end up staying.
Bryan was an amazing host. He made sure we were taken care of and had everything we needed for a comfy night sleep. Perfect place to camp out for a weekend of biking. We look forward to staying here again!
I loved sleeping in the yurt! What a special treat after a long day of singletrack! The back 40 is super close for solitude and the greenway made it so easy to get downtown for coffee.
This is my 3rd visit and i'll definitely be back!
I love this spot! I've been a few times now and plan to return! The trails are super close. I spent the night in a fabulous yurt and did a singletrack century. Fresh water, great vibes. Its location is perfect. Easy access to downtown and the back 40. Super clean!
