Spend an evening watching Bull riding and barrel racing at J Bar W Ranch just a few minutes down the street in Johnsville. If vineyards and breweries are your thing we are just 15 - 30 minutes from many fine establishments. A few of our favorites are Black Ankle Vineyards, Linganore Winecellars and Attaboy Beer. Antique shopping abounds in the nearby charming, little town of New Market. So you're hungry and have a hankering for local cuisine? Take a five minute drive to the quaint downtown of Union Bridge and visit one of the three delicious family run restaurants. Please note- I only book one group at a time. You'll have plenty of privacy! Spend your day bird watching on the river deck, put up your hammock and chill, go hiking or mountain biking at Cacapon State Park, take the kayaks out and paddle around, go fishing, or take a float trip. I can provide info on put in/take out spots depending on how long you'd like to float. I have 3 kayaks available for your use, or BYO if you'd like to venture further outside of the property lines. There is one big fire ring for cooking and/or bonfires, along with a large stationary stand up charcoal camp grill. There is also a small communal shed down at camp that contains extra camping supplies, etc.. feel free to use use and put back and or/ contribute to it! :) This spot is close by to Berkeley Springs, Paw Paw Tunnel, Cacapon State Park, and other nature preserves. More hiking, biking, restaurants, spas, antiquing- all within a beautiful 20 minute drive if you wish to venture out. There is a cabin on the property. I will more often be home than not, I will communicate with you about that around your stay. Sometimes I"ll come down to the river frontage if I drop in for a float .Also, we all get around on four wheelers and UTV's. So you will hear them from time to time. If I am home, please feel free to come up if you have any concerns/questions or to say hi! :) *Please note, you can normally get to this site without a 4 wheel drive vehicle. However, when the river is high it will sometimes flood the low water bridge where it crosses the Cacapon. If this is the case during your stay, I will provide all necessary information regarding projected river levels and directions. I will also offer a full refund if the bridge is impassable. The natural Shade/Privacy nooks will keep the midday sun off of tents and the surrounding old growth forest makes for a great hike up to a very accessible and kid friendly cave to explore. All sites now have either 10x13, 13x20 or 16x20 shade sails available to keep the afternoon sun at bay. (check individual sites for shade sail size available and in the "extra" section) Throughout the summer, the river offers a user-friendly experience as water levels recede. Embark on float trips, kayaking, excellent fishing, swimming, cave exploring, or visit the historic towns and the Antietam Battlefields nearby for a touch of civilization during your stay. We have two kayaks on site free of charge. We have some life vests, but if you have your own, bring those along. The river's main beach located between sites 7 and 8, is shaded/filtered sun all day long while our smaller beach at site 1 is sunny most of the day and affords some of the nicest river lounging via a rock ledge that spans 4wd or All Wheel Drive are recommended. If it's been relatively dry, single wheel cars are 100% fine. We have ways to mitigate most weather events. There is one big fire ring for cooking and/or bonfires, along with a large stationary stand up charcoal camp grill. There is also a small communal shed down at camp that contains extra camping supplies, etc.. feel free to use use and put back and or/ contribute to it! :) This spot is close by to Berkeley Springs, Paw Paw Tunnel, Cacapon State Park, and other nature preserves. More hiking, biking, restaurants, spas, antiquing- all within a beautiful 20 minute drive if you wish to venture out. There is a cabin on the property. I will more often be home than not, I will communicate with you about that around your stay. Sometimes I"ll come down to the river frontage if I drop in for a float .Also, we all get around on four wheelers and UTV's. So you will hear them from time to time. However, when the river is high it will sometimes flood the low water bridge where it crosses the Cacapon. Greg was very friendly and made the whole experience awesome. He shared fun stories and helped us out when we needed a blowtorch for our stove, and even let us stay at a site that we didn't book which has an amazing view of the night sky. The place and bathrooms were clean, and the sites were stocked with firewood. One of the best aspects of the trip were his friendly huskies and cats which made it feel even more welcoming. The area is right by the C&O Canal Trail, and there’s a cool cave nearby that’s worth checking out. Overall, 11/10 camping spot with a great host and great vibes, highly recommend.

Our stay at Bear Branch Creekside was seriously the best, start to finish! Benjamins communication was always prompt which made everything super easy. The whole site was clean and looked great. We had a blast exploring the fun well kept walking trails, and the creek was the perfect spot to just chill—plus, our son had a field day fishing! The fire pit was a major plus, especially since they had those thoughtful extra cooking grates available. We totally fell in love with the owners' dog, Hopper, too! We had such a good time in Hangtown and are already dying to go back. 10/10 recommend!

My husband and I had a wonderful time with our 3 dogs camping on Lynda's property for a weekend trip to Shenandoah! The dogs loved being able to run around and play off leash. We set up camp next to the creek where the fire pit was, and it was so quiet and peaceful. We did not use the electric but used the water spigot, which was just a short walk from where we set up camp. We definitely did not explore the property as much as we could have since we spent most of our time there relaxing by the fire after hiking in the national park, but it is absolutely beautiful and there is tons to explore! We hauled a pop up camper with a Ford Excursion, which worked great for us and we are used to doing this kind of thing, but I will say when Lynda says you need 4WD to get down the hill to the creek camping area she is not lying. Use your judgement. If you are not comfortable hauling something up and down a very steep hill and driving on a narrow dirt road, don't chance it. You can definitely get stuck. There is another area where you can set up camp and can still explore the property all the same! Shenandoah is just a short drive away, which makes this the perfect location. There is a road next to the property but it is a quiet back road - only a couple cars when by during our time there. We definitely recommend Lynda's property!!!

Lovely spot with easy access to the site (beware you must have a vehicle with ample clearance for a stream crossing) and river access just over a small hill from the camp area. Note: you cannot see the river from the camp site. And if you are wanting a very quiet experience think again because there is a continuous hum of traffic from Route 15, day and night. There is a nice circular walking path if you want to take a stroll around the fields. For something close to Baltimore it's a good option.

It was a beautiful campsite and the grounds were open with space between all sites which was nice. The river was so beautiful to wade into! There were bugs (duh, you’re camping next to water!). Trevor was super friendly and helpful and answered any questions quickly. The shower was a good touch (definitely roughing it but again, you’re camping!). River 3 had a fire pit set up and ready to go with some chairs. All in all, very happy with the stay

The property is very secluded, but only 2 hrs from D. C. and Baltimore. The space can accommodate 5 tents comfortably or a few small campers (w/o hookups). Please note- I only book one group at a time. You'll have plenty of privacy! Spend your day bird watching on the river deck, put up your hammock and chill, go hiking or mountain biking at Cacapon State Park, take the kayaks out and paddle around, go fishing, or take a float trip. I can provide info on put in/take out spots depending on how long you'd like to float. I have 3 kayaks available for your use, or BYO if you'd like to venture further outside of the property lines. There is one big fire ring for cooking and/or bonfires, along with a large stationary stand up charcoal camp grill. There is also a small communal shed down at camp that contains extra camping supplies, etc.. feel free to use use and put back and or/ contribute to it! :) This spot is close by to Berkeley Springs, Paw Paw Tunnel, Cacapon State Park, and other nature preserves. More hiking, biking, restaurants, spas, antiquing- all within a beautiful 20 minute drive if you wish to venture out. There is a cabin on the property. I will more often be home than not, I will communicate with you about that around your stay. Sometimes I"ll come down to the river frontage if I drop in for a float .Also, we all get around on four wheelers and UTV's. So you will hear them from time to time. However, when the river is high it will sometimes flood the low water bridge where it crosses the Cacapon. About Tyme Farm is a 26 plus acre privately owned farm used for crops such as corn, soy beans and sunflowers. The property includes a 150+ year old stone farm house, large historic barn on the barn quilt tour in Carroll County, renovated camping cabin for those not into rough camping, fields, streams , woods for hiking, plenty of wild life and lots of quiet. The farm is surrounded by other farms in the agricultural preservation program yet you are only 5 miles from stores, movies, antiques and other aspects of civilization or entertainment if needed. Enjoy watching the deer come out of the woods and meander along the stream and fields at dusk and return in the morning. Electric, water, fire pit and a Port a Pot is available even for rough campers. Pets welcome but must be on a leash or exercise pen or with their owners in some way while here for their safety. There is a large fenced yard for dogs that just have to run if needed. Glamorous camping with a furnished heated/cooled cabin is available for rent by the night for those who do not have camping equipment or do not want to rough it. For those that have been camping before and have all the equipment there is plenty of room for a tent or camper near the buildings or by the stream or woods. For RV owners there is 50amp electric service in the barn. You will need an RV extension cord to access it. I have a 100 ft RV ext. cord but it can be farther than that depending on where you park. This beautiful property is nestled in a valley between Elk Ridge and South Mountain with incredible sunrises, sunsets and starlit night skies. Walk out to the fishing pond, or follow the trails around the pastures to meet the cattle grazing. We have Scottish Highlands and Black Angus grazing as well as Alpacas. We also have beautiful peacocks on the property. We are a working farm so expect to see tractors and you may even see us baling hay or tending to the cattle. You may smell some animal smells which we work at keeping to a minimum but again, we are a working farm. It’s a true farm experience. Also, please keep in mind that during warm weather you may encounter some bugs. Gnats and flies are always a possibility and of course at times they can be worse than others. That can always be a possibility when camping or being outdoors. Bring bug spray, citronella and anything else to help with insects. If you stay by the pond you may hear frogs which personally I enjoy hearing but some may not. Consider bringing a generator and run a fan if you think the sound might bother you or some way to block sounds. We enjoy talking to our guests so feel free to stop us for a chat. At the RV sites you have 30 and 50 amp power as well as water. All the water spickets are potable and drinkable. Please be aware that some may not have great cell service and as noted in the amenity section we do not have WiFi at any of the sites yet. It is something we are looking into for the future. If something is urgent you should be able to pick up WiFi near the tenant house and a password can be provided for you to try.

Evensong Farm is a preserved historic farm adjacent to the Antietam National Battlefield. We have set up two, almost identical, sites on a 60 acre parcel of our farm which is very private for our campers, but allows access to the lovely Antietam Creek. The sites themselves are about 500 feet apart so, while they maintain privacy when booked by different parties, can also be booked together for group stays. We have been hosting campers at our "glampsites" since 2021. Each off-grid site has a 12x16 platform with a 10x12 canvas side wall tent, a firepit and chairs, a cooking area with a grill and sink for washing up, a picnic table and benches, and a private bathroom with a composting toilet and solar shower bag. The main tent is set up for 2 people, although 4 is possible. The sites can handle a max of 12 people, with the use of additional tents (BYO or you can set up some of ours). We provide an electronic camp guide to all of our campers that include our recommendations for things to do in the area, as well as camping tips and other handy info. Inside the tent you will find a queen size bed, side tables, and a cafe table and chair set. We have put down foam flooring and a carpet for your comfort and provide numerous battery powered lights, lanterns and fans. In cold months we can add a propane heater to keep the chill away. We also have some games, maps of the area, decks of cards, and a fire extinguisher. Stepping outside the tent you'll find our long rainfly creates a covered porch where you can relax on our provided chairs. There are additional chairs around the firepit and each firepit has a cooking grate so you can cook over your campfire. We provide one bundle of firewood (including kindling) per night with your reservation. We do sell additional firewood, if needed. In our kitchen area you will find a picnic table and chairs, 5 gallons of drinking water, a clean up table that includes a foot operated pump sink with an additional 5 gallons of washing water, a grill (one site has propane and the other has charcoal), trash and recycling bins, grill tools, lighters, plus dish and hand soaps. Our farm is a mile and a half from the town of Sharpsburg, MD, home of the Antietam National Battlefield (and Nutter's Ice Cream Shop). You will find the Appalachian Trail to our east and the C&O Canal to our west (10 minute drive to either).

The recreational draw to this area is hard to beat in VA, and this property has it all for an amazing outdoor weekend! The ranch comprises 40 acres of lowland acreage designated for the camp, including a 5-acre lake. The Cedar Grove sites 1, 2, and 3 are along the banks of Passage Creek located within a sparse, groomed Cedar grove. They are all a short walk (or drive) to the lake and beach amenities. Each site has varying access to the creek, so check out the site details. These sites are extra large and can accommodate multiple family groups, as well as, travel trailers of all sizes up to off-road motorcoaches in site 1. There are no hookups, so just boondocking. Pack it in, Pack it out. Generators are allowed but please be aware of the other sites and direct the noise away. The Lakeside Mountain Stream site is very secluded, nestled between the mountains and the lake. It overlooks our 5-acre lake with mountain views in the background. It's on the opposite side of the lake from the Cedar Sites. This site has its own dock and is just a short walk down a mowed trail to a beautiful section of Passage Creek. An additional seasonal mountain stream can cascade behind the site and run under it to feed the lake when the conditions are right. Locally, the North end of Fort Valley offers many great hiking trails, trout fishing, rock climbing, horseback riding, and the Elizabeth Furnace day-use park.
