The natural Shade/Privacy nooks will keep the midday sun off of tents and the surrounding old growth forest makes for a great hike up to a very accessible and kid friendly cave to explore. All sites now have either 10x13, 13x20 or 16x20 shade sails available to keep the afternoon sun at bay. (check individual sites for shade sail size available and in the "extra" section) Throughout the summer, the river offers a user-friendly experience as water levels recede. Embark on float trips, kayaking, excellent fishing, swimming, cave exploring, or visit the historic towns and the Antietam Battlefields nearby for a touch of civilization during your stay. We have two kayaks on site free of charge. We have some life vests, but if you have your own, bring those along. The river's main beach located between sites 7 and 8, is shaded/filtered sun all day long while our smaller beach at site 1 is sunny most of the day and affords some of the nicest river lounging via a rock ledge that spans 4wd or All Wheel Drive are recommended. If it's been relatively dry, single wheel cars are 100% fine. We have ways to mitigate most weather events. The ranch comprises 40 acres of lowland acreage designated for the camp, including a 5-acre lake. The Cedar Grove sites 1, 2, and 3 are along the banks of Passage Creek located within a sparse, groomed Cedar grove. They are all a short walk (or drive) to the lake and beach amenities. Each site has varying access to the creek, so check out the site details. These sites are extra large and can accommodate multiple family groups, as well as, travel trailers of all sizes up to off-road motorcoaches in site 1. There are no hookups, so just boondocking. Pack it in, Pack it out. Generators are allowed but please be aware of the other sites and direct the noise away. The Lakeside Mountain Stream site is very secluded, nestled between the mountains and the lake. It overlooks our 5-acre lake with mountain views in the background. It's on the opposite side of the lake from the Cedar Sites. This site has its own dock and is just a short walk down a mowed trail to a beautiful section of Passage Creek. An additional seasonal mountain stream can cascade behind the site and run under it to feed the lake when the conditions are right. It's a delicate site, so the accommodations and group size is strictly limited. Check out the reviews and extensive gallery for many options of this amazing property! Locally, the North end of Fort Valley offers many great hiking trails, trout fishing, rock climbing, horseback riding, and the Elizabeth Furnace day-use park. The Cedar Grove sites 1, 2, and 3 are along the banks of Passage Creek located within a sparse, groomed Cedar grove. They are all a short walk (or drive) to the lake and beach amenities. Each site has varying access to the creek, so check out the site details. These sites are extra large and can accommodate multiple family groups, as well as, travel trailers of all sizes up to off-road motorcoaches in site 1. There are no hookups, so just boondocking. Pack it in, Pack it out. Generators are allowed but please be aware of the other sites and direct the noise away. The Lakeside Mountain Stream site is very secluded, nestled between the mountains and the lake. It overlooks our 5-acre lake with mountain views in the background. It's on the opposite side of the lake from the Cedar Sites. This site has its own dock and is just a short walk down a mowed trail to a beautiful section of Passage Creek. An additional seasonal mountain stream can cascade behind the site and run under it to feed the lake when the conditions are right. This is the second time that my family and I have stayed at this site. We liked it so much that we brought friends this time! The location is incredible and Greg is an outstanding Camp host. He’s quickly responsive to all of our questions and needs. He absolutely goes above and beyond to make the stay special and especially to find ways to make it really fun for our kids. May daughter loves seeing the resident cats and Greg’s very chill dogs.I also appreciate how flexible he was when some of our plans changed. I will be back to this site many times.

This site is named after the wooden table it has bear claw marks on it from one of our local black bears who visit occasionally.

We’ve been back to this site probably 10 times now. Simply put, we love it. The prepaid firewood delivery option made it easy, and then being able to purchase more wood at the site ensured we were warm throughout a chilly weekend. The stars were out in full force yet again, a treat for us city dwellers. Looking forward to our next time back.

Greg was very friendly and made the whole experience awesome. He shared fun stories and helped us out when we needed a blowtorch for our stove, and even let us stay at a site that we didn't book which has an amazing view of the night sky. The place and bathrooms were clean, and the sites were stocked with firewood. One of the best aspects of the trip were his friendly huskies and cats which made it feel even more welcoming. The area is right by the C&O Canal Trail, and there’s a cool cave nearby that’s worth checking out. Overall, 11/10 camping spot with a great host and great vibes, highly recommend.

We had an absolutely wonderful stay at this cabin! I communicated with Peggy through the HipCamp app, and she was very responsive and helpful. When we arrived, Tony met us at the parking area, showed us to the cabin, and took the time to explain how everything worked. He was incredibly kind, accommodating, and genuinely wanted to make sure we had a great experience. The cabin itself was spotless, rustic, and very cozy — exactly what we were hoping for. It has just the right amount of amenities: a small fridge, microwave, toaster oven, running water, and just enough hot water for a quick shower. The outdoor shower was one of our favorite parts — it felt peaceful and refreshing every time we used it. Before our trip, we asked if there was a way to cook outside, and Tony went above and beyond. He actually built a wonderful fire pit setup designed for cooking, which we used every day. It was such a fun and memorable part of our stay, and Tony even provided all the firewood we could possibly need. The property is beautiful, well maintained, and surrounded by about one to two miles of lovely hiking trails. It was quiet, private, and felt like our own little hideaway in nature. Tony gave us plenty of space while still being available if we needed anything. We couldn’t have asked for a better experience — highly recommend this spot for anyone looking for a cozy, peaceful escape!

My husband and I had a wonderful time with our 3 dogs camping on Lynda's property for a weekend trip to Shenandoah! The dogs loved being able to run around and play off leash. We set up camp next to the creek where the fire pit was, and it was so quiet and peaceful. We did not use the electric but used the water spigot, which was just a short walk from where we set up camp. We definitely did not explore the property as much as we could have since we spent most of our time there relaxing by the fire after hiking in the national park, but it is absolutely beautiful and there is tons to explore! We hauled a pop up camper with a Ford Excursion, which worked great for us and we are used to doing this kind of thing, but I will say when Lynda says you need 4WD to get down the hill to the creek camping area she is not lying. Use your judgement. If you are not comfortable hauling something up and down a very steep hill and driving on a narrow dirt road, don't chance it. You can definitely get stuck. There is another area where you can set up camp and can still explore the property all the same! Shenandoah is just a short drive away, which makes this the perfect location. There is a road next to the property but it is a quiet back road - only a couple cars when by during our time there. We definitely recommend Lynda's property!!!
