During the busy summer months, we may have a port-o-let (a.k.a. port-a-potty) with professional service. In the winter, the equipment shed not available. We rent out vehicle and boat storage in the equipment shed and cannot accommodate camping there. However, we have ample parking for RVs at any time of the year. And if you are an experienced snow camper, we have several locations to choose from. We have a farm stand where you can buy a few snacks. If you want to try our beef, we'll be happy to show you our freezers. We are 2 miles from a convenience store that packs an amazing array of products into a small space. We are close to a gem of a public beach, a winery (Snow Farm Vineyard), apple orchards, a public school playground, and miles of scenic driving. Local farmers markets on Wednesdays and Saturdays offer some of the best produce from these agricultural islands. We also own 1000' frontage on Lake Champlain, which you may enjoy. It is difficult to access, but affords privacy and serenity. We allow campfires on the gravel areas of the farm and on the beach, where you can gather dead wood. If you want to host a large group, you will need to reserve both campsites and rent a port-o-let (Vermont's lingo for porta-potty) if we don't already have one. Additional fees might apply. There is no RV electrical hookup; however, the equipment shed has electric outlets for your use. Additional fees apply for energy intensive appliances, such as heaters or air conditioners. There is no water hookup; however, we can fill your tanks with a hose from a potable water supply. 2 nights at Vermont Rustic Retreat

The view is beautiful! We were lucky to have arrived after a few inches of snow had fallen and it stayed on the trees the whole time we were there-it was absolutely gorgeous! We saw deer cross the road, heard owls and coyotes. Trails at the end of the road. As it states the cabin is small but Kathleen made excellent use of the space and 2 adults in there was just fine. Very cozy, more than enough wood to keep the woodstove going and have campfires. Everything you need is already provided. Was cloudy when we were there but on a clear night it would be a fantastic place to stargaze. Kathleen was a wonderful hostess. Very accommodating, very responsive and just a sweetheart all around.

I can't say enough good things about our stay with Joan and the area in general. It was beautiful, relaxing, and just what my wife and I needed for a weekend away. This working farm was absolutely gorgeous and peaceful. Joan was such a generous host, she even invited us out to see the cows which was the highlight of our stay. The farm was easy to locate and there was plenty of room to maneuver virtually any size RV. We will absolutely be back for a visit in the warmer months!

Jon was most accommodating and a wealth of local information. He loaned us an electric heater for our camper so we didn't have to use the noisy one installed. The driveway was a bit daunting for backing up but we did it without too much effort. There's a great hike with waterfalls on the property and a cute cafe close by with good food and live music. The bathrooms were the cleanest and nicest I have seen camping! We will definitely return!

Weekend Trip to Rooted Acres Farm

We had such a lovely stay here! The host was incredibly responsive to all our questions, and the cabin was exactly what we were looking for. It came with a portable heater inside that kept us warm at night (just remember to turn on the gas outside first!). Without proper winter clothing, it might be a bit chilly to stay here during the colder months, but we went toward the end of October and it was still perfect! And the hot tub!! Such a clever and wonderful addition! Just a heads up: you’ll need to build a strong fire to get it hot within about 3 hours, and you’ll likely want to make two fires - one for the tub and another to sit back and enjoy. Be sure to bring lanterns, as it gets dark pretty quickly once the sun sets. Even though we had cloudy skies, we could tell that on a clear night the stargazing would be incredible. The cabin is well-equipped with dishes and running water for light cooking, brushing teeth, etc. There’s also a small convenience store about 8 minutes away on the main road. Overall, we would highly recommend this place. We had a fantastic time and will definitely be returning!

We loved staying at Kathleen’s place! The cabin is very private, feels completely safe, and the view is fantastic. Everything was very clean and nicely organized, and the minute you arrive you have everything you need. Even though the weather was cold, we stayed cozy and warm thanks to the wood stove, which was surprisingly efficient. The kindling and firewood were fully stocked as well, making the stay easy and comfortable. A wonderful experience overall! Thank you:)

Beautiful location, accommodating and welcoming hosts. Very nice clean bathrooms, showers, and laundry! Best I've ever seen at a camp ground. Sites are pretty private with their own sink and tent. It is in the middle of nowhere but pretty easy to find off the main road. Dog friendly. Wish we could have stayed longer!
