A large kitchen area with a 16-foot-long counter and a picnic table is also available by the communal fire pits. Please note, quiet hours are from 11 PM to 7 AM. Strictly enforced. No exceptions. Primitive Camp on the Esopus Creek in the Big Indian-Oliverea Valley surrounded by seven 3500' Catskill High Peaks including Slide Mountain, the tallest in the Catskills. Our PRIVATE camp (no other campers) is situated on 100 acres of land in the middle of the Catskill State Park. We are the closest HipCamp site to Slide Mountain, the Catskills tallest peak at 4180 feet. A perfect base camp for some of the best hiking in the Catskills, the site is bordered by Forever Wild Forest and is minutes from the trailheads to Balsam, Giant Ledge, Panther, Big Indian, Slide Mountain and dozens more peaks within 30 minutes or so away. Though the base fee covers up to 4 campers, the site accommodates up to 14 campers. The additional fee is $20.00/per camper per night on top of the base fee. Our drive up camp has a 10X12 covered tent platform, several individual tent sites with private fire rings, as well as a bunkhouse and a leanto for day use. The camp table and cook pit are covered from the elements. For toilet use, we have a CleanWaste loo which is a 5 gal bucket in a toilet seat box. You lift the lid, place a CleanWaste bag in the bucket which has a kitty litter like powder called Poo Powder in it. You do your business, the powder absorbs all the odor and gels all the matter. When done, you lift the seat, take out the bag, tie it up and throw it in the trash. There are camp rules about how to handle trash, recycling, and compost so as to minimize the possibility of black bear visits. Follow those rules so as to avoid a penalty fees of $50.00 if trash, recycling, and compost are not followed. A detailed message about trash, recycling, and compost practice will be sent to campers days before the booked trip. Seasoned bundled 16" firewood is available by honor box cash payment on Brown rd across the camp entry road.

Weekend Trip to Upper Esopus Creekside Camp
This place is the best! We spent an October weekend here with our dog, and it was a wonderful experience. We lucked out that the moon was nearing new, so the stars were incredible! The creek is absolutely beautiful and right by the camp, so you can fall asleep to the sounds of the river running. The grounds were perfect for our dog to explore while we sat by the river and read books. If you like to cook over the fire, there is a separate pit with a grate for you to use. Pierre was a warm and welcoming host and was readily available when we had any questions. Highly recommended! We hope to come back in the summer and swim in the creek!

We had such a special weekend camping on Robert's land. Pictures don't do it justice. It is jaw dropping beautiful and very private. Robert is the best hip camp host we've ever had and we've used hip camp for years. He is reasonable, flexible, and very considerate. The outhouse is extremely clean, and he provides firewood for purchase, a fire pit, wash stand for dishes, and a wood countertop perfect for your camp grill to sit on. The location is primo with lots of cute little towns around and hiking trails right off his property. We are definitely making an annual trip here.

I stayed for a weekend with my son. It was a perfect little spot in a beautiful location. Besides the accommodations, highlights included a very dark sky, a pair of dueting Barred owls and the smoked pork chops from the farm. My son loved it and was sad to leave so soon.

The valley was such an amazing place to camp at. The amenities were clean. There was plenty of distance between the sites to feel private. We will definitely come back to camp! PSA vehicle with decent ground clearance is highly recommended and there is no cell service once you drive past Phoenicia.

Absolutely fantastic. Very generous owner and their foods are amazing. The owner harvests their own vegetables and create their own baked bread which is outstanding (I suggest you enjoy it together when they serve breakfast). I love how they allow the travelers to use their basement bathroom which is super clean and neat. We would definitely want to come back for more experience since it felt like 3 days was too short :)

Tent site #2 at Balsam Gleann Meadows was a great campsite for my group. Located in the center of a huge field surrounded by mountains - what a peaceful spot! The weather was perfect, cool/dewey at night and sunny during the day. I imagine if it was super hot or windy, campsite #2 would be a bit too exposed. We had our own fire pit, the pit toilets were close by and had a hand wash stations, and the showers were clean and private. The drinking water was a bit far from the campsites, but you pass by when you drive in/out. I'd recommend bringing a jug to refill water. The host, Robert, came by to check on us a couple times to see if we needed anything. He also suggested some things to do in the area and we loved visiting Otter Falls at his recommendation. Overall, we absolutely loved our stay and would definitely camp here again.

Beautiful and well taken care of property with the mountains in the background - remote enough where you can feel disconnected, but still have amenities like running water, outhouse, etc. Spent 3 nights and felt like we didn't need to leave the property - there were trails and a creek/stream nearby that we dipped our toes in. Owners are super kind too! Plan to come back again :)

The Afran are cute. They’re in the very back of the resort. The place is very clean the hotel on the property has a breakfast nook where you check in and a bar and grill. There is a sauna. There is a big pool and there is an exercise center. The area is very sparse so if you are looking to go shopping or do anything besides outdoor activities like hunting fishing hiking or seeing Bethel Woods, you won’t have much to do. And lots of parts of the drive there is very little cellular and no Wi-Fi or cellular. I recommend packing books in board games hotel provides s’mores and light fires every night. Very nice trip.

We spent three wonderful nights at this creekside campground, and it couldn’t have been more perfect. The shallow, clear creek was a dream for the kids—they were in and out of it from morning until evening, splashing, exploring, and making the most of every moment. It felt safe, fun, and exactly what childhood summers should be. The owner went above and beyond to make us feel welcome. He was incredibly friendly, patient, and understanding with our big group, even with our highly energetic crew of kids running around. The campground is just the right mix of comfort and nature. There’s no cell service, which for us was a huge plus—it meant the kids could unplug, and we adults could truly relax without constant notifications. It was the peaceful, much-needed cut-off from the outside world that we didn’t know we needed.

Our small group enjoyed a peaceful, beautiful weekend at this creekside camp. Loved the swimming holes, great camp set up, and watching the birds and chipmunks do their thing. Do be bear aware and keep a clean camp. We've enjoyed coming here during every season -- perhaps we'll have the courage to camp in the winter next time! The best part of camping here is the host himself. It's always a pleasure to see Pierre and hear what he's been up to. He takes great care of the camp and makes sure everyone is welcome.

We had a wonderful time at this camp along the water. The running stream sounds were an excellent backdrop to our time. Pierre has created lots of areas for groups to enjoy. From covered spaces in the rain to little trails along his property, you will have a great camp! Plus, it’s close to some great Catskills towns and hike for adventuring. Definitely recommend.

Wahl Dairy Farm has been a family run and owned small farm since 1921 when August Wahl moved their family to Callicoon. August was a butcher by trade, and the farm started as a family homestead, raising their own chickens and cows with the help of a few horses and of course August's father who was very handy and could make axe handles and wooden wheel spokes. The Wahl homestead became Wahl Dairy Farm in the 1940s when August started selling milk, two or four cans at a time, to the creamery. August's son, Vernon, took over the business and built it up; at one point about 100 cows were being milked! Vernon's son Ross took over the farm in 1995 and diversified it. Ross regularly raises chickens and pigs and grows pumpkins, in addition to the 40 or so milking cows currently on the farm (there are also calves and heifers). The farm is about 200 acres in total, including 15 acres of woods, 15 acres of "hunting" land (deer and rabbits roam free in the scrub), and close to 150 acres in production with pasture and hay. We never feed corn silage! We believe the corn gives the milk a more sour taste (you are what you eat!). We're proud that we've always been in grassland and committed to raising a mostly grass fed dairy herd, a quality not found in many diary farms today. We're excited to share this place with you! In addition there is excellent cell phone service on the farm! Great for digital nomads and everyone who needs to stay connected. The site is the second highest point in Sullivan County. Sixty acres of magical trees, a one acre pond, and a three acre field. From the road there is a two hundred foot elevation gain to the top of the hill. Along the way are several hundred feet of rock ledges, caves, and critters. Most of the land is sloping, but the hilltop is flat as a table, with prehistoric-looking ferns under a dense canopy of mature trees. The campsites are ultra secluded- about a quarter mile apart from each other. All sites include a fire pit, cooking grate, picnic table, and sites 2&3 have platforms. Camp ONE: is on the top of the hill, and a small car can be driven to within 150 feet of it. It is pretty flat, and surrounded by blackberry bushes, ferns, and trees. Camp TWO: is on a bluff overlooking a picturesque swamp, filled with hemlock trees and ferns. This site can not be driven to with anything less than a high clearance SUV (ie- jeep wrangler), so I consider it a hike in site. It is under a ten minute walk from the pond and parking lot, but the view and feel is worth it. (It has been brought to our attention that there is occasionally a group riding atvs on a neighboring property that are audible from this site. We have no control over what time it happens, so please keep this in mind) Camp THREE: is accessible with a four wheel drive vehicle, something at least as high as an SUV. It is the closest to the house and pond, but still far enough to feel secluded and completely private. If you choose to walk there, it’s only a couple minutes from the parking area. Throughout the property, there are many quiet places to hang out, flat spots to do yoga, trails to explore, and fishing and swimming in the beautiful pond. Primitive Camp on the Esopus Creek in the Big Indian-Oliverea Valley surrounded by seven 3500' Catskill High Peaks including Slide Mountain, the tallest in the Catskills. Our PRIVATE camp (no other campers) is situated on 100 acres of land in the middle of the Catskill State Park. We are the closest HipCamp site to Slide Mountain, the Catskills tallest peak at 4180 feet. A perfect base camp for some of the best hiking in the Catskills, the site is bordered by Forever Wild Forest and is minutes from the trailheads to Balsam, Giant Ledge, Panther, Big Indian, Slide Mountain and dozens more peaks within 30 minutes or so away. Though the base fee covers up to 4 campers, the site accommodates up to 14 campers. The additional fee is $20.00/per camper per night on top of the base fee. Our drive up camp has a 10X12 covered tent platform, several individual tent sites with private fire rings, as well as a bunkhouse and a leanto for day use. The camp table and cook pit are covered from the elements. For toilet use, we have a CleanWaste loo which is a 5 gal bucket in a toilet seat box. You lift the lid, place a CleanWaste bag in the bucket which has a kitty litter like powder called Poo Powder in it. You do your business, the powder absorbs all the odor and gels all the matter. When done, you lift the seat, take out the bag, tie it up and throw it in the trash. There are camp rules about how to handle trash, recycling, and compost so as to minimize the possibility of black bear visits. Follow those rules so as to avoid a penalty fees of $50.00 if trash, recycling, and compost are not followed. A detailed message about trash, recycling, and compost practice will be sent to campers days before the booked trip. Seasoned bundled 16" firewood is available by honor box cash payment on Brown rd across the camp entry road.

This land was once all pasture for grazing animals. We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide. Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.
