The fall, cool crisp days and changing leaves are just a few short weeks away. NOW is the time to book your experience with us. Enjoy rustic camping on our 115 acres of upstate NY forest. We are just a short drive to Cooperstown, the Baseball Hall of Fame and the summer baseball camps as well as the other museums that it has to offer. Howe Caverns in Cobleskill is also about 30 minutes away as well. The property consists of a mixture of upland hardwoods (mainly Oak, Maple and Cherry) with scattered stands of Red Pine, White Spruce, Hemlock and two open fields/pastures. There are also the occasional conifers scattered about just to keep things interesting. The majority of the property is gently sloping from the South up towards the North. The is also a nice ridge on the NE corner of the property to aid in topographic diversity. One of the fields is a seven acre hay field and the other is a five acre food plot planted in clover, chicory and other grasses. This field has also been recently planted with Apples, Pear, American Plum, Red Osier Dogwood, Persimmon, Red Mulberry, Chinese Chestnut, and Hazelnuts. These are all young at this time but will start to provide diversity and wildlife interest in the coming years. Wildlife abounds here at the homestead. Whitetail Deer and Eastern Wild Turkey are very common to see. We also have a variety of small animals as well such as Red and Grey Squirrels, Raccoons, Porcupine, Opossum, Fisher etc. For the birders, we have Barred and Great Horned Owls and Red Tailed Hawks. It is also not uncommon to see Bald Eagles soaring over the fields looking for their next meal. All of the property is easily accessible via our extensive trail system. There is also another 187 acres that borders our land that also has trails that would allow hiking. We have detailed maps so that getting lost would be the least of your worries. Weekend Trip to Smyrna Lake Campsite
We stayed in a 26' trailer, and the hookups were excellent. If you have dogs with good recall, this is the perfect place. Being able to let them off leash was so appreciated. The lake was beautiful and crystal clear. Our dogs loved swimming, and we enjoyed paddle boarding. Next time we’ll come earlier in the season so we have more daylight to enjoy everything. This place is awesome! Perfect for camping with a trailer. All the hookups you need plus WiFi! Quiet and private tucked back in the woods. The lake is really calm and peaceful. Roberto checked to make sure we were all set and definitely takes care of this place. 10/10 recommend!

We really enjoyed our stay. Frank was a great host. Provided awesome food and fishing tips for his pond filled with bass, crappie, catfish, and trout. We had full hook ups with a gorgeous view. We were so lucky with amazing weather and the morning sunrise with nice cup of coffee was so relaxing. Frank had a great fire going that was relaxing. Very peaceful, and quiet place to visit. Look forward to staying again.

We had such a special weekend camping on Robert's land. Pictures don't do it justice. It is jaw dropping beautiful and very private. Robert is the best hip camp host we've ever had and we've used hip camp for years. He is reasonable, flexible, and very considerate. The outhouse is extremely clean, and he provides firewood for purchase, a fire pit, wash stand for dishes, and a wood countertop perfect for your camp grill to sit on. The location is primo with lots of cute little towns around and hiking trails right off his property. We are definitely making an annual trip here.

This spot exactly as described. Very private but everything here and well laid out. The walk to the lake is a bit steep but 110% worth it if you like to fish or be by water. We caught at least a dozen largemouth bass, several 10-12 inches, a yellow perch and several large pumpkinseeds. RV Site is gravel and damn near perfectly level. Couldn’t ask for much better, appreciate Roberto and his family are willing to to share this very nice location, A+ Hipcamp!

The valley was such an amazing place to camp at. The amenities were clean. There was plenty of distance between the sites to feel private. We will definitely come back to camp! PSA vehicle with decent ground clearance is highly recommended and there is no cell service once you drive past Phoenicia.

Tent site #2 at Balsam Gleann Meadows was a great campsite for my group. Located in the center of a huge field surrounded by mountains - what a peaceful spot! The weather was perfect, cool/dewey at night and sunny during the day. I imagine if it was super hot or windy, campsite #2 would be a bit too exposed. We had our own fire pit, the pit toilets were close by and had a hand wash stations, and the showers were clean and private. The drinking water was a bit far from the campsites, but you pass by when you drive in/out. I'd recommend bringing a jug to refill water. The host, Robert, came by to check on us a couple times to see if we needed anything. He also suggested some things to do in the area and we loved visiting Otter Falls at his recommendation. Overall, we absolutely loved our stay and would definitely camp here again.

Beautiful and well taken care of property with the mountains in the background - remote enough where you can feel disconnected, but still have amenities like running water, outhouse, etc. Spent 3 nights and felt like we didn't need to leave the property - there were trails and a creek/stream nearby that we dipped our toes in. Owners are super kind too! Plan to come back again :)

Camping on Dlayne & Frank's land was transformative and healing. When I arrived, Frank brought me a seafood platter to die for - just because he is that kind of host. The farm was breathtaking and serene. The pups loved the hiking trails and the pictures don't do it justice. This is a place where one comes to commune with mind, body, and spirit. I could have as much privacy as I possibly wanted, but I also opted to get to know Frank (it's his farm) and he is one of the kindest people I've ever met (and chef extraordinaire)! I now consider him a friend. Camping on the farm was one of the best experiences of my life (I say this in earnest) and I did not want to leave. I also got to meet Honey the pet pig, Nugget the pet turkey, and the other pet farm animals. They were a welcome addition to my camping experience!

If you're looking for a quaint getaway, this is it! It has beautiful views of the mountains and Susquehanna River. It was convenient to have full connections for electricity (30 amp), water, and septic. Also, an added perk was off- leash for dogs, our dog loved the freedom to just roam and play frisbee. Oasis among the rolling tree covered hills. Level driveway steps from a private lake w dock and diving board. 30 amp electric hookup and water conveniently located. Clean, well manicured area with community fire pit next to miles of clearly marked hiking trails. Todd provided trail maps and a list of amenities in the area like restaurants and laundromats. He and his wife were so wonderful and personable and well organized. I had some water leak issues while I was there and Todd was understanding and very helpful. The surrounding view and neighbors farms were so gorgeous on every walk. I felt so much peace the week that I stayed here. About a 20-minute drive from many stores but you could never tell that sitting and enjoying this property. Highly recommend. They even sent me home with doggie treats for my two pups.
