Discover a magical setting close to everything in the Catskills. This solo campsite is tucked into a private meadow pocket, bordered by a tumbling creek, woods, and my horse's favorite pasture, with views of the surrounding hillsides and the river valley leading to the Delaware River at Callicoon. Your accommodation includes a canvas tent on a platform with a queen-size air-mattress bed, a wood-burning stove, and two Adirondack chairs. A pop-up tent, that sleeps up to 6 persons, is available. We provide a large blanket and pillows with cases, but not sheets. Outside, there's a fire pit and a picnic table with benches. We supply fire-starters (kindling, newspaper, matches), but not firewood (available for purchase at a nearby market). Potable water is available in containers that are refilled upon request. The toilet is rustic. Our farm is home to herds of White-Tailed Deer, Wild Turkeys, Painted Turtles, Red-Tail Hawks, my Off-The-Track Thoroughbred horse, chickens, ducks, and Aslan, my Cocker Spaniel. Birdsong, frog song, the babbling creek, and the thundering hooves of Deva will serenade you to sleep. During your stay, you're welcome to hike, swim, and fish in the pond. Boating and fishing opportunities abound nearby, in the Delaware River or the famous fly-fishing creeks. Bethel Woods is a mere 20 minutes away. Other nearby activities include Farmers' Markets, breweries, farm-to-table restaurants, antique dealers, flea markets, art galleries, an Alpaca farm, golfing, horseback riding, and exploring numerous hiking trails. Fresh organic eggs from my free-range chickens are available for $5 per dozen.

One of my favorite hikes is right down the road and the house is close to Giant Ledge / Panther for a little more exercise. :) You can have a lovely time on the property exploring the meadows and woods. There's even a natural spring 1/2 mile up the road if you want to take some fresh mountain water on your journey. Our farm is just 6 miles from the village, Bovina Center. Bovina Center is close to Roxbury, Margaretville, Andes, Delhi, Stamford, and Hobart all great places to explore for galleries, bookstores, restaurants, antiques, happenings, fairs and festivals. In Bovina Center we have a destination restaurant, Brushland, a general store, Russels, a new local brewery, Bovina Farm and Fermentory. There is hiking right from our town, on Bramley Mountain that's 2,812 feet. The elevation at Meanwhile Back At The Farm is 2030 feet. We have a very nice walk right from the tent sites, on our dirt road. Its a 3 mile loop. If you want to bicycle on the dirt road, a mountain bike is recommended. Of course you are welcome to stay put! Sit, read, meditate, sleep, do yoga or other mind/body practices on our open-air yoga platform, Nandi Yoga Pavilion. It was a cinderblock extension of the cow barn. We took it down and used the foundation for the pavilion.

Such a cute and cozy place to stay. The dogs enjoyed running around the property off-leash and my boyfriend and I loved the outdoor space. A bit rainy for us to use the projector outside, but we enjoyed movie night on the projector screen located inside the home. 10/10 stay, just wish we'd booked for a longer stay!

Absolutely beautiful location with a great fire setup and wood provided (but I didn’t use it). The bed was very comfortable, and the pillow felt like maybe it was a Tempur-Pedic. It got cold at night down to the 40s, and the propane heater was a life saver.

I loved staying at this wonderful Hipcamp location, nestled in the heart of the Catskills! We enjoyed the outdoor movie projector under the stars while sitting in the relaxing hot tub, having a beer. The sauna was also a lovely place to unwind after a day of exploring. The tiny home was well-stocked and we didn't need a thing. The host had everything outlined and easy to access. We would 100% stay here again when visiting this area. Thank you for having us!

What a beautiful stay! We arrived to an amazingly kept tiny home with everything ready to use on the perfect layout of land. The hot tub was one of the best parts, as was the cauldron fire pit and projector! Having cookware, coffee machine and a kitchen made our stay even more enjoyable. The bathroom was gorgeous, but everything in total was great! We will definitely be back again, maybe on the motorcycles to enjoy more of the beautiful back roads! Thank you so much! Weekend Trip to Emerald Farm
Although it was a rainy MDW we had a great time at Lee & Carolyn’s farm. They were very friendly and accommodating throughout our stay. There were some rainstorms prior to our visit that ruined the tent for the outdoor toilet and they offered up their home to us which was very kind of them, but we didn’t want to impose and wanted the full camping experience. Lee set up the outdoor toilet in the barn which made it a bit more of a fun rustic experience that we didn’t even mind! Even though it was overcast and rainy throughout most of our stay the views were still breathtaking. The tent was fully set up with a queen bed and a propane heater that came in handy not only to stay warm, but to dry some of our soaked clothes from the downpour on night one. Plenty of hiking trails nearby and a great approx. 3 mile walking/running loop right off the property. Cute little town of Margaretville nearby for any last minute supplies from CVS, local grocery store, liquor store, cute antique shops & even noticed a cannabis dispensary in town for those 420 friendly folks! Enjoy your stay at Emerald Farms!

My wife and I had a very nice weekend camping here. The tent is on a gentle hillside with a great view, and we saw a lot of wildlife. The woodstove in the tent is unique and very fun. The stove and the extra space in the large canvas tent saved us on a couple of chilly and wet nights. It was great to have water available, which was in a big jug that Marion would refill as needed. Marion is an extremely nice host, and we appreciated her hospitality.

Tent camping on Marion’s site was a dream! Easy to get to if you follow the directions and truly a wonderful host. Marion and her dog Aslan showed us around a bit and let us get situated. We had the essentials provided such as a bed, some lights, a toilet and Marion even brought us 6 gallons of water for our stay. The views were incredible and the stars in the night sky were truly a sight to see. The site was close to restaurants, great hiking trails, and water activities. Truly a gem of a place and an incredible site.

Not suitable for parties or loud groups. For generations, the majestic waterfall has been revered for its spectacular beauty. It’s considered a sacred site central to local land rematriation work with the Kanienkeha:ka. Coursing between two outcroppings in a deep ravine, the waterfall crashes down over mossy rock shelves into emerald swimming holes and through dramatic clay beds. It’s one of those extraordinarily beautiful spots on earth that make you feel like you are in another world. It's about a 10 minute hike to the waterfall where you can spend the day swimming, exploring the clay beds and looking for fossils in the 280 million year old gorge. In the evening, make a campfire and fall asleep under the stars listening to the river below. The hike is steep and appropriate footwear is required. All hiking is at your own risk. Although your path to the waterfall is private and the waterfall is on private property, there may be other guests or locals that access the waterfall further down the road. There is no glass or alcohol allowed at the falls. Be aware that you may hear your camping neighbors in the woods. This land was once all pasture for grazing animals. We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide. Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.

Our farm is just 6 miles from the village, Bovina Center. Bovina Center is close to Roxbury, Margaretville, Andes, Delhi, Stamford, and Hobart all great places to explore for galleries, bookstores, restaurants, antiques, happenings, fairs and festivals. In Bovina Center we have a destination restaurant, Brushland, a general store, Russels, a new local brewery, Bovina Farm and Fermentory. There is hiking right from our town, on Bramley Mountain that's 2,812 feet. The elevation at Meanwhile Back At The Farm is 2030 feet. We have a very nice walk right from the tent sites, on our dirt road. Its a 3 mile loop. If you want to bicycle on the dirt road, a mountain bike is recommended. Of course you are welcome to stay put! Sit, read, meditate, sleep, do yoga or other mind/body practices on our open-air yoga platform, Nandi Yoga Pavilion. It was a cinderblock extension of the cow barn. We took it down and used the foundation for the pavilion.
