The meadow we occupy was once the farmers property that I grew up next to at my parents farm house. When he wanted to sell his property he offered it to us for purchase at a fair price if we would not develop more than we needed to live here. We maintained the meadow adjacent to our property and have kept it as an agricultural site. We have had our son develop an edible forest garden and a unique diversified small orchard so we can eat and share healthy organic fruits and vegetables while helping our environment and wildlife and educating others to do the same. It is expensive to live in Newtown but we love our property. We want to teach others to grow food from their land while helping to support us keeping our adjacent property agricultural and undeveloped. A marked trail to the site with trail markers for easy direction. This tiny house has solar powered WIFI and lights. This is not an insulated structure and during the winter months there is no running water. The outhouse is located about 50 feet from the tiny house. The Tiny House is located in a very private and remote location that sits next to thousands of acres of state land with beautiful hiking trails and access to the Neversink River. Guest access Private and easy parking with short hike down hill to the site if you are unable to drive directly to the site (NOTE: During the winter months all guests must park in the designated parking spot and hike to the site. It's all the fun of camping with all the convenience of a hotel, whether you are camping as a couple or as a family. Each campsite can be rented as a single tent or family camping with two tents. both tents can be furnished with either 2 twin beds or 1 Queen bed. Message me ahead of time with your needs and I will set it up accordingly. All blankets and sheets are provided. Each tent has a mini fridge, Keurig which comes with a few kcups, cream and sugars to get you started. There is a 24" TV with Alexa firestick and DVD player. We have a large catalog of movies if you'd like to borrow them. There is a small breakfast table for 2 and a 3 drawer dresser that doubles as a night table with a lamp . There is an outlet on each side of the bed for charging phones Outside the tent your area has a gas grill and picnic table, a camp box which contains pots pans, cooking utensils, paper plates, cups and more. A campbox inventory list is posted in the pictures. There is a fire pit with adirondack chairs, sit by the fire and roast Marshmallows we provide everything you need for smores including the sticks. Bath towels and toiletries are provided there is a large shower with dressing room and a deluxe flushable Porta potty with a sink and paper towels on the property. You are welcome to walk the property sit and relax on one of the many benches or chairs or get a game of cornhole going. Guest access New for 2024, 6 person Hot tub and a level 2 EV charger free to all guests. Our Zen Den is stocked with snacks and groceries if you don't want to lug in the food it can be purchased here. There is a price list in the pictures so you can see what we offer. This cabin was exactly what my partner and I were looking for for a quiet two-day retreat that felt outdoorsy without all the work of true camping. Space heaters and a woodstove kept it fairly cozy for cold November nights, and there was a ton of wood available for the outdoor firepit. We enjoyed exploring the collection of board games and CDs inside, plus outdoor badminton and frisbee under the lights. Beautiful clear stargazing, and easy driving distance to some great hikes.

We love Tiny House as it’s nestled in the woods and feels very private. The hosts are kind, give clear instructions, and they’re super responsive to any questions that may come up. We love to tent camp and this tiny house is a great option for the colder months. We were not able to use the woodstove during our stay, but there is also a diesel heater which warms the place quickly, and for a quieter option, a small portable propane heater (purchase cans of propane at the conveniently located trading post which also has literally anything else you may forget at home). As others have mentioned, the path down to Tiny House is steep… like for REAL. An ACTUAL 4-wheel drive can make it, but ONLY if the ground is dry. That said, be prepared to hike in/out your gear if need be. And if that’s not your cup of tea, we did discover that the hosts have a couple reasonably priced Airbnbs in the area - check out Cabin in Rock Hill “Trails Head Cabin” (on the same street as Tiny House) or nearby Home in Rock Hill “Beaver Lake Escape”. Our reason for visiting was to tackle the challenging hikes of the Neversink waterfalls. Trails Head Tiny House provided amazing access, as well as, respite from our hectic city life. We look forward to a future visit!

Incredible experience with kids. What Yana and husband created on their property is a must to experience if you have kids. Just book it and make sure to ask for whatever you need, because it's all ala carte. Humble, lower tier glamping, but makes up in atmosphere and amenities for kids and interaction with the animals. 10/10 would stay again.

Molly was very responsive and a pleasant host. Due to a miscommunication we were not at the orchard site so I can’t comment on that, we were at a big open field site. There was plenty of room and Molly provided wood and water and stumps to sit on by the fire. We were very happy about the orchard popup there in the morning to get cider and apple donuts! Very fun stop on pur bike packing trip through Westchester.

I was pleasantly surprised. We had such a heartfelt conversation with owners , and I shared my child’s health challenges. Our family is living in remission. I had no idea that this magical place regularly donates to children battling cancer. What I didn’t realize until later was that this place quietly supports children fighting cancer (donate their % of earnings ) and they welcome people with cancer free of charge. I was deeply moved when I learned that till cry The place itself is absolutely enchanting. We originally planned to stay for one night, but we were gifted two extra nights, we immediately accepted with gratitude as I were free next two days . My child forgot about pain and fear, completely absorbed in the many wonderful activities for kids, especially the time spent with the friendly small farm animals cats dogs and well mannered Jan’s children. There should be more places like this in the world. We will definitely return — not just for rest, but as a form of therapy, since we live close by . Thank you guys.
