In the 1960s, Llewellyn's love for aviation led him to construct a small airstrip and hangar, and then his son Terry began to plant Christmas Trees (no more cows) and clear much of the land. This is a beautiful piece of property located in the heart of the Finger Lakes and Wine Country of NY. It features a stunning spring fed waterfall and nice forest land. Very close to town but also very secluded and private. Great place to unwind and relax from our everyday lives. It is situated however in a gully next to a creek and waterfall so it is susceptible to heavy rains. It is recommended to at least have an AWD vehicle if rainy. I can usually help campers with getting to the site in my side X side if you need to park up at the pasture. Please order enough wood initially as I have found I spend a lot of time delivering extra wood to campers. It seems as if you will typically go through 2 bundles per night on average. Also I supply a contractor size garbage bag to you if you choose garbage removal. It is also a good idea to text me when you have a solid ETA so I can be here to take you to the site. I want to mention that the two sites closest to the waterfall are a slight hike in and can only accommodate up to 4 person tents so if a bigger group or vehicle camping you will be placed at another site. I am 25 minutes from Wellsboro PA and the Pa Grand Canyon with a 62 mile rail trail, bike and kayak rentals are 40 minutes away, one hour to Finger lakes, locally there is lots of hiking, fishing and exploring. 4 wheel drive maybe needed in winter for my driveway.

It is remote enough to completely break from urban life, yet close enough to Ithaca, NY to enjoy its beauty and attractions. Amenities: outhouse, hand water pump, two-seater outhouse, propane grill, some pots and pans, grill utensils, wood stoves, private, gated entrance, pond, trails. Sleeping loft, no bed (you provide mattress/sleeping bag, etc.). There may be candles, toilet paper, bug spray (if left by previous guests). We are an LGBTQ-woman owned property, and welcome all campers regardless of race, gender, sexual orientation, gender identity, political views, religion, or culture of origin. Learn more about this land: A wonderful rustic, private, off-grid get-away, perfect for couples, families, and pups who enjoy camping (log cabin with wood furniture available, you may pitch your tent anywhere on the property - leave no trace).  You may see some wildlife throughout the property (including a milk snake that lives in the cabin wall, but is harmless). It is a quiet, rural, farming area. Once at the cabin there are only two to three houses within a half mile (through the woods), so you will have a private space all your own. Winter camping is special - cozy wood heated cabin, hundreds of acres for snow shoeing, cross country skiing, or snowmobiling. Plan ahead, we do not plow the driveway in winter; plan to shovel an off-road parking space, and transport your gear up to the cabin (1100'). Wood is provided. Onsite: water pump, 2-seat outhouse, wood stove, campfire ring, wood, & propane grill. Exclusive access for nature hikes, streams, forest, pond, swimming, bird watching, star gazing, etc. A wheelchair that can navigate grass and some ruts can enter the cabin, but not the outhouse, and the sleeping loft is up stairs (there is room for a cot or mattress on the first floor); the porch is accessible through the cabin. When you book, you are confirming your understanding of the following: there is no electricity, running water, or std. bed/mattresses. You bring own air mattress, bedding, and gear you will need. All-wheel drive vehicle is recommended. We welcome special events, family reunions, or weddings, if your plans do not require utilities (you may bring a generator or other battery operated items, as needed). Note for winter guests: We do not plow the driveway in winter, you need to be ready to shovel an off-road parking spot, and transport gear to cabin (e.g. by sled, snowshoes) Here's a brief list of the basics to bring: Light source: Lantern propane or battery. Air mattress or cot and whatever bedding you need. Paper products (cups, plates, utensils, toilet paper, etc.) Matches/fire starter (there is wood on-site, and a propane grill for cooking that has a self-starter). Bug spray. Cooler and ice. Lawn chairs.  There are a few tables, several chairs and benches. There are 2 picnic tables (one outside and one inside). The benches can be moved outside if you'd like, just move them back inside before you leave. The propane grill should only be used outside. There is a hand axe in the cabin to shave kindling, and the wood is already split to be the length for the wood stove, as needed. Gas: 5 miles away. If you plan to grocery shop when you get to the area, the closest store is at East Hill Plaza in Ithaca, about 9 miles past where the cabin is (I can give you all that info if you like). There is lots to explore/see/do in the Ithaca area if you decide to come down off the hill one of the days. I'll have some brochures and things in the cabin, and can answer questions (aka where is the best ice cream, dinner, etc.).

We are nestled on a private road on top of a hill backed up to 2100 acres of New York Gaundry Hill State Forest. There's waterways with active Beaver ponds between our properties. We do have bear and a mountain lion up here. We are 420 friendly! Sites are on top of the hill in a very secluded spot with a small campfire. We offer organic vegetables from the garden and work almost everyday in our blacksmith/woodworking shop. For a nice experience for adventurous families, you are welcome to accompany us on our herding of our goats/milking, collect eggs for your own breakfast. We offer a unique place to unwind. Conveniently located near Watkins Glenn, Corning, Bath, and Penn Yan. Perfect get away and an inexpensive alternative to the hotels when you go to the races, lakes, wine tours, museums or many other great attractions around our area. This is a beautiful piece of property located in the heart of the Finger Lakes and Wine Country of NY. It features a stunning spring fed waterfall and nice forest land. Very close to town but also very secluded and private. Great place to unwind and relax from our everyday lives. It is situated however in a gully next to a creek and waterfall so it is susceptible to heavy rains. It is recommended to at least have an AWD vehicle if rainy. I can usually help campers with getting to the site in my side X side if you need to park up at the pasture. Please order enough wood initially as I have found I spend a lot of time delivering extra wood to campers. It seems as if you will typically go through 2 bundles per night on average. Also I supply a contractor size garbage bag to you if you choose garbage removal. It is also a good idea to text me when you have a solid ETA so I can be here to take you to the site. I want to mention that the two sites closest to the waterfall are a slight hike in and can only accommodate up to 4 person tents so if a bigger group or vehicle camping you will be placed at another site. Plan ahead, we do not plow the driveway in winter; plan to shovel an off-road parking space, and transport your gear up to the cabin (1100'). Wood is provided. When you book, you are confirming your understanding of the following: there is no electricity, running water, or std. bed/mattresses. You bring own air mattress, bedding, and gear you will need. All-wheel drive vehicle is recommended. We welcome special events, family reunions, or weddings, if your plans do not require utilities (you may bring a generator or other battery operated items, as needed). Note for winter guests: We do not plow the driveway in winter, you need to be ready to shovel an off-road parking spot, and transport gear to cabin (e.g. by sled, snowshoes) Here's a brief list of the basics to bring: Light source: Lantern propane or battery. The benches can be moved outside if you'd like, just move them back inside before you leave. The propane grill should only be used outside. There is a hand axe in the cabin to shave kindling, and the wood is already split to be the length for the wood stove, as needed. Gas: 5 miles away. If you plan to grocery shop when you get to the area, the closest store is at East Hill Plaza in Ithaca, about 9 miles past where the cabin is (I can give you all that info if you like). There is lots to explore/see/do in the Ithaca area if you decide to come down off the hill one of the days. I'll have some brochures and things in the cabin, and can answer questions (aka where is the best ice cream, dinner, etc.).

Valley View is a convenient spot that's close to much of what the finger lakes has to offer. Chris was a responsive and friendly communicator. As stated in the description, it is rolling pasture, so finding a level spot with our 24' RV was tricky, but possible. Our friends in their vintage Westfalia van had a little trouble getting up the first hill. It was dark and a little frozen, but they DID get up. Get there before dark if you've never been. The interior roads are windy and very rolling. The spots give some privacy with the distance, but you can still see each other. If in a tent, you can pitch in a more secluded spot. V-View is perfect for those who want the feel of camping out with a big sky, yet close enough to civilization. Viewing the valley town and spotting the Montour Falls off in the distance is a treat. Bring your binoculars! We didn't get the best sunsets during our stay, but I imagine they can be spectacular from these sites. It's very rustic as described. We saw deer and there is proof of them all around the property, so don't be surprised. ;) Since our trip was in November, we were disappointed that the Gorge trail was closed, but we did the Rim Trail and it was still beautiful. Visiting and exploring the local towns was easy with lots of art and craft galleries, brew pubs and college town vibes. All in all, a good stay at a great price. Thanks, Chris!

I spent the weekend at Round Top Retreat alone to unplug, relax, and recharge and it was exactly what I needed. The wood burning stoves did an excellent job at heating the cabin. It got below 40° at night but it was probably 60° inside with the fire going. The stove is also great for cooking. It was a little rainy during my trip so I did all my cooking indoors. The driveway continues uphill past the cabin and turns into a hiking trail. I think it's supposed to connect to the Robinsons Hollow State Forest Trail but I couldn't find it (the official trial head is just down the road). It was still an invigorating 2 mile walk. I spotted lots of birds and a couple deer.

About the Property: Our unique property boasts quiet camping on a beautifully manicured MotoTrials Riding and Obstacle Play Course. 2025 marks our first year offering camping to the public, and we look forward to HipCampers joining us in our unique venue. All 4 camping sites are nestled into the Obstacle course. Trials riders and non-Trials Riders alike will find much to enjoy here. Campers unfamiliar with Trial are welcome to take advantage of a Lesson on one of our Rental Bikes, while the Obstacle Course is also super-fun on foot (for walks or runs), mountain bike, trials bicycle, or for playing with your RC rock climber! We have night lighting to turn on at your request, even if just to sit in the evening and enjoy the lights reflecting off the pond-We surely do! We are located on NY 38 but our traffic is not obnoxious (just Log and Milk Trucks, Farm Tractors and Commuters). It is very peaceful here. Your camping can be as private, quiet and leisurely as you wish. The views and big sky are gorgeous in our corner of farm country. Our small pond (tho not suitable for fishing or swimming) provides entertainment w/ turtle sunbathing raft and lots of nature's visitors. Pets always welcome off-leash with your guidance. About the Trials Riding: We host 6 Mototrial events each season (see below) and if spectating appeals, you can plan your trip to coincide. You're in for a treat if you've never seen these nimble motorcycles do their 'thing'... up, over, and around the obstacles. Events are busy and exciting, but no worries (!) trials bikes are not loud. Riders are friendly and considerate. If spectating is not your thing- no worries either. Non-event days are very laid back. On any given day if Trials riders come here for practice (or instruction with Mike) it's not loud or invasive, nor interferes with any camper training or play on the course. When riders are here (barring events), it's typically only 2-4 riders at a time. Multiple activities co-exist quite nicely here as there is plenty of room for all. There are many days no one is on the course at all (!) and you may have it all to yourself or possibly with another camper. Hope to see you in our slice of heaven!
