This is a beautiful piece of property located in the heart of the Finger Lakes and Wine Country of NY. It features a stunning spring fed waterfall and nice forest land. Very close to town but also very secluded and private. Great place to unwind and relax from our everyday lives. It is situated however in a gully next to a creek and waterfall so it is susceptible to heavy rains. It is recommended to at least have an AWD vehicle if rainy. I can usually help campers with getting to the site in my side X side if you need to park up at the pasture. Please order enough wood initially as I have found I spend a lot of time delivering extra wood to campers. It seems as if you will typically go through 2 bundles per night on average. Also I supply a contractor size garbage bag to you if you choose garbage removal. It is also a good idea to text me when you have a solid ETA so I can be here to take you to the site. I want to mention that the two sites closest to the waterfall are a slight hike in and can only accommodate up to 4 person tents so if a bigger group or vehicle camping you will be placed at another site. Learn more about this land: A wonderful rustic, private, off-grid get-away, perfect for couples, families, and pups who enjoy camping (log cabin with wood furniture available, you may pitch your tent anywhere on the property - leave no trace).  You may see some wildlife throughout the property (including a milk snake that lives in the cabin wall, but is harmless). It is a quiet, rural, farming area. Once at the cabin there are only two to three houses within a half mile (through the woods), so you will have a private space all your own. Winter camping is special - cozy wood heated cabin, hundreds of acres for snow shoeing, cross country skiing, or snowmobiling. Plan ahead, we do not plow the driveway in winter; plan to shovel an off-road parking space, and transport your gear up to the cabin (1100'). Wood is provided. Onsite: water pump, 2-seat outhouse, wood stove, campfire ring, wood, & propane grill. Exclusive access for nature hikes, streams, forest, pond, swimming, bird watching, star gazing, etc. A wheelchair that can navigate grass and some ruts can enter the cabin, but not the outhouse, and the sleeping loft is up stairs (there is room for a cot or mattress on the first floor); the porch is accessible through the cabin. When you book, you are confirming your understanding of the following: there is no electricity, running water, or std. bed/mattresses. You bring own air mattress, bedding, and gear you will need. All-wheel drive vehicle is recommended. We welcome special events, family reunions, or weddings, if your plans do not require utilities (you may bring a generator or other battery operated items, as needed). Note for winter guests: We do not plow the driveway in winter, you need to be ready to shovel an off-road parking spot, and transport gear to cabin (e.g. by sled, snowshoes) Here's a brief list of the basics to bring: Light source: Lantern propane or battery. Air mattress or cot and whatever bedding you need. Paper products (cups, plates, utensils, toilet paper, etc.) Matches/fire starter (there is wood on-site, and a propane grill for cooking that has a self-starter). Bug spray. Cooler and ice. Lawn chairs.  There are a few tables, several chairs and benches. There are 2 picnic tables (one outside and one inside). The benches can be moved outside if you'd like, just move them back inside before you leave. The propane grill should only be used outside. There is a hand axe in the cabin to shave kindling, and the wood is already split to be the length for the wood stove, as needed. Gas: 5 miles away. If you plan to grocery shop when you get to the area, the closest store is at East Hill Plaza in Ithaca, about 9 miles past where the cabin is (I can give you all that info if you like). There is lots to explore/see/do in the Ithaca area if you decide to come down off the hill one of the days. I'll have some brochures and things in the cabin, and can answer questions (aka where is the best ice cream, dinner, etc.).

About the Property: Our unique property boasts quiet camping on a beautifully manicured MotoTrials Riding and Obstacle Play Course. 2025 marks our first year offering camping to the public, and we look forward to HipCampers joining us in our unique venue. All 4 camping sites are nestled into the Obstacle course. Trials riders and non-Trials Riders alike will find much to enjoy here. Campers unfamiliar with Trial are welcome to take advantage of a Lesson on one of our Rental Bikes, while the Obstacle Course is also super-fun on foot (for walks or runs), mountain bike, trials bicycle, or for playing with your RC rock climber! We have night lighting to turn on at your request, even if just to sit in the evening and enjoy the lights reflecting off the pond-We surely do! We are located on NY 38 but our traffic is not obnoxious (just Log and Milk Trucks, Farm Tractors and Commuters). It is very peaceful here. Your camping can be as private, quiet and leisurely as you wish. The views and big sky are gorgeous in our corner of farm country. Our small pond (tho not suitable for fishing or swimming) provides entertainment w/ turtle sunbathing raft and lots of nature's visitors. Pets always welcome off-leash with your guidance. About the Trials Riding: We host 6 Mototrial events each season (see below) and if spectating appeals, you can plan your trip to coincide. You're in for a treat if you've never seen these nimble motorcycles do their 'thing'... up, over, and around the obstacles. Events are busy and exciting, but no worries (!) trials bikes are not loud. Riders are friendly and considerate. If spectating is not your thing- no worries either. Non-event days are very laid back. On any given day if Trials riders come here for practice (or instruction with Mike) it's not loud or invasive, nor interferes with any camper training or play on the course. When riders are here (barring events), it's typically only 2-4 riders at a time. Multiple activities co-exist quite nicely here as there is plenty of room for all. There are many days no one is on the course at all (!) and you may have it all to yourself or possibly with another camper. Hope to see you in our slice of heaven! When you book, you are confirming your understanding of the following: there is no electricity, running water, or std. bed/mattresses. You bring own air mattress, bedding, and gear you will need. All-wheel drive vehicle is recommended. Note for winter guests: We do not plow the driveway in winter, you need to be ready to shovel an off-road parking spot, and transport gear to cabin (e.g. by sled, snowshoes) Here's a brief list of the basics to bring: Light source: Lantern propane or battery. If you plan to grocery shop when you get to the area, the closest store is at East Hill Plaza in Ithaca, about 9 miles past where the cabin is (I can give you all that info if you like). There is lots to explore/see/do in the Ithaca area if you decide to come down off the hill one of the days. I'll have some brochures and things in the cabin, and can answer questions (aka where is the best ice cream, dinner, etc.).

Learn more about this land: A step up from glamping, the "Shack" is a rustic, bohemian 2-story cabin/ art studio on a property that was formerly a train station. The property has 3 cottages on it and is situated across the street from Cayuga Lake in a secret wild garden, but is a 6 minute drive to downtown Ithaca Commons. This cottage is not for everyone. It is a cheap option in a cute, very bare bones cottage. It is best suited for low maintenance, easy travelers who are looking for an inexpensive place to crash after a long day of exploring. Guests who stay in the Shack share the bathroom in the main house with me - the bathroom has a separate entrance from the one I use in the main house. The cabin consists of 2 rooms - the upstairs has a double sized futon and a single futon mattress that can be used for guests, and the downstairs is a lounge/studio area. Note that the bedroom is accesses via a ladder type staircase. Definitely not everyone's cup of tea, but for the right fit it is the perfect home base to explore Ithaca's many spenders, ideally located across the street from Stewart Park and the trailhead to the Cayuga Waterfront Trail. and a short walk to the Stewart Park/downtown bus line and the East Shore swimming beach. Note, there is a cat who lives on the property and he sometimes comes to visit this studio. I see guests inviting him in occasionally to visit. If you're allergic, this isn't a good option for you.

We are a working blueberry and flower farm near the town of Tunkhannock, in the Endless Mountains Region of Pennsylvania. We also have nature and some fun recreational opportunities both on property and close by. On our property we have an 18 hole disc golf course (more info can be found on Udisc or Facebook page "Campsite Disc Golf"). The course has all PDGA approved chain baskets with wood chip or grass tee boxes. We are constantly upgrading the course, it gets better every year! We have some beautiful places for walks (or easy hikes) including walking the course even if you don't play disc golf....it makes for some nice clear trails through the woods. There is a 2 1/2 acre pond where you are welcome to kayak, canoe or paddleboard. A 10 acre swamp, a small creek (that does often dry up in the summer....it's beautiful in the spring), and bountiful wildlife. Nearby are many more recreational opportunities. Within driving distances varying from 5 minutes to an hour (most things within 20 minutes) are a river, two creeks, several lakes (all with public boat access, some with swimming), hiking and biking trails, wineries, brewery, restaurants, a movie theater and shopping (grocery stores and the small downtown are less than 10 minutes). We can provide more information and directions for any activities you are interested in. Our private road which leads to the areas available for camping has only one resident who lives past (with access rights to use the road to get to his property) so it is secluded with no traffic. It can be very dark on moonless nights which is fantastic for stargazing. Intrepid winter campers will find the sky is most crisp clear and incredible in the winter....but the summer is still quite spectacular. Blueberry season is all of July and spilling into August (although winding down by then). During that time the Grassy corner site is more out of the way and quieter. The Most Convenient Woods is close but separate, no one except a passing disc golfer can easily look into your site. You will hear activity in the blueberry field during the day. Possibly including a noise maker that makes a periodic boom in the mornings to keep the birds from stealing all the berries (we are looking for quieter bird scaring options for the future). We try to keep that to a minimum especially if campers are present but can't promise silence. The noise maker is turned off as soon as customers are present so it is just a little while in the morning.

Valley View is a convenient spot that's close to much of what the finger lakes has to offer. Chris was a responsive and friendly communicator. As stated in the description, it is rolling pasture, so finding a level spot with our 24' RV was tricky, but possible. Our friends in their vintage Westfalia van had a little trouble getting up the first hill. It was dark and a little frozen, but they DID get up. Get there before dark if you've never been. The interior roads are windy and very rolling. The spots give some privacy with the distance, but you can still see each other. If in a tent, you can pitch in a more secluded spot. V-View is perfect for those who want the feel of camping out with a big sky, yet close enough to civilization. Viewing the valley town and spotting the Montour Falls off in the distance is a treat. Bring your binoculars! We didn't get the best sunsets during our stay, but I imagine they can be spectacular from these sites. It's very rustic as described. We saw deer and there is proof of them all around the property, so don't be surprised. ;) Since our trip was in November, we were disappointed that the Gorge trail was closed, but we did the Rim Trail and it was still beautiful. Visiting and exploring the local towns was easy with lots of art and craft galleries, brew pubs and college town vibes. All in all, a good stay at a great price. Thanks, Chris!

This is your on stop spot for motorcycle Trials. Mike and Laurel have made a welcoming spot on the hillside for RV's. Easy access to parking from the road. They provided us with a nice welcome packet. That had plenty of information about the area. Places to eat or see. Most people who camp here will be coming for riding. Mike offers lessons as well. But it would a nice spot for anyone looking for a getaway. Don't be put off by the riding. This is not a motocross track. You might be amazed at seeing riders tackling the obstacles and trials bikes are quiet. You might even want to try it yourself? Looking forward to a summer stay. Thanks.

Great place! Really well-maintained and clean, it's clear that Alicia takes a lot of pride in this property. Very close to the road, but very little traffic so it feels private. As someone who exclusively boondocks, having the 30 amp service was a real luxury! No joke about the lack of Verizon service though - make sure you pay for the Wi-Fi box unless you have T-Mobile or AT&T. Looking forward to coming back.

I spent the weekend at Round Top Retreat alone to unplug, relax, and recharge and it was exactly what I needed. The wood burning stoves did an excellent job at heating the cabin. It got below 40° at night but it was probably 60° inside with the fire going. The stove is also great for cooking. It was a little rainy during my trip so I did all my cooking indoors. The driveway continues uphill past the cabin and turns into a hiking trail. I think it's supposed to connect to the Robinsons Hollow State Forest Trail but I couldn't find it (the official trial head is just down the road). It was still an invigorating 2 mile walk. I spotted lots of birds and a couple deer.

Steve's property was beautiful! We were graciously greeted by Lucy and Steve's wife(I'm so sorry to be blanking on her name, she was very welcoming as well!). Our stay was shorter than we would've liked, but following a nice dirt path to get to our site, we came to a nice cleared out space, with plenty of firewood with some covered just in case of rain. I had my wife and 2 year old with me, and it was so nice to sit by the fire, with absolutely ZERO light pollution to see the stars, and nothing but the sounds of owls and other wildlife in the area. We're already looking forward to booking another trip sometime next year!

This was my second time staying at the little barn on the hill and my first solo trip there. It was a rainy autumn afternoon when I showed up but perfectly cozy inside the hayloft, where I set up my hammock. Laurel got me acquainted with the many new amenities, as they seem to always be making wonderful upgrades to the property. Mike and Laurel's land is the perfect place for me to go when I don't want the hassle of setting up my tent and want a wall and roof and a little electricity. They absolutely love people, so they may get curious and try to come hang out with you in your tent! Because of this, we can provide you with a spray water bottle to keep them away from your tent. It's an unharmful way to keep them at bay, so please let us know if you'd like to have it on hand during your stay. Additionally, we strongly recommend bringing boots for walking around on the farm, as well as clothing you don't mind getting dirty.
