This campsite is nestled in the deep woods of a 120 acre farm that offers beautiful views coming and going. After being allowed to use the restroom at the stone farmhouse, you will then go rustic and start your 3/4 - 1 mile hike in (approximately 20 minutes to the campsite) past the fields and pond down the path into the woods. The trail is remote and you will instantly be able to leave the sights and sounds of civilization behind you and breath the clean forest air. Wear good hiking shoes because portions of the hike are uneven and rocky. This site is best for experienced campers who know how to pack light with just the essentials as there is no tractor service to this campsite. When you arrive at the campsite, you will be within 20 feet of a year round stream with brook trout and in a hundred foot tall hemlock canopy nestled between two brook meadows. A 9,000 acre forested preserve abuts our property so you will be able to completely relax, bird watch, enjoy the wildlife, or fish for a brook trout breakfast without hearing the sounds of anyone but yourselves. The campsite has a stone fire pit, split log benches for seating, a canvas privacy blind around a stand of trees where the composting toilet resides, and a food bag lift to attach your food and trash bags to about 100 yards from the campsite. Unlimited Split firewood is free next to where you will park that you can take down to the site. All trash needs to be carted out with you. We can't accept mixed trash as it will attract animals that will knock over the trashcans and make a mess. No food goes in our personal trashcans as we have learned this the hard way. Located 50 miles from midtown Manhattan (approx 1:08 minutes) is our brand new campsite located right off the Appalachian Trail. The camp is at the base of Wawayanda mountain right between the iconic hikes "Stairway to Heaven" and "Pochuck Boardwalk" on the Appalachian Trail. Hike right from camp up to "Pinwheel Vista" (named one of NJ's best viewpoints!) At the entrance to the property is the Valley Farmers Cooperative that sells local grass fed meats and artisanal farm goods. You can walk two minutes to Heaven Hill Farm which has plenty of goods, produce, and fun fall activities like pumpkin picking and haunted hayrides. Drive your car from route 94 directly to your campsite nestled in the woods with a great view of the valley. A perfect getaway from the city with plenty to offer. About 10 minutes down 94 is the beautiful town of Warwick or about 4 minutes in the opposite direction is the town of Vernon. Warwick is a quaint small town with plenty of great restaurants and bars, and famous for its apple picking. Vernon has plenty to offer as well including the popular ski resort/waterpark Mountain Creek and Minerals Spa (Located just under 10 minutes away.) The quiet charm of Wawayanda State Park appeals to hikers, campers, swimmers and boaters. The campsite has a stone fire pit, split log benches for seating, a canvas privacy blind around a stand of trees where the composting toilet resides, and a food bag lift to attach your food and trash bags to about 100 yards from the campsite. Unlimited Split firewood is free next to where you will park that you can take down to the site. All trash needs to be carted out with you. We can't accept mixed trash as it will attract animals that will knock over the trashcans and make a mess. No food goes in our personal trashcans as we have learned this the hard way. If you don't have a car, the easiest way to reach Blossom Dell Sanctuary is to take the short line bus.Please note that owners of the land will be on site.We are not a Commercial Campground.We have multiple camping spots right now with more in the making. Weekend Trip to Luxury Camping at 'Higher Ground'
Evan & Laura have an amazing set up. They had great communication during our stay and in the week leading up. They checked in to see if we needed anything prior, including the propane heater, which in 30-something degree weather was an essential and extremely helpful. The site truly had anything you could ever need. We were extremely impressed and surprised by the outhouse with toilet, shower, and usb-c chargers(!) inside. Reading reviews beforehand were helpful and led us to pack lighter, given the steep climb up. But the climb was definitely worth it. We also loved how Evan showed us how the goats and chickens were fed. My pup definitely loved running up and down the hill to the site and marveled (sometimes a little too much lol) at the goats and chickens she was seeing for the first time! Evan was both kind and accommodating. Would definitely stay again!

3 nights at Destination Farnch
Phoenix Landing is the optimal camping spot for my partner and I (and cat). Though it was just the two of us, we had no issues with the camp site and felt very safe in the area. We decided to camp out there while enjoying Halloween festivities along the Hudson. The forest/stream, on the property is beautiful and there are many trails to explore. We brought our cat who loves walking outdoors on a harness & leash - we stayed very vigilant with her, but thankfully the most we encountered was a buck during our trip (1st week of Nov.). Mike's directions are very thorough and clear - DEFINITELY read his instructions for finding the property at first. He also provides a lot of supplies if needed, especially firewood for a small cost. Communication with him was also very pleasant and easy. We enjoyed our stay so much that we extended it by 1 more day 😊. Overall, we look forward to staying at Phoenix Landing again in the near future. NOTE: Needing a 4x4/ AWD vehicle is absolutely necessary to climb the property if choosing not to walk. We arrived in absolute pouring rain and thankfully our Land Cruiser had no issue. The climb / descent is definitely very fun, but if you have no experience with off-roading, it may be a bit difficult. Take it slow. Cheers! Thank you again Mike, and hope to stay again. 😸😸😸

Incredible experience with kids. What Yana and husband created on their property is a must to experience if you have kids. Just book it and make sure to ask for whatever you need, because it's all ala carte. Humble, lower tier glamping, but makes up in atmosphere and amenities for kids and interaction with the animals. 10/10 would stay again.

Our stay at this site was amazing. The site itself was beautiful and perfect for tent camping. The hike in isn’t too bad and is short enough that you can make a couple trips if absolutely needed. Many things like a pan, saw, axe, and firewood were already provided on site which was definitely a pleasant surprise. Jeremy was super helpful and responsive whenever we had any questions. I would definitely recommend this site to people who are looking for camping with a bit more privacy. I would definitely consider coming back for another trip.

The campsite is so great for our needs: 3 good sized tents for our families to camp together. They're close enough that the little kids can safely run between them and around the common area but not so close it's noisy for each other. The grills, fire pits, dishwashing stations and toilet/shower amenities are clean, useful, well-maintained and appreciated. As were the badminton net and swings! Loved our second annual trip here.

Molly was very responsive and a pleasant host. Due to a miscommunication we were not at the orchard site so I can’t comment on that, we were at a big open field site. There was plenty of room and Molly provided wood and water and stumps to sit on by the fire. We were very happy about the orchard popup there in the morning to get cider and apple donuts! Very fun stop on pur bike packing trip through Westchester.

Ralph is an amazing host. The county park we intended to stay at was closed, however, a county employee recommended Ralph. We contacted him very late in the afternoon and he responded within 10 minutes!!! Several sites with grassy areas, plenty of room for our 45' truck/trailer. Power is available if needed. He and his dog Minnie gave us a great tour of the property. The horses are beautiful. Ralph was super friendly and accommodating. We highly recommend it!

We had a wonderful time at this private campsite. The site was well thought out and had everything we needed for a comfortable stay. There was a fire pit with logs around it for seating, a structure to place our pot over the fire, and an axe provided so we could chop more wood. The host supplied us with firewood and a wheelbarrow to bring them. We had no problem starting a fire and cooking our meals. The site also had a table for prepping and eating food, and a wooden platform that was perfect for setting up our tent. The space is large enough to fit two four-person tents comfortably: one on the platform and one on the ground. The host was welcoming and let us use their bathroom, which we really appreciated. At night, the sky was full of stars and beautiful. We heard a few animals in the distance, but nothing too close or scary. Overall, it was a peaceful.
