Easy access to tourist points in Lancaster PA, Amish tours, Outlet shopping experiences, as well as Longwood Gardens in Kennett Square PA, the Kennett Square Mushroom Festival (Sept) & Mushroom Drop (New Years Eve) along with a plethora of fine winery experiences throughout Southern Chester County. Movie theaters are a 30 minute drive. Putt Putt Mini-Golf & Bowling are 14 minutes down the road into Oxford, PA. Our 2 and a half acre property is situated in a very rural quiet area. The Wickecheoke creek, a tributary of the Delaware, runs through the property. There is a private seating area for serene enjoyment and private meditation. Each site has a small private firepit and picnic table. Plenty of wood is available - free again this season. There is a wooded site, an open site for self contained campers and tent campers and a large open grassy area, fun for children or dogs to recreate. How about camping in a Vintage Camper! We have on its own site a 1965 Trotwood, canned ham style camper. This cozy piece of the past is restored for nostalgic reflection. It has fine appointments, kitchenette, indoor private potty. She will sleep 4 comfortably. There are many parks, conservation reserves and nature trails to hike nearby. Your can bike along farm roads in the area and find places to have your picnic lunch. Forgot some supplies?- within 3 short miles are many shops, services and resturants, many deliver. Several varieties of wildlife are in the area: you will spot eagles, white tail deer, racoons, wild turkeys and red fox, to name a few, while you stroll, bike or drive throught the area. Stop at the many creeks and enjoy the vibrant sounds of the bubbling waters; fish, frogs , turtles, blue heron and the many critters who habitate the waters. For birders there are over 75 species of birds within a short walk. During changes of seasons you can often see many birds in flight migrating to far away places. Bring your binoculars and camera. For you shop and antique explorers, just a short drive to the Delaware River and its quaint villages only 10 miles away: Lambertville, New Hope and Frenchtown. Additionally, our self-converted 2002 International Blue Bird school bus is parked here. There is plenty of room for you to park in the circle driveway or to the left of the dome. Weekend Trip to Hardscrabble Hill
This was an unbelievable spot. The scenery was gorgeous and the site was a dream- you’re at the top of a hill with stunning views but the clearing itself is flat and level with full hookup facilities, fire pit, picnic table and even trash & recycling bins onsite. We arrived after dark but David’s instructions were clear and the path is well defined with small solar lights that were bright enough to indicate the driveway but dim enough that we could still see all the stars at night. We loved visiting the dairy farm down the road and watching the birds in the trees surrounding the site. It felt like a private piece of paradise. Thank you for sharing your land with us!

Wonderful property and host! We had a fabulous stay for a long weekend and loved the peaceful atmosphere and beautiful surroundings. David was very informative with his directions and was so welcoming. We loved having electric and water on site and the campsite was very clean and having trash bins was a nice touch. We enjoyed watching the hot air balloons and the location was convenient to visit local breweries and Valley Forge Historical Park. We will definitely be back!

This might be the most beautiful HipCamp spot I’ve stayed at so far! It’s secluded but also nicely centrally located! Having a full hookup was also so nice, the sewage connection was a tad higher than my RV connection so it took a little longer when we did dump but so convenient nonetheless! I’d 100% stay again!

We had such a wonderful stay at Hardscrabble Hill! The property is absolutely beautiful, the evenings were especially lovely and the night sky was filled with stars. It's a terrific place to make s'mores over a bonfire. The campsite is also in a great location, fairly close to both Philadelphia and Lancaster, which made it really convenient. David, the host, was fantastic! He was extremely helpful and answered all of our questions quickly and kindly. His hospitality made our stay even better. We truly enjoyed our time here and will definitely be back. Highly recommend Hardscrabble Hill to anyone looking for a peaceful and beautiful getaway!

This was a great find! We wanted to explore the nearby towns and introduce our son to RV camping and this spot was perfect. The site itself was easy to find, level, and clean! So close to town but we still got the stars and sounds that come with a good camping spot. We will likely be planning a return trip here in the future.

This property was very sweet. Tom and MaryAnn were so helpful and kind. Although you are near the road and not far from their house, once we put our twinkle lights up we were transported into a perfect camping spot and didn’t even remember we were near civilization. Lots of bird activity, which we love. Would definitely come back when we need a quick escape from the city!

My teenage son and I stayed at Janissa’s amazing place for one night and it was lovely. As campers we had our gear but needed a couple things like electric and a safe serene place to stay. We had this and more and highly recommend you meet Janessa and Jesse…and the chickens! It was a quick stay and a bit to hot for us to make a campfire which had complimentary wood fire. That is a nice treat! Janissa showed my son and I her custom built skoolie which is awesome! Very cool vibe, a nearby swim lake with restrooms to freshen up and everything fun is close by. Hope to see you guys again and thank you for a great stay🙏🏻⛺️🌞

Want to be close to Long Beach Island (LBI) without the crowds? You've found the place! Our lot is 1.22 acres only several miles away from LBI, New Jersey. The owner-occupied residence is tucked away from the road with only one neighbor in sight. We live in a 1987 geodesic dome home on the property. Additionally, our self-converted 2002 International Blue Bird school bus is parked here. There is plenty of room for you to park in the circle driveway or to the left of the dome. Enjoy our large, fenced backyard with plenty of room for activities. We have yard games available (Yard Yahtzee, Spikeball, Molkky, lawn darts, and more) and you're welcome to bring them to the beach. Crab traps, fishing poles, and a cooler are available too. Feel free to start a campfire in the designated area or relax in the two hammocks. We promise you'll never be bored here! LBI beaches, the Manahawkin Lake, restaurants, bars, shopping, and more are all minutes away. Located right on the Wading River, you just can’t get any further into the New Jersey Pinelands unless you choose to rent a canoe or kayak (right at the campground, of course!) and paddle downstream to one of the many secluded picnic spots along the riverbanks. If you prefer to stay “closer to home”, you can picnic at our private island in the river, take a dip in our spacious saltwater pool, fish in our privately stocked pond, or enjoy every sporting activity from basketball to sand volleyball to horseshoes!
