The tiny house has a vegetable garden you are free to do with as you please as well as cornhole and games for your use under the 5th wheel. There is a camp store on site for snacks, bait, drinks, ice, fire wood etc. We are surrounded by conservation land and we have one of the highest populations of bald eagles. We also have friendly squirrels that love to tap on the door for nuts 🥜 in the morning. Turtles, small alligators and a very diverse bird population to name a few are always around.

Plan B started life as a 40' School Bus and is now a fully self contained motorhome. On board you will find most of the same features as a standard RV; air conditioning, full size refrigerator, propane oven and stovetop, private toilet and a hot shower, multiple TVs, a twin bed, and a full queen bed in the back bedroom! This bus has a story to tell! Its been lived in ALL over the United States and now resides in Volusia County, FL on a beautiful, wooded, and private lake front property. Once you're home, you'll have lake access, kayaks for your use, take a dip in the pool, hang out under the gazebo, stroll the gardens, enjoy the fire pit, or say "hi" to the chickens. A word of caution, this bus was built to travel efficiently and just work, it may not live up to your expectations of what a picture-perfect school bus conversion may be. If you are physically on the larger side or have mobility issues, this may not be the most comfortable stay for you. The metal ceiling height (6' 2") may be uncomfortably low for you, narrow hallways and bedsides, the rear bed is rather high as there is storage underneath it, awkward steps in the back bedroom near the foot and sides of the bed, the bathroom is rather small and the showerhead and ceiling is low, a small single bowl kitchen sink, the lighting throughout the bus is generally battery powered tap lights, and although it has dual A/C units...this is Florida, it can take a while to cool down and may require a little planning into what your plans may be for the day. Most of these issues are realistic problems of living in a school bus conversion, It's an enjoyable unique experience as long as you are realistic and don't expect resort-style comfort. The property is gated at the end of a single-lane dirt road. You will be sharing the grounds with my family and me. It is our working homestead, so do not expect perfection. You are welcome to use the pool, BBQ, gazebo, and kayaks but please leave everything as you found it.

The house boast an amazing view of the Saint John's river, the Lake Monroe Conservation area, and an intriguing historical Indian mound. The house has an unbelievable 130 feet of water front that looks as natural as it was when the house was built in 1949. Every room is flooded with natural light which gives a nature enthusiasts every opportunity to observe the constant flow of Florida's wildlife from wild turkeys, large cranes, gorgeous painted buntings, red cardinals, and of course the Florida alligators! This home is ideal for large families who love the outdoors; however, it also is set up for those who need their own space. Each bedroom is accessed through a large screened in patio which is an idea place to watch the sunrise each morning. The bathrooms are set up jack-and-jill style between two bedrooms on the first floor and two bedrooms on the second floor. There is also a library area, set loft style, above the living room overlooking the amazing view and those below. The library has a small selection of books however there is table seating, a sleeping area, and wireless internet available for those who want to get away but need to still be connected. There is also a large capacity washer and dryer set up in the breezeway for all the clothes that will need to be washed for all your outdoor adventures. The home is within walking distance to an outdoor waterfront restaurant that hosts, on occasion, live music and serves your basic grill style food which includes gator. In addition, the home is adjacent to a full service marina which is great for boating enthusiasts. Being adjacent to the marina renters who bring their own boat, with insurance, have the option to use the Sanford Boat Works facilities which includes their boat ramp, covered docking amenities, fuel dock, and their low key clubhouse that has a well maintained pool and gaming area. The use of the Sanford Boats Works facilities is an additional cost that is paid directly to the Marina. Information can be provided on request. Although the use of the marina is a boon there are public boat ramps not far from the home and more than adequate parking for more than one trailer on the property; therefore, everyone can enjoy the river, Lake Monroe, and even Lake Jessup. In addition, there is room for a family to park their RV without obstructing the view from the home. The possibilities are endless for family fun vacation!

Choose our property for a local stay, it isn't a traditional "camping" experience even with the secluded nature of it.
