The 160 acre ranch was homesteaded by my grandfather over 100 years ago. He was an engineer. **Please note that the GPS will take you 300 feet away from my property, please follow my clear instructions that are sent in your welcome email. There is signage that you can also follow. ** The plan was to use this property as summer grazing for his cattle. The cattle were wintered at the other ranch about 10 miles away, which was homesteaded by my great grandfather. Because my grandfather could survey, he made sure the property lines zigzaged up the valley so the small creek was in the middle to provide water for the animals. He chose well. It is a beautiful, quiet place with elk, deer and wild turkeys. There are tons of wild flowers in the summer. Columbines, the Colorado state flower, wild roses, paintbrushes and lots of wild chokecherries. With nice views of nearby mountains, open pastures, evergreen forests and aspen groves, it looks like it did 100 years ago. Plus, there are a couple of ponds for your dogs to cool off in. Since the first cattle, the ranch has also been home to goats, chickens, horses, and now more goats, alpacas and llamas. And of course the Great Pyrenees ranch dogs. I had a house built a few years ago and live on the property full time. The ranch is surrounded by Pike National Forest with the Colorado Trail connecting the property in a number of places. Some of the highest ranked mountain bike trails are nearby. There are lots of places on and off the property to hike, mountain bike and ride your horse. On a clear night you can see thousands of stars and hear coyotes howl. For a drone video of the ranch check out: YouTube's Midsummer 2020 Flyover. I bought this land to move from Houston Learn more about this land: In by 2PM, out be 1:30OM. I widened the gate and moved my mailbox for easier access. Butane fire rings allowed on private property during a fire ban . Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc.  It is first come first serve with the sites.  Two that are near trees for large RVs.  One up higher works for pull thru trailers.  Plenty of room in the pasture.  I just got my first negative review referring to it being dry prairie land.  Some  pictures are from late last summer..  We haven’t had enough rain yet for it to green up.  Also it can be windy.

Learn more about this land:This camp site is directly across the road from Eleven Mile Reservoir. With this site being around 3000 feet from the reservoir you will be able to enjoy all the amazing views and amenities the reservoir has to offer without the crowded camp grounds. You will need a park pass to access the reservoir but not to camp on the land. A 1/4 mile down the road is access to nation forest for going off road or get a parks pass and fish at one of the many amazing fisheries in the area like Eleven mile, Spinney and Eleven mile canyon. The south shore boat ramp is less than 4 miles away. This area does get windy so be careful setting up awnings and pop up tents or anything the wind likes to blow away. The site has a slight pitch but leveling out your camper should be relatively easy. No trees on the land to block your 360 degree mountain views.

We also offer Glamping Overnights in Gypsy, an adorable tiny camper with a double bed, sofa, 2 burner cooktop and everything you need to have a comfortable stay while still having a camping experience! Glamping stays are still largely off-grid with a "Luggable Loo" and an outdoor Joolca shower (upon request). Our large 5m Bell Tent offers plenty of room whether you just want to stretch out or if you're traveling with family or friends. If you want to upgrade your experience, we offer Romance Packages with charcuterie boards, a bottle of bubbly, chocolate covered strawberries and can create unforgettable special occasions since we are in the wedding/events industry! I bought this land to move from Houston Learn more about this land: In by 2PM, out be 1:30OM. I widened the gate and moved my mailbox for easier access. Butane fire rings allowed on private property during a fire ban . Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc.  It is first come first serve with the sites.  Two that are near trees for large RVs.  One up higher works for pull thru trailers.  Plenty of room in the pasture.  I just got my first negative review referring to it being dry prairie land.  Some  pictures are from late last summer..  We haven’t had enough rain yet for it to green up.  Also it can be windy.

Learn more about this land:This camp site is directly across the road from Eleven Mile Reservoir. With this site being around 3000 feet from the reservoir you will be able to enjoy all the amazing views and amenities the reservoir has to offer without the crowded camp grounds. You will need a park pass to access the reservoir but not to camp on the land. A 1/4 mile down the road is access to nation forest for going off road or get a parks pass and fish at one of the many amazing fisheries in the area like Eleven mile, Spinney and Eleven mile canyon. EXACTLY what we were looking for. So peaceful, quiet, and absolutely beautiful and clean. Weather was a little iffy while we were there. We were at campsite #4 - highly recommend. You can’t see any other campsites, there’s a trail with some beautiful scenery at the end, and you have soooo much space for all of your stuff! Read the instructions on how to get there three times over. It’s a little confusing, and the terrain is rough so I would make sure to bring some type of 4 wheel drive. We took my husbands truck, but my sedan wouldn’t have made it.

This site is absolutely stunning. Super secluded, no one near you, wide open with amazing views. Our dogs had a blast running around the site. Road is a bit bumpy getting in. If you like to shoot arrows bring your bow! The terrain is rocky so, we highly recommend to keep your eyes on your small kids as well as when they are on the lofts, for security reasons. Reiki healing sessions are available upon request as well as Reiki training by a Certified Reiki Master. Smoking is permitted outside when not under a fire ban. Hipcamper under 21 years old are welcome only under adult supervision. We recommend to bring your own towels and a flashlight since our lodging has an out side toilet.
