We make our cottages very comfortable - they have all the basics - electricity - wifi - most have kitchens, bath or shower and comfy clean beds. But they are not like a hotel with perfect walls and a sterile atmosphere. Please look at all the pictures and read all the reviews. We can't offer refunds just because we don't meet the standards of a normal hotel. Please be mindful of the property markers, and respect our neighboring property lines. You are responsible for your own fitness in hiking the inclining trails and staircases. Hiking or walking sticks are highly recommended. A shared cooking area, has been cleared, providing use of the propane gas grill (campers must supply own 1 lb green canister), standard size cooler, small fire extinguisher, and carved or cut seating. Nearby, a shared pit toilet with a small 5 gallon black solar shower bag, shower toga, toilet paper, glass wash basin and pouring bottle-for minor freshening, vanity mirror and 5 gallon water jug, refilled daily- or more frequently, if needed, all located in a pallet wood stall. Two additional 3 persons sleeping tents are both folded and stored at the cooking area, for guest use. Please leave an additional $5 per night, per sleeping tent used and fold back neatly, before check out. Only 22 miles from downtown Los Angeles, it feels like 100 miles from civilization. 15 minutes' drive to the beach, 30 minutes to Santa Monica. We have over 70 live oaks on the property to filter the perfect air. So far from the roar of civilization, you will think you are in another world! You will have your cabin and ample, beautiful outdoor space all to yourselves with access to hiking trails and fire roads through a private gate. You will have parking for one car directly in front of the cabin with paid parking for a second car, as we have very limited parking! We have a wonderful variety of wildlife that lives on our property, but the presence of Coyotes and Mountain lions in the area requires me to caution bringing your own pets, as we cannot guarantee their safety! We have Bobcats and a resident Gray Fox family with daily sightings in our meadow, rumored to once be the oldest vineyard in Topanga. I was so thankful to find this spot. I was in the area for work for 2+ weeks, and as somebody that normally boondocks in forests I couldn't rationalize $100+ night rv resorts. Richard was quick to respond to our request to book, and provided all the information we needed to get there late in the night. We were surprised to have an extension cord for a 15a plug, which really was a nice bonus. The property is secure, and I felt comfortable leaving our rig while I was away at work during the day. We didn't have the opportunity to meet Richard directly, but he was super quick to respond to questions I had while there. We were also surprised to learn we could do laundry on site. The dryer is free, and the washer is 85 cents (3 quarters and a dime). The only downside is that the alley going down to the property is VERY tight and steep. We didn't have a problem getting down, but coming back up we had a clearance issue coming back onto the street. There's a slight dip where the alley levels down to the street and we had to use traction boards and our leveling blocks to keep our rearend high enough to clear our poop tube. If you have low clearance, just be aware and prepared to take some extra steps on your way out. I read some reviews about trucks being parked in the alley while folks were doing work on the property, but I can't complain because the guys working were always super quick to get their things moved out of the way when I was coming and going.
