We make our cottages very comfortable - they have all the basics - electricity - wifi - most have kitchens, bath or shower and comfy clean beds. We can't offer refunds just because we don't meet the standards of a normal hotel. Note: During times when high heat is predicted, we strongly recommend that our Hipcampers bring pop-up shade tents or canopies for their sites. The Hipcamp is adjacent to our working ranch, and any photos of old sheds, trucks, a wood lot, or other equipment are NOT on the Hipcamp, but you will drive past that property to get to the separate Hipcamp area. Wineries, Farmer's Markets, Craft Breweries, dispensaries, and more are within 10 to 15 minutes of our site. Our location allows moments when you may see Hawks, Owls, Geese, Swallows, Robins, Bluebirds, and more. We offer both tent and RV camping. The campsite is a large flat area. For a trailer or RV it's a great place to park and the view is towards wide open spaces. With a tent or if you want more pure nature, you can drive out onto the property further towards the small ruin of the old homesteader's cabin or beyond. The property has a long-abandoned gold mine and circular arrastres where miners used mules to break up rocks. Nearby Acton has pick-your-own apples/pears/peaches at Bloom farms. We are at 3000 feet with strong sun during the day and cool mountains air at night. The camping is set away from structures, but if you want to stroll, closer to the ranch buildings, we have friendly small goats you can visit if interested and horses and a donkey to say hello to across the corral fence.

The White Lodge is a private home owned by the creator of Hicksville Trailer Palace and Hicksville Pines Bud and Breakfast. Although Morgan(the owner) has retired, he's made his property to feel as if you're in the middle of the woods complete with swimming hole, fire pit, outdoor kitchen, sauna and more! Our trailer and cave shower entrance are on the smaller size and may not be comfortable for larger bodied individuals. The camp site is NEXT DOOR to Prospector Ranch which is our 1800's style ranch tucked away in the Santa Monica mountains, close to beaches, vineyards, amazing hiking, biking to the beach and the city! The wide open empty lot looks out at the beautiful mountains. Location is incredibly convenient to Lake Casitas, Ojai and Oak View, but still feels remote and secluded. Site was spacious, clean and beautiful, but could definitely use some improvements. More restrooms and showers, for one, and definitely a line of trees to block out the noise from the main road would be major upgrades. We were lucky to be the only group there that weekend, but I could imagine it being frustrating trying to schedule bathroom/shower time if the sites were full. From my brief conversations with the the owner, Vivian, however, it sounds like they're actively working towards those things already. Other than that, the toilet and shower were both very clean and functional. Shower was hot and pressure was good. Light pollution from Ojai is visible on the horizon, but the property itself is very dark and conducive to star gazing. Host was friendly, helpful, accommodating and communicative, but pretty hands-off otherwise.

I was so thankful to find this spot. I was in the area for work for 2+ weeks, and as somebody that normally boondocks in forests I couldn't rationalize $100+ night rv resorts. Richard was quick to respond to our request to book, and provided all the information we needed to get there late in the night. We were surprised to have an extension cord for a 15a plug, which really was a nice bonus. The property is secure, and I felt comfortable leaving our rig while I was away at work during the day. We didn't have the opportunity to meet Richard directly, but he was super quick to respond to questions I had while there. We were also surprised to learn we could do laundry on site. The dryer is free, and the washer is 85 cents (3 quarters and a dime). The only downside is that the alley going down to the property is VERY tight and steep. We didn't have a problem getting down, but coming back up we had a clearance issue coming back onto the street. There's a slight dip where the alley levels down to the street and we had to use traction boards and our leveling blocks to keep our rearend high enough to clear our poop tube. If you have low clearance, just be aware and prepared to take some extra steps on your way out. I read some reviews about trucks being parked in the alley while folks were doing work on the property, but I can't complain because the guys working were always super quick to get their things moved out of the way when I was coming and going. My favorite part of our stay was the hot tub just a couple steps from our door. We also loved that even though we’re in the middle of Eagle Rock it felt like we traveled to somewhere secluded and romantic. I can’t wait to return here!

Everything from the bathroom decor and the interior of the teardrop trailer, to the small details around the yard that made the experience live up to its name. The hosts hospitality and responsiveness to our delays in arrival was very earnest and friendly, and their service was overall wonderful. Very cozy, very pampering, amazing hot tub. We didn’t get to use the beautiful pool with waterslide and grotto. And I haven’t even mentioned the great view, the awesome cave shower and the many kitties roaming around. A perfect getaway.
