A vacant homesite on a 8.7-acre parcel provides a perfect, serene summer/fall mountain retreat. The site is well above Aspen Drive, so privacy is assured. The couple who built the unique Santa Fe-style adobe home at the top of the hill resided on this spot in a modular home as their permanent structure was being built in the mid 1990s. (It's long gone, leaving the site open, save for the tent-garage, a stored car and a slash pile from fire mitigation efforts.) The steep, forested hill to the south — part of the property — is criss-crossed by deer trails, and other wildlife is often spotted. U.S. Forest Service land three miles up the road offers great outdoor opportunities. The front half of the tent-garage on the site is available for "indoor" use, and an adjacent 8'x8' canopy provides more hangout space. A kitchen table and countertop are available, along with a mini-refrigerator plugged in a close-by shed (we're in bear country).

We enjoyed a great stay at camp David! Private spot, easy to get to and loved that our dogs could be off leash. We saw a huge elk herd near by and the deer paid us a visit daily.
We enjoyed our stay at Camp David! The site was private and quiet. We were able to watch deer only a few feet from the site and there was a great view of the stars each night.
Personally did not enjoy this experience. Host was a little weird and I didn’t feel safe as a solo female. Ended up camping in my car in town and came back the next day to get my stuff. Might be fine for other campers but I felt uncomfortable as soon as I arrived. The site was also a little junky looking with broken down car, wood and other things laying around behind the cabana. Not any nearby trees for a hammock if you are interested in using one.

Sorry Laurel didn't feel well. I'm a retired 30-year journalist, Eagle Boy Scout, and boast a sterling reputation in my subdivision, community and county (though I made some critics when I sued county commissioners). I tried to find some common threads when showing Laurel how the site worked. Oh well.
Beautiful rustic property. David was warm and welcoming, couldn’t ask for a better host! We saw lots of deers and enjoyed the quiet area. Sound travels up in the mountains and there are nearby houses but the campsite itself is very private. Every morning I walked down the road about 3/4 of a mile and saw the sun rising over the mountains. My 5-year old loved exploring the adjacent deer trails. It is a rustic site though, so it is necessary to keep a close eye on children. We took showers at the Ridgway KOA for $5. I suggest bringing camp toilet bags if you don’t want to empty the portable toilet. Everyone in the family agrees that we’d be happy to go back!

Thanks Sarah and family, you folks were great campers!
David was an amazing host. We were skunked out of dispersed camping on a trip in August and checked HipCamp with our fingers crossed. His spot was available - we booked around 6pm the day of, and he went above and beyond to make sure our stay was enjoyable.
This land is in a private HOA, is quiet, and well equipt for a HipCamp. He was setting up water, Wi-Fi, and trash the day we left.
I highly recommend if you need a place to stay! Beautiful hiking around the house and well located to get to the more popular spots.

Kathryn, thanks first for trusting my listing and coming here, and then a positive review. You were great guests!
David was an excellent host! The site was perfect for a nice weekend in a private area. Very quiet and scenic. Really made our adventuring in Ridgeway, Telluride and Ourray fantastic.

Wonderful gem of a site! Beautiful surroundings and the amenities were a nice touch. Definitely would stay here again!
Great! David met us at site. Welcomed us . Left us alone. Great host. Fantastic site. Lotsa deer and not much noise. Clean water, internet and 20 amp power.
Neat spot. Lotsa deer. Some traffic noise. You will be in a subdivision, but remote and concealed. Just a little traffic noise. great spot. Just a length situation. If you are over 29' its tough to get turned out to get home bound. Otherwise geat spot. Love it.

Pat and Vikki were great low-key campers who appreciated their place in the wilderness. They are welcome back.

Kiley, thanks for helping me remember that outrageous stars — which I take for granted after living up here at 8,888 feet for 15 years — are to be fantastically appreciated. I enjoyed meeting you, great campers!
