Local activities include hiking, biking, rafting, fishing, lakes, trails, mountains, hot springs, winter sports and towns. Solar showers, compost toilet, very secluded, no neighbors , 420 friendly. We are Close to everything, but Remote enough to rough it. Hiking, biking directly from property. Lots of Wildlife. We are not fenced out and ask that all campers be aware at all times.

Nice place to stop for the night. Pretty area, lots of deer. Host Nick is a super nice guy. Ground all may be a little soft if it rains. Shouldn’t be a problem for most cars, but a very heavy van with road tires and no limited slip differential could get stuck…. Don’t ask me how I know. Oh, and if you are a T-Mobile customer your service may be dicey at best.
Nick’s place was lovely and him and his wife were wonderful hosts! They were so kind and checked in on us to make sure we had everything we needed. They even shared some of their watermelon they had cut with us!
We loved staying on Nick’s property! Beautiful views, nestled in the woods, without being too far from Pagosa Springs, and easy to get to. Cell signal is extremely limited, at least with T-Mobile. Other than texting things might not load. The outdoor toilets and shower are a nice touch. Toilet paper isn’t provided and the shower is a little more primitive than we’re used to, but we know how to prepare better for next time!
Nick was an amazing host! The campsite was beautiful and had everything I needed, and he went above and beyond to make my stay comfortable.
As a solo woman traveler I felt safe and happy sleeping on this property. Owners were warm & welcoming & then gave me my space to have my camping experience. Gorgeous backdrop of trees & near to Pagosa Springs.

rode dirtbikes on Nicks property with him and his son. super fun! nice little spot accross hwy 160 from snow ranch rd and turkey springs. cool area. host met me and was very friendly. good folks.
