Could be 2 people, could be 10, though we do not get a ton of groups that large, just know this is a shared camp area. Some campers book both shared sites and have the entire area to themselves. (that is, if both are available during your dates of stay.) This area does not offer shade. Canopies are recommended for those who prefer shade.

Please read entire listing as it will answer most questions. Please also note the check-in process as the GPS pin does not reflect accurately due to the actual site not having its own unique address. Feel free to place your tent/camper as close to the water as you wish. The sound of water flowing and peaceful sunsets over the Flat Tops landscape is what campers love the most here. RATE: Nightly fee is $35 for 2 people. Additional persons are $15 per night per person. Children under 12 are free. You’ll feel like you’re in the middle of nowhere yet less than 2 miles from a Grocery Store, Liquor Store, Patio Bar, 24 Hour 50’s Diner all located downtown Yampa.

CHECK-IN PROCESS: Due to the sites not having unique addresses and the remote nature, check-in is done by escort. Guests will need to call 1-2 hours in advance with an accurate ETA time and must call the owners personal cell phone number and not the number on this listing. This information will be sent to you 48 hours prior to check in. If you do not receive it, please notify us immediately to get those details. 

***Also, it is Colorado and it is camping, so the MOSQUITOS and HORSE FLYS can be thick at times and they like fresh blood. All campers will want to make sure they have bug spray on BEFORE they start setting up their camp or you WILL get bit. We recommend DEET as it works the best, also please protect your animals as they like them PLEASE NOTE OUR CHECK-IN INSTRUCTIONS: all campers must call us -not message us on the app, but call us on the telephone number we provide at booking to notify us when you are 1-2 hours out so we can meet you in Yampa (less than 2 miles from your site) and personally take you to your site to ensure you do not get lost. Late evening check-in is okay as long as it is communicated to us. *THOSE WHO HAVE DOGS****due to the fact this is a shared area and not one of our private sites, dogs must remain in your own site. This will ensure no dog fights and no neighbors being bothered by other dogs running free.

CANCELLATION POLICY: If you cancel at least 3 days before your check in day you’ll receive a refund (minus Hipcamp fees).We do not offer refunds for bad weather, Mother Nature or things beyond our control.

Same as review of site #2. Our party had mixed feelings about the campsites. We were aware of the lack of amenities, but you should know that there were virtually no trees accessible near the campsite for privacy. We reserved both fish creek #1 and #2, and if you do not, you will be very very close to the other party, if the other site happens to be rented. And it is in the middle of a cow pasture, with abundant cows and cow pies all over. Some were less charmed by this than others. There is also a large, heavy gate that you need to open and close every time you enter and exit the camp site (to keep the cows from escaping).

Because the price increases with the number of adults, the cost felt steep for bare bones camping in the middle of someone's cow pasture.

I did appreciate the check-in procedure (but some in our party felt that directions to the site would have been helpful, rather than having a ranch hand meet us and take us to the site). And I do feel like a lot of this listing is absolutely accurate and honest in many ways, though I had no idea I'd be camping in a cow pasture until I arrived and felt like that should have been made clear. There is no shade (bring canopies). You are expected to pack out all trash (no dumpsters available, and the ones at the Sinclair station advertise in large print heavy fines for public dumping). There is a fire pit and a picnic table. It was a bummer there was a county-wide fire ban when we went, but of course not the owner's fault. It is very very pretty, and I enjoyed tubing in the creek.

Another member of my party requested that her review be included, so I will attach it here:
THIS IS NOT A CAMPSITE. This is a person’s attempt to capitalize his cattle pasture and pass it off as a campsite. Our four-family camp out with five little girls under the age of five was disgustingly disrupted by the constant barrage of cow manure, general cow behavior and ridiculous lack of amenities. This is literally where these cows live. When we got there, there was so much manure everywhere that we had to get our cat hole shovels out just to create a clean enough space so we could set up our tents. You can imagine how difficult it was to navigate parenting toddlers with literal piles of shit every two feet. In addition, the cows were loud throughout the weekend, keeping our children up late and waking them early. The cows also chew grass, moo and crap right up close to your tent throughout the night. Again, this was hard to work out with children as the cows would approach tents with sleeping children in them, inciting parents to herd cows. Each morning we were greeted with several new piles of shit right outside our tent. We also had to open and close a gate every time we went in or out of the campsite because somehow it was our responsibility to care for his cows while we were there. In addition to this, the “creek” that runs through the site is disgusting and full of cow waste. We sat the first night and watched horrified as they tromped through, pooped and urinated in the creek we had just let our little ones play in hours earlier. Finally, there are absolutely no amenities. You have to dig cat holes when you need to go, which is listed on the website and fine…except that this is a plain. The closest trees are in a bog/marsh, rendering them inaccessible. With a group of 13 humans, working out the bathroom situation was disgusting. We ended up stringing a tarp between two cars, but that got gross fast. There is absolutely zero shade. You can’t use the fire pits. There is no place to dump your garbage, and absolutely no guidance as to where or how you can do that legally and responsibly. The picnic tables are warped and barely usable. It gets very hot during the day and very, very cold at night. We hoped for a campsite away from others where we wouldn’t feel bad about our little ones crying in the night; instead, we paid for the privilege of being cow hands for a weekend.

If you’re a 20-something looking to have a big, fun party and don’t mind sleeping on, eating around, constantly stepping on, or hanging out around cow shit—this is probably fine. If you’re an adult, especially one with children, this is awful. This person is essentially letting you pay him for the pleasure of laying your (and your children’s) head down in his cow’s abundant piles of crap. The sites were $75/night each for 4 adults. For that much money and absolutely zero amenities, I would expect a private, pristine, shaded site on clean, usable water. Instead we used one thousand wipes cleaning ourselves and our children from the shit while roasting in the sun and reprimanding our children for getting (themselves, but especially their mouths) too close to the gross creek. The hosts refused to provide an address and instead had a complicated check-in procedure which essentially forced one of our party to “shuttle” each family in as they arrived. We won’t be back.

Bobby's land is absolutely breathtaking! We booked both creekside sites so we could have more privacy and my goodness we were blown away. The photos don't do it justice. We pulled our teardrop in easily and the dogs had the time of their lives. Fun seeing the cows roam and cooling off in the creek was wonderful. Highly recommend!!!

The site is beautiful. It is located in a pasture with green grass, a creek and free-roaming cows. We did a double site with family friends and it was perfect. Our kids had a blast playing in the water. Yampa is close by and had lots of great activities for the 4th!

This has to be my new favorite site to stay at. Tent by a creek and listening to cattle in the morning is the only way to wake up. Felt like i was in the old west with the panoramic views and night sky.
