Definitely a host with great hospitality and highly personable! Very responsive to campers needs. The set up is nice enough, but the entrance and surrounding areas are a bit rough around the edges. Lots of improvements being made though! We would return but not necessarily for the camp site itself, but for the price of a place to stay and enjoy the surrounding areas.

This was our first experience with Hipcamp. Vivian was a very welcoming host. The "camping spot" is well organized but I would add an extra toilet to better serve 5 campsites and maybe add a better shower option (the actual one is very basic and creates lines). We slept very well and we where only 15min away from Ventura Harbor to catch our boat in time to Channel Island the next morning.
Oh, and we absolutly loved the city of Ojai. Thanks to Vivian for all her precious suggestions.

The location was great- close to the town, lake and beach. The site was easy to hook-up to and had a nice tree which was great since it was hot. The place was a little difficult to find (owner warned me she wouldn’t be there to assist) but one of the other campers happily helped us find our site and explain the toilet and shower amenities.

Nice property and campsite set-up was cute! Safe/cozy place to crash before an early morning boat ride to Channel Islands. Took about 25 minutes to get to the harbor in Ventura! thanks for having us!

Dirt and more dirt…

This camp was a disappointment mainly due to the junkyard atmosphere. You are treated to a long dry dirt driveway with various livestock pens and areas with seeming construction opening onto several trash bins, rusty metal sheds overflowing with boxes , a huge trash container and at least a dozen cars and trucks some of which are clearly not going to run anytime soon. Also, there are a few trailers sitting around being “ restored”. There are children’s outdoor toys along side the marijuana plants being grown in a wire fenced area with plastic that blows around. Trying to sit out or walk in the four inches of silty dirt as the only camp site option was a major downer as we’re the ant hills in said dirt. The host allows campers to have extra guests and that was a big draw for most. I was in what appeared to be the only hookup site alongside the tent and car peeps. There is one or two other hookups that have electric car charging. Absolutely NO shade anywhere. Luckily it was only in the 80’s at the time of my stay. End July. It’s often around 100.
On the up side there were trash cans, hook ups and fire rings.

The upside, trash cans and power.

Vivian’s property was amazing and huge! I believe she said it was 21 acres. We were welcomed when we pulled in. The RV site had a table and a fire pit so that was great. Also since we booked an RV site it has a water hook up and the option of 50 AMP, 30 AMP or 20 AMP for the trailer. Our trailer has a 30 AMP so it worked out perfectly. Very family friendly place, I was with my two boys (5 & 1.5 years old). We saw the horses, chickens and goats. Just a heads up it can get dusty in some places so pack accordingly. Of course my boys found all the dirt (as they should!). They loved it and luckily I had a shower in my trailer to wash them off. It can get hot during the day but it cools off rather quickly once the sun goes down. Overall it was a great quick trip (we live only an hour away).
Vivian was super nice too. Very helpful and kind.

We had a lovely stay at Arber-Moore Ranch! Vivian Lee is a wonderful host - very responsive and helpful with local places to visit depending on what you’re looking for. She brought us freshly laid eggs the morning we left… a very kind gesture! There are beautiful views of the surrounding mountains and you are very close to Ojai town as well as the beach.
