We arrived at Rob's property during check in hours. We idled at his gate for a while reading through instructions on how to check in. We didn't see Rob and we looked around for instructions on what to do. The only instructions we saw were for the width of the gate/ vehicle width restrictions. We weren't sure what to do so we drove into the site and looked for our site. At this point Rob came out and confirmed I was his scheduled guest by saying my name and pointing to the site. Then he stomped off towards the house. We weren't sure if he was coming back or not. So we parked and had a look around and waited. He never came back out to show us the site or to tell us that he'd be out in a minute. Nor did he tell us that he would be back when he walked back up to the house. From what we could tell. Pointing to the site was our greeting.

We had time to look around. He advertises 10 acres of property but the campsite is in a fenced in area about 30 yards from his house. The other area is not accessible. You are in a dirt patch in his backyard staring at the back of his house. There is not a lot of privacy from the house.

The toilet which is not pictured (for a reason) is a bucket with a seat on it. We didn't expect a lot since it's camping but we did expect something within a structure. The toilet is located in the middle of the campsite with tarp walls and a shower curtain as a door that blows open in a breeze.

His dog uses his backyard and there were several piles of poop that had not been cleaned up.

We never saw turkey's or the horse he's riding in the picture, those things might exist in the 10 acres outside the fenced campsite.

Wifi? Maybe? We never got a password.

Water? Maybe? We had no idea where that was located.

His pictures show logs as the barriers to the space behind the campsite but that's not what we saw. We saw a chain linked fence, there is not access to the space behind his fenced in yard.

The fire pit with the turf leading up to the deck in a picture doesn't exist. That was just turf with tarps lining the walkway as a barrier of sorts.

We eventually left and had to scramble to find other accommodations. We saw Rob again. When we asked for a 50% refund for the second night that we booked thinking we would eat the cost for the first night, he responded with three paragraphs. He told us we were rude for just showing up without texting (this requirement was not in the email of instructions), that he told us he would be back (he never did) and that his property was just as described. He refused to take any ownership of his rude behavior and his misrepresentation of the campsite. We made an error in not texting and this made Rob really angry. We never used HipCamp before and we didn't really know what we were doing.

Rob could absolutely alleviate mistakes by adding signage and specific requirements in his check in email. We showed up to a site we booked and paid for, in our minds he should have been expecting us since we had reservations.

If you do go to this site, make sure you text him otherwise he will be inhospitable. Rob never refunded us anything, he was argumentative and rude.

HipCamp refunded our money after we told them about our experience.

Rob’s place is secluded and quiet! Rob was helpful with guidance and tips and I enjoyed our occasional conversations! T-mobile doesn’t operate well in the area in general but worked spodarically at this site. I enjoyed my stay!

Everything is exactly as Rob described. Easy to access (for a VW Passat), quite close to Yosemite. We met 2 deers when turned from rd 246:) Hot shower is working perfectly. We stayed at site 1, the closest to the owner house, but providing a shaded spot for the tent, site 3 is a bit more distant uphill. The dogs are quiet (actually saw one of them only in the morning), so noone was barkong at night.

This spot wasn't exactly what I was expecting. Rob was very nice, but site 2 was kind of just a big patch of dirt. Looked like site 1 was nicer because it was on some grass so maybe it doesn't get quite as dusty/buggy. We also had some critters (sounded like rodents?) scratching at our tent at night. Overall, a nice stay due to the location and Rob's help, but thought it was pretty over priced. We were very thankful for the outdoor shower after a long day though! Thank you Rob for having us on your land.
