Welcome to this small slice of a large cattle ranch and olive orchard with a breathtaking panorama of pristine valleys and ridges in every direction. Our converted school bus home offers quiet seclusion and comfort for an individual or a couple. This is a totally unique venue for an unforgettable retreat. You are in the middle of a vast and magnificent private nature sanctuary with dramatic landscapes high above civilization, and yet just a 15-min jump away from the town of Cloverdale. There are a couple of outdoor hangout areas including the hammock, the table and chairs and outdoor couches. The bus is 100% off the grid and powered by solar energy. Cell signal is present but no Wi-Fi router is available. Fresh drinkable water from our own springs supplies the bus. Experience our starry skies and an abundance of wildlife, including quails, grouse, owls, eagles, coyotes, deer, rabbits, and wild boar. We take pride in our low-impact stewardship and ongoing land conservation effort.Located just outside of Cloverdale, CA (90 minutes from San Francisco or Oakland), I'm lucky enough to park my converted school bus on small slice of heavenly property on the Sonoma County/Mendocino County border. It's a family owned ranch with beautiful views, wildlife, and nature. The bus is a 15 minute drive into the town of Cloverdale or to Cloverdale River Park. Lake Sonoma is also a nearby drive, as well as the idyllic town of Booneville. In the future, I'd like to own or lease land for a campground with multiple school bus accommodations, tent camping, and hosting special events. In the meantime, this is my proof-of-concept experiment. Thank you for helping to kickstart my business! We had an amazing stay at the school bus and would absolutely stay again. You can really tell how much care and work has gone into converting the bus. We had no problems at all. The tiny but mighty wood stove kept us warm even though the night time temperatures dropped into the 30s. It was easy to cook with the stove top and oven and we had plenty of room in the pantry and fridge. The bed and couch were both comfortable and there were lots of spare blankets. We didn't use the hot water, shower, or mini split but they were all there for us if we wanted them. As noted in the description, there was no wifi but we had very strong cell signal. Plenty of outlets for charging cell phones as needed off of the solar power. We loved the lighting choices (nice soft, warm lighting plus good task lighting where needed). The land was awe inspiring and beautiful. The location of the school bus is super private while still offering jaw dropping views. We did some hiking and found even more impressive views across the creek and up the ridge. The wildflowers were exploding. Danielle was very easy to communicate with and the intro videos are really well done, helpful, and informative. On our hike, we met one neighbor and dog who were very friendly and, while there is some minimal car traffic that passed by on the road near where the bus is parked, everyone respected our privacy and we got some friendly waves.

We had a great stay at on the bus! Easy to find with the provided directions and had everything we needed. The land is stunning and peaceful. Bed was comfy. Would stay there again!

A unique and pleasant stay
Cool slice of an amazing property. The bus site tumbles down a grassy hill to the creek. Bus interior is well maintained and comfy. Amazing outhouse view. I had a great time.
