South 40 Rocks--site 1 features a unique rock wall and lots of shade. It's perfect for tents and a hammock or a travel trailer or RV.
South 40 Flats--site 2 is quite large and level with oaks trees. We just improved this site with a nook and rock wall which provides a cozy spot and shade. This site is perfect for RVs and trailers, but many campers have set their tents up at this campsite.
We now have a water truck to help us with controlling the dust.

Corrals are available for an extra fee if you are travelling with horses.
Enjoy the sounds of nature, an occasional cow mooing and lots of wildlife.
There is no poison oak on the property.
This is your private spot where we will leave you alone or bring you an ice cream in the afternoon, whichever you prefer.
We are located near Lake Nacimiento, Lake San Antonio, San Antonio Mission, Fort Hunter Liggett, San Miguel Mission and the Nacitone Museum. There is local wine tasting and we are 45 minutes from wine tasting in Paso Robles.
Many campers find this to be an ideal meeting place for family and friends coming from the north and south.

Best dry camping experience ever!!
We had a wonderful time camping at South 40. The site was clean, large, shady and cozy. It was very quiet at night with an incredible starry night. Our host Karen and Neil were so welcoming beyond measure. Karen came to introduce herself when we arrived to make sure we didn’t have any questions. Later that afternoon, both her and Neil came with Klondike ice cream bars for everyone. What a SURPRISE treat.
On Sunday morning Karen brought us FRESH EGGS for breakfast. Another unexpected treat. We were definitely spoiled by this couple. This was our first experience and we throughly enjoyed our camping experience on their property. We will definitely be going back.
We went for a walk this morning and saw several Jack rabbits and bunnies, along with deer and bobcat foot prints.
Great time had by all.




Karen and Neil are great hosts! They know how to provide a great service. A very nice site with table and bench seats, a fire pit and partial shade. Bathroom was a standard portable “honey hut”, clean and close to both campsites. We walked some of the trails, very well maintained. As mentioned in other reviews, both Neil and Karen came down towards the evening and brought ice cream sandwiches, nice touch. Then on Sunday morning Karen showed up again with a dozen farm fresh eggs! Made breakfast amazing!! We plan on visiting again, maybe even every 3 months… see all the seasons. It helps when it’s only an hour or so from my house, I live in Paso Robles…. Again, THANK YOU Karen and Neil!!

First time camping with both kids
We loved our stay at South 40. We had 2 adults 2 kids. The site was well away from the other campsite but no one was staying there anyway. So it was very quiet. We had nice shade. The kids liked exploring the paths around the site and seeing bunnies.
Our host brought us ice cream. What a nice treat on a hot day for the kids. That made the heat so much more bearable. It cooled at night and we just love looking stars The stars at night were so beautiful. It’s was nice that we got to build a fire as well.
Everything was wonderful!! Definitely recommend staying here.
This is a great site. The owners were very kind people, the land was pretty and campsite it self was very clean. I will definitely recommend this place to friends and won’t hesitate to go back again.
It was a delightful experience staying at South 40. Neil and Karen were gracious hosts and made sure we were taken care of. The campsite was private and had a firepit, table/benches, and clean bathrooms. If you walk the hill behind the campsite, you get a really great view of the valley and sunset/sunrise. The stargazing was amazing as well. The campsite is located about 30 min drive from lake San Antonio which was nice. Overall, we enjoyed our stay and would recommend this campsite.
We really enjoyed the stay at South 40. We were at site 2 which has less shade then site 1 but still a nice big level area. Neil was great with communication. Would recommend staying here. Great area for off leash dogs.
Excellent hosts and an oaky landscape to enjoy. Has all of the convenience of car camping without a slew of neighbors. Walking trails are available for recreation. Be mindful of wildlife in the area, we encountered snakes, ground squirrels and jack rabbits mostly.
Neil’s Hipcamp spot accommodated our truck/toy hauler nicely. The site was private & quiet. The host and his family were eager to make sure that we had what we needed. It was a perfect staging area for some fantastic backroads rides. We will be back!
