On many days you can experience Ojai’s famous pink moments. You can hike the trails above Ojai, boat, eat or picnic at Lake Casitas. Travel to nearby Ventura to shop, fish the pier or take a deep sea fishing charter or Island charter to Whale watch or fish around the Channel Islands. Wineries, Farmers Markets, Craft Breweries, dispensaries and more are within 10 to 15 minutes of our site. Our location allows moments where you may see Hawks, Owls, Geese, Swallows, Robins, Bluebirds and more.

Vivian and David were very nice! Campsites we’re full but it was still very quiet. We saw deer in the morning while sipping our coffee. Our dog is a fluffy one and his fur is like Velcro. There were a lot of sticker plants there this time of year. So he was a bit of a mess when we left. If your dog is short haired probably not a problem. Short drive to Lake Casitas and Ojai. Would definitely stay again.



We enjoyed staying on Vivian's ranch. The utilities worked well, the privacy was nice, and the views were so pretty. We had site #1 and loved it! Vivian is friendly and made you feel welcome. Nice basecamp for the Ojai and Ventura areas. Would recommend staying here.
Everything worked out fine for our stay. The hooks up worked well and the amenities were a plus. (Fire pit, wood, trash cans)
But, the compost/manure pile, 30 yards away from our site made a terrible smell (like overwhelming hot trash) when the wind kicked up. The flies it attracted to our area were really bad as well.
If we didn’t have to deal with the smell the entire time we were there, I would have gave a great review. Moving the pile across the 22 acre property would be a great move!

Hi Josh, I am so sorry you had that smelly experience, That pile was dumped there by mistake while I was away and was to be moved ASAP after I saw it. Thus as you wisely noted it needed to go, or better (my plan) never be near the camp property at all. We have moved the pile but still I wish you had not had to suffer it at all. We enjoyed our RV stay at the ranch! The host and her family were very kind during our stay.
The layout: there is one entry and exit but it was a bit confusing where to go from there. Thankfully the host's husband was there to greet us. We were at spot number 2 and this was fully exposed to the sun. May be something to be aware of it you plan on hanging out a camp mid day. This is also the farthest site from the portable toilet. As advertised, this is a ranch. They are working on composting, etc quite close to site 2 and did get progressively more smelly towards the end of our stay. Perhaps a barrier there would be good for the long run. There was enough room for two vehicles and a 32 foot long trailer.
Interactions: like I said earlier, the host and her family were very welcoming. They dog have dogs around the area. They do wander around and one of them caught me off guard while I was exercising at our site and startled me with some very loud barking. Some of the dogs seemed to warm up to us but some did not and barked quite often.
Location: this site is very close to the Ventura bike and walk path and the Ventura river preserve trails. We really enjoyed being close to these places and went to them often!

I appreciate your lovely review and all of your well considered suggestions. As it heated up this last week I also noticed the compost pile! and so I am having it moved away from the site and we are putting up a stone wall between the ranch composting project and ranch operations over the next year (thus all the sorted stone piles you may have seen on the ranch side). We are also going to put in an automatic keypad gate on the Hipcamp site to try to eliminate any confusion for our Hipcampers as soon as I can fit it in my Hipcamp improvements budget. The dogs are also on stricter discipline as they are barking greeters for everyone. Thank you Mel for being such wonderful Hipcampers. Wishing you the very best always.

We enjoyed camping here. The campsites are nice & spacious & it’s conveniently located close to the bike trail.

Nice campsite with issues.
Overall the property is fine for camping. Great views, quiet and the water and power hookups worked well. Vivian is a great host and very helpful. However each time we left and returned to the property we were greeted by aggressive off leash dogs. Sometimes they would wander into our campsite which was a problem for our leashed dog. This property would be a better fit for campers without dogs or with big dogs who won’t be targeted by the owners many off leash dogs. Perhaps in the future they will have a separate entrance for campers and will not have to drive or walk through the owners working farm to leave and return.
