About the Property:
Our property is a grassy field where you can pitch your tents or park your small vans/campers, and it's tucked away among beautiful trees and mountain views that peak out. The open sky is perfect for stargazing, and is one of our favorite things about this property. Bird watching is another fan favorite about our spot! There are horse trails and hiking from your campsite, which are two amazing ways to explore the outdoors here. There are lakes nearby as well, namely Clear Lake, where kayaking and swimming can be enjoyed. We encourage you to check out our neighbor, just 2 miles up the road, aka, "Lodge at Blue Lakes," for boating rentals and daily beach access! We are close to Lakeport (15 minutes) - which has a drive-in theatre, Clearlake, Kelseyville and Ukiah (20 minutes). My personal favorite is Highland Springs Reservoir, an approximate 20 minute drive on country roads. Boating, swimming, hiking and BBQ available at Highland Springs as well. Our property is quiet and off the beaten path, so you can really unplug and enjoy the serenity that nature has to offer. There is no wifi on the property and cell reception is not accessible either - this is a true off-grid experience. We are dog friendly.
We are Lesbian owned and managed; LBGTQ and all are welcome here! We are olive growers so you'll have the chance to see our wonderful olive trees on the property if you'd like! Please note that the olive trees hang over our driveway and may scrape the sides of wider vehicles upon entry and exit. We have 3 friendly dogs and will do our best to keep them away from campers so as not to intrude. There is also a rooster on the property and coyotes can be heard in the distance, so if you are a light sleeper, we suggest bringing some earplugs.
We will have a meet and greet upon camper arrival, and we are around to help with any plans or itineraries that you'd like help with! However, we also respect your space while you are here. We do have other sites, so you should expect to see other campers in passing and in the common areas. The sites are well spaced out, though, and do provide you with privacy.
About the Listing:
Come pitch your tent or park you camper van (larger RVs are not really suitable) on our property and set up camp at the most idyllic spot right under the walnut tree! Our site is equipped with a bath house with hot shower and a flush toilet for your comfort. There is a small outside wash sink and a little refrigerator to share with other campers staying at our campsite. We just added a new propane BBQ. We offer fresh eggs and in-season veggies for you and your company to enjoy. Our water is artesian so drink freely and bring bottles to take some magic home with you! There is also a picnic table for you to enjoy a nice bite to eat.
Additional Details to Note:
- Check-in is after 2pm and check-out is before 12pm
- Things to bring: A camp stove if you'd like to cook while you are here! Also a bathing suit since there are so many water activities and excursion nearby.
- We do not have wifi or cell reception on site. Please prepare accordingly for your travels and your stay.
- There is a fire ban in effect, so campfires are not allowed on our property.
- We welcome your pets! They can be off leash if they will stay away from our chickens, otherwise please keep them on a leash.
- If you are inviting guests, they must be pre approved with us prior to arrival.
- Please drive slowly and do not raise dust in our neighbor's driveway to our property.

First time camping, happy that we choose Val's site! Availability of clean bathroom and hot shower made it a pleasant experience. Although it was super hot the walnut tree provided lots of shade and kept things cool! We had a great time swimming in the blue lakes! At the camp site the night sky was lovely to look at, saw so many stars and heard all sorts of wild sounds :) Val and Jody were extremely kind hosts who shared their eggs, garden goodies and had lovely recommendations of things to do near by!
Val's property is awesome. There are a lot of touches meant to make the space feel special. The bathhouse was nice, with warm water and good water pressure, and the free soda and beer was really sweet. Not too far from town so it's easy to come and go when you need. Just know that it gets pretty dark so make sure to bring lanterns and flashlights. Thanks again.
Val came out to greet us and was very friendly. She had cold drinks and fresh eggs in the fridge. We left the fly off our tent to see the stars.
Cute set up off the beaten path yet a short drive to town if you want to check out the area. Both camp sites share a large open field with the caboose towards the front. Tables, chairs and running water provided was a nice surprise. Loved that it was dog friendly and everyone we met was very nice. Only bummer we encountered was the stretch of field between the campsite and restroom/shower was full of thorny weeds which made it a bit challenging to navigate especially at night. We will definitely be back.
We loved camping at Val and Jody’s place! They were such kind and welcoming hosts and we had lots of great conversation. Our dog enjoyed it too. Bathroom and shower facilities were very clean and well maintained, and the dish washing area was nice. We also enjoyed fresh eggs and a cold drink upon arrival. We will visit again!
We enjoyed our stay here. There is definitely lots of space between sites (we stayed on site #2). The first day we stayed there, there was some rain (not too much) but Val had a canopy so it was fine in terms of the rain. We got to try the host’s home-made olive oil & eggs! We plan to be back!☺️


Our stay at All Welcome Campground was everything we wanted and much much more. The hosts were welcoming immediately upon arrival. The property itself is well kept and the mountainous surroundings are extraordinary. There are three sites (including the caboose) situated in the canyon but they are all a good distance away from each other. The shower and bathroom were exceptionally clean and well stocked at all times. During our stay there was a telescope for stargazing, a basketball hoop (and ball), a clean (looked new) communal bbq for use, and a mini fridge stocked with refreshments and farm fresh eggs. We are two small females and felt safe the whole time.
Fabulous place to camp. Lovely meadow, adorable bathhouse and peaceful setting. The camp hosts (Val and Robin) are delightful people and very helpful. We came during the week and were the only campers in the meadow so it was extra special. All sites are nice....but the Caboose would be especially grand to stay in.
What a cool ( hot!) place! We had a lovely mother daughter camping weekend under the walnut tree. Walked across a mesa like meadow past the caboose ,also rentable , to the flush toilets and shower, washed dishes in the outdoor kitchen sink, had a cold drink from the little fridge, scrambled up Jody’s fresh eggs in the morning, got awesome regular check ins from Val the seasoned camp host on her golf cart with her parade of dog characters and her amazing stories of travels, tribulations and truisms delivered with a whimsical good cheer. Visited the Blue lakes (found some places to pull off and scramble down the banks), and visited the Highland Springs reservoir to kayak , float and listen to the cacophony of country, classic rock, electronica and texmex music of fellow picknickers. Incredible expanse of stars in the night sky and apparently Elon’s satellites swoop by. What a great idea to share this lovely olive ranch with friendly campers, thank you!
