Wow!!! My friends and I all loved this site, we'll definitely be coming back here, might not go to another site again. Easily accessible from DC, and the environment was absolutely perfect. Lots of room for lots of people, gorgeous surrounding, nice walking around the area, lovely views from the water too.

We absolutely love this campsite! This was our third time staying here, and it gets better every year. The site itself is very private, spacious, and well-maintained — perfect for relaxing and enjoying the outdoors without feeling crowded. Derek, the owner, is always incredibly accommodating and goes above and beyond to make sure guests have everything they need. We plan to keep coming back every year — it’s become one of our favorite getaway spots!

This was a beautiful space and we had a great time. I’d recommend renting both sites. We loved walking to the river. The facilities were clean and a step up from the primitive camping we were expecting.

Lots to like about the waterfront site, starting with the view. My family and another family spent the trip kayaking, lying in a hammock, and sitting by the fire. We only saw a few other people the whole time — all on small fishing boats and jet skis. The host was very communicative. The place wasn’t far from DC.
Main drawback is the relatively high cost, particularly given that water and port-a-john weren’t included in the base price.

I thought the sight was great! The 3/4 mile drive off the main road could use trimming. Put branch marks on my truck. Some may not want that. Was not sure where high tide mark for the river was at the site. Had a complimentary stack of wood waiting. That was nice. A trash can. Nice. The view of the water was awesome. The video of the road in was very helpful. I would recommend highly and return as soon as possible! Thank you!

It was a great site--private, wooded, and perfect for larger groups and families. My kids loved the basketball hoop. Who knew that was what our camping experience was missing? The site owner was super responsive and helpful! Would come again.

The drive was very rocky so bring a 4wheel drive car and make sure your car isn’t lowered!
No bathroom so bring a portable toilet!
This is isolated survival camping with a beautiful view of the water. If you are looking for a “glamping” camping experience this won’t be your cup of tea.
My dog loved having the space to run around off leash, the water was beautiful and clean.
This place def needs someone to come and remove the trash left around, we found an air fryer filled with dirt sitting by a tree, glass broken bottles, and just trash left around.
Would I pay say the price should be lowered, yeah just a bit until the space is renovated. Add a big garbage bin, remove old tires lying around stuff like that.
Overall we had a great time, very windy so come prepared we used logs to hold our chairs down haha. In the morning you can see fish jumping out of the water and eagles flying around! A lot of stars at night very beautiful. This is true wooded camping. You make it the best time surrounding yourself with good people with positive energy. We had a lot of laughs and it will be a trip to remember.

The campsite itself was well-maintained, with plenty of space for our tent and easy access to the beach. We woke up each morning to the soothing sound of waves crashing and the gentle sea breeze. Watching the sunrise from our campsite was a breathtaking experience that I will cherish forever.
The area is ideal for nature lovers, with opportunities for hiking, swimming, and exploring the nearby tide pools. We also appreciated the privacy and seclusion; it felt like we had our own slice of paradise. The stars at night were incredibly bright, making for perfect stargazing.
The staff were friendly and provided us with all the information we needed about the local wildlife and best spots to explore. I highly recommend this campground to anyone looking for a peaceful getaway in nature. Whether you’re a seasoned camper or a first-timer, Leoni Island is a must-visit! I can’t wait to return! 🌊🌅✨

Leoni Island Private Waterfront
My husband and I booked a nights stay at Leoni Island and highly recommend. It was secluded so it was very peaceful and the only sounds we heard were those of the birds and the fish. It was beautiful and we got to watch the herons look for fish while we had our morning coffee and breakfast. 4 wheel drive is a must. We will definitely be back!

A cozy spot right on Middletown Branch off Potomac River. We took our RAV4 with tent off the back. Our friends drove their Tesla with tent off the back. There was space for both cars and tents. The views of the sunrise and sunset are amazing! The view is what you’re paying for. Easy foot access to the water, our dogs enjoyed walking directly into the water. It is remote so bring any/all items you will need. The path to the site is rocky, a bit over grown, and some puddles, make sure your vehicle can handle that. Again our RAV4 and Tesla were able to access site, but could see smaller vehicles a challenge. Host was responsive to all questions and able to provide extra firewood for a small fee. He even offered to meet us and take us to the site if we had trouble finding it.

This is a great spot to get together with friends. Room for plenty of tents, cars, and good times. Walked down to the water, cooked dinner on the fire. Host was easily reachable and kind!

Overall, the experience was awesome despite we cut our vacation got cut to 2 days due to a small advisory weather condition. It's peaceful and very quite to enjoy from the city life and very secluded.

For perspective, my group of campers are all experienced thru hikers and are comfortable camping in primitive conditions.
The night before our trip I contacted Derek. He stated that he would send us a video indicating where the campsite is. I messaged Derek three times en route to the site without response. We ended up ina neighboring farmer's property. The kind farmer said that at least once a week campers end up on his property lost. We waited another hour for Derek's directions.
Upon entering the drive to the site, there were abandoned trailers, tents, tire and cars strewn about the dirt road, but we were still hopeful of a pleasant time. After parking, we immediately noticed litter and full trash cans throughout the site. After exiting our cars we were greeted with a noxious odor and noticed excrement and used toilet paper on the ground. We contacted Derek and said that wind must have blown in the trash. When I reiterated the conditions he sated that the site was cleaned the night before. Obviously, this was not the case since the trash cans were full and human waste was prevalent. We decided to have lunch and make the drive home without staying for our trip. On subsequent messages Derek never once expressed empathy ofr our experience. We gave him the opportunity to make amends however he would like and he responded with condensending messages such as "this is how things are in nature". Again we are experienced THRU HIKERS. I cannot recommend spending $100+ to stay here.

We really enjoyed this camp! We did a lot of paddle boarding and fishing on the water. Wish we took more photos, but almost dropped our phones lol, so we hesitated. The waterfront campsite is right on the water and is pretty secluded, would recommend with a group of friends or solo camping. We liked that there were plenty of shadey areas to help keep our tent cool considering the July heat. It’s dog friendly and Derek (the host) was super responsive the whole time from booking to arriving. He took care of us for sure! Excited to see this place up and coming, looking forward to returning. Thank you!

Host was communicative and made sure that we made it to the spot without any trouble. We did get the upgrades for the camp toilet, trash pickup, and wood bundle which was very helpful, and much appreciated. The site felt very private and the drive to get back there was pretty cool as well. There can be a bit of bugs due to it being right off the water, but that is to be expected so no worries there. I would definitely book here again.

Private “beach” is accessible by a 5 minute drive down a rough road with some overgrowth. Some strategically placed signs pointing the way would be helpful. Derek did send a video that showed the way which was somewhat helpful. Views from the campsite were beautiful. A constant breeze eliminated any bug problem. Trees were spaced nicely for hanging a hammock. It is a quiet spot but property backs up to another property in view, with fence line about 5 yds away and those neighbors were out riding ATVs nearby for a while. There was plenty of level ground but tent campers complained about the rocks. “Beach” area on 6/24/24 was maybe 20 sq ft scattered with rock/debris and sinking sand. This Middletown Branch of the Potomac River, may be questionable for swimming—water was murky with dried foam along the banks. No neighbors were on or in the lake as far as we could see which made me wonder if the locals had been advised that it was unsafe. Also, we saw no fish. Since the kids in our group were counting on swimming and kayaking, we did go ahead and spend most of the day in the water. At the time of my review, I am unaware of any ill effects and will update if needed.
We opted for the $10 toilet add-on which was a privacy tent with garbage bag lined toilet. A lined garbage can was anchored to a tree, Additional $25 for trash removal. Since no campers were scheduled for the following day, Derek was flexible on our check out time.

We had a blast with our multiple family camping trip. There was plenty of space for us to spread out and the kids to run around. We would use this site again, but definitely bring your own water. There was no access to water at the site, and had to pay an additional $60 to access the water site at the river. Not a huge deal, but it seemed from the listing that we'd have access to non-potable water at least, but that didn't seem to be the case. Other than that, host was very responsive whenever we had questions or concerns.

We rented both leoni and tree star site because we had a larger group and loved it! We all stayed @ the tree star site, it was large enough to accommodate 16 of us and 8 tents! Derek was extremely accommodating and responsive. Would definitely recommend this place!

I took my coworkers to the Tree Star site, and we bonded deeply. We're coming back. Started with on point directions from the host. Then the amenities provided were perfect for us. The night lights, might not seem like a big deal, but everyone was pleasantly surprised when we turned them on. We had our private paradise and it was great.

We had our second great stay here! Brought a few first-time campers with us and they had a great time as well. We stayed at the Tree Star site, which is spacious and offers just the kind of natural, private wooded setting we love for camping. Will definitely return.

My family and I had a nice time camping at Leoni Island. It’s was quiet with beautiful sunsets along the water. Derek made sure there was firewood and trash can already at the site for an additional fee. We would love to come back again.

Derek was very communicative and available. The site is very primitive, but everything we wanted. Other than the occasional wave runner there were no other disturbances… it was quiet and we could enjoy the sounds of nature…. Highly recommend to bring your own chairs and a portable table. We set up and took a ride to the local store, purchased what we wanted, and cooked dinner over the open fire; wood provided by host. Our experience was one of the best we’ve had! Thank you!
