Sleepy Forest Homestead Retreat
This Hipcamp is great! Our kids were able to roam free and explore. Host were welcoming and gracious. We have a 33 ft trailer and 21 ft truck and it was a tight fit. Would not recommend for a novice tower and a smaller set up would work better.

Sleepy Forest Homestead Retreat
Kind hosts, beautiful property, very private. If the ground is wet, you cannot turn around straight and must back out a very narrow and windy driveway. That being said, they were quick to help spot me as I backed out. Thanks so much!

The access is a little tricky, the site is uneven do it would be improved by levelling and making it easier to turn around.

Sleepy Forest Homestead Retreat
Worst ever!!
Horribly placed spot, up a windy and super steep driveway, would not recommend for anyone with an RV, travel trailer, fifth wheel, etc. unless you have a van DO NOT WASTE YOUR TIME AND MONEY! Sydney did not let us even look at the spot before pulling our 32 ft travel trailer all the way up the steep and windy driveway and we almost lost our trailer to their ravine. We got so stuck that Sydney’s dad had to hook his Jeep up to our trailer only to get us out of the spot Sydney put us in. Had our kids ages (15.mo, 3.5 and 4.5 years) sit in the car from 8ish pm until way past their bedtime around 11:15pm and was not able to get back into the trailer until at least 11:30pm after having to set everything back up. They left our truck stuck behind our trailer after moving out so we had no choice but to stay because we needed Sydney’s dad to use his Jeep yet again to get our trailer back down the driveway so we could access our truck and hook it back up and leave. Dog was sweet but started barking staring at 7:30am both Saturday and Sunday morning and woke out entire family up. Would not recommend for anyone with a fifth wheel, and especially travel trailer, if you don’t mind steep, windy, and small gravel roads then maybe an Rv but I soothing recommend it for anyone other than vans. More work than actual work and no relaxation, no retreat, nothing sleepy about it!

Super quiet secluded spot
Good location outside DC. Very quiet and secluded. Sydney was very nice and a great communicator. Turn around was very tight, not good for big rigs. The parking pad was not very wide and surrounding ground was very soft due to rain so need to be careful. And no dump station for grey/black tanks.

GREAT PLACE!!!! GREAT HOSTS!!!!
We had a great time here. Couldn’t have asked for better hosts, they were beyond wonderful. We loved the camping area because not only was it very large and private, but best of all, it was so peaceful, relaxing, and quiet. Bottom line, WE LOVED IT and HIGHLY RECOMMEND!!!!

Rolling Oaks Homestead Getaway
We did have a good time - the area is awesome with great brewery down the road and Manassas Battlefield very nearby. The RV pad looked awesome and would have been great for what we were looking for in the way of our large family tents. We had opted for the non-RV site as it was already booked and so the only area that accommodated our larger tents was closer to the house versus our in the woods. The kids LOVED the play areas - the trampoline and the swing were a HIT. Sydney was super communicative in the week leading up, answering all my many questions, set us up with a composting toilet and even biodegradable soap. She wasn’t there upon our arrival which led to some confusion on our part but she was super apologetic. Overall we had an enjoyable weekend and the kids really loved it. Maui the resident Pyrenees was a very sweet boy and my kids enjoyed snuggles with him. The rooster and the chickens are free range and cool to see. But overall there wasn’t as much space available for our large party to stay together as I would have hoped so consider that if you are camping in 4-6 person tents. I’d definitely consider going back with a smaller tent and camping down by the pond - I was also injured at the time and couldn’t make it down there but my friend went down and said it was very nice.

We were greeted by the most friendly & cuddly Pyreneese dog you could imagine! The land is well wooded & you've got plenty of space. Our hosts were extremely helpful & went over and above to help us (1st time RVers).

Sleepy Forest Homestead Retreat
Sydney and her family were wonderful hosts! It’s very private out there without feeling too secluded in the woods. Went car camping out of my little Prius for the weekend and had a great time building a fire, wandering around the property, and hanging out with Maui the guard dog. As a woman camping out there alone (with my tiny dog) it was honestly so nice to have Maui around. He’s super friendly and very vigilant. Would recommend for a fun weekend getaway for some alone time or a pit stop since the winery is right around the corner.

Sleepy Forest Homestead Retreat
Great place!
Beautiful setting on a hillside amongst the trees. Rv pad nice and flat, large stone fire pit with a grate and one of those tripod things to hang it. Very entertaining chickens, ducks, and quite regal turkeys. Camp manager is a friendly Pyrenees who inspected and protected.

Sleepy Forest Homestead Retreat
My family enjoyed our stay at Sydney's site. Sydney and her family were most welcoming and even invited to celebrate new years outdoors. My kids had a blast just running around in the open and playing with the chickens/ducks/turkeys, swing, trampoline, rope course, and the pirate ship. The location was a few mins drive to the local town and about 40mins to the nearest metro train station to go to the DC area. Water hose and electric hookup was provided, although the water valve was located quite away from the site. The wifi signal worked as long as we were outside of our camper van (our van may have been too well insulated). Overall we would recommend this place and would stay again, especially to collect chicken eggs!

Sydney and her dad were great. It was pretty cold while they were there so they gave us a portable toilet option which we used. Struggled turning around in the campsite because the field around the site was wet. We got stuck but they pulled is out!! We also opted for some fresh eggs which were great!

So close to DC and yet sooo faraway
Ken and Sydney's little slice of heaven was a wonderful respite for the weekend. Beautifully surrounded by trees with the chickens, roosters and guinea fowl nearby and Maui the working dog doing his thing away from your site. Delicious fresh eggs and a huge firepit. Easy access to a 30 amp hookup and water from a level site with Ken or Sydney just a text away if you need anything. Lots of trails just a short drive away (Bull Run Nature Preserve, Leopold's Preserve, and Conway Robinson trail) A winery and brewery each less than 5 minutes. (We went for the brewery, which also has an axe throwing tent.) A one hour drive from the top of the DC diamond into a quiet ,wooded retreat.

This was a great place to stay with small children. The kids loved the pirate ship fort, swing, and trampoline. Collecting eggs from the chicken coop was an added bonus! My 6 year old likes to name our campsites and has dubed this one the "chicken campsite"

Beautiful night at the campsite
Our hosts were very helpful and welcoming. We had both water and an electric hookup, and purchased a wagon load of firewood. The fire ring was stone and we had quite a bonfire! A beautiful quiet setting for a great night of camping.

Sleepy Forest Homestead Retreat
We had a wonderful stay here while traveling back to the east coast. It’s a beautiful secluded wooded spot, with water and electric 30 amp hookup available. We had a huge bonfire with a load of wood purchased from the host. In the morning we managed to K turn our 24 foot motor home and drive out. Hosts were super helpful and nice!

Nice, Friendly hosts w/ a Farm vibe
Sydney and Ken were gracious and friendly hosts. They provided every thing need to have a nice camping experience. The Farm atmosphere was a nice change from the city with chickens, Ducks Roosters, Turkeys, and Rabbits! Their is close to wineries.

This place is the best of both worlds. The seclusion of tent camping, but the amenities of RV camping. The site is beautiful and the hosts were very helpful and kind. Will definitely come back!

Rolling Oaks Homestead Getaway
Wonderful hosts, great place!
We rented the whole place for a combined bachelor/bachelorette party, which was a big ask but Sydney and Ken made it work great for us and were incredibly welcoming throughout! Sydney was real communicative and helpful through the reservation process, answering our questions before and during the trip and making sure we had everything we needed. Ken helped us get set up and squared away, and then worked with us to build a tarp canopy to keep out the rain--which we needed when it poured on us at night! We love the property, the location was great, there was ample room to set up our tents and park our cars, and everyone in the party was excited to meet all the animals--the chickens, the dog, the ducks, the rabbits, and even the turkey! Overall it was a great experience and I cannot recommend it enough.

Ken was super helpful and welcoming. We picked an odd spot for our tent and he made sure everything went smoothly. He hung out a bit to make sure we got our ridiculously large tent up successfully (I had borrowed it, not used it before and it was ENORMOUS). He also got us camp chairs to sit next to our fire. There were lots of kids running around which was sweet.

nice and private
This is a nice campsite with power and good water. The WiFi is a nice addition. Site is away from the house, private and dark. There's a great winery just down the road and a cool brewery nearby with a big field of activities. There are roosters here. I'm not saying that's good or bad, just something to keep in mind! Our host was friendly and accommodating.

Peaceful mountain stay
We enjoyed our stay on Ken's mountain! Very quiet, yet minutes from amenities. La Grange winery is only a mile away. Host was very helpful and friendly. Highly Recommend.

Rolling Oaks Homestead Getaway
First off the site was cool, it’s wooded enough and plenty of privacy. They do have a large dog who can look scary but is super nice even with my dog. The dog did come with some problems I’ll talk about later. This is a farm, with other farms around it so the roosters and dogs barking all around didn’t make it feel super secluded. There’s not much to do in the immediate area as far as trails or anything that I could find, but the frog pond was pretty nice, especially at night. There’s a wal-mart down the street in case you forget something. The town is also cool, especially the coffee shops and markets. The only thing I didn’t like was the dog likes to pee on everything. When I got there he peed on my car multiple times (no biggie), but as I was leaving and set down my back seat protector he peed all over it. So do not set anything on the ground even for a second or it may get peed on. He won’t follow you to your campsite so there you won’t have to worry about your stuff. Overall it was alright, they were very nice people, but with Shenandoah only being 1 more hour from there and less than half the price it’s hard to say I’d stay here again.
