Located on the Dolores river, this property is perfect for hikers, fishing, rafting, or just camping! There is a natural spring just a few miles from the location with drinking water as well. When you stay here you are located right on the river with nothing but places to hike, climb and have fun and
there are several options for you to choose from. There is a cabin, an onsite RV, a canvas tent, and BYO tent or RV camping on the land - you can pick whatever suits you best!
No matter what, you can fall asleep to the sound of the river after a great night of star gazing!

All sites are accessible without 4wheel drive.

However, some visitors have noted inconsistencies with the amenities advertised, such as the lack of potable water and functioning shower facilities, which have led to disappointment for those expecting a more equipped camping experience. Despite these issues, the site is praised for its natural beauty and opportunities for stargazing and exploring.
Beautiful private camp space with super friendly and helpful host. Stayed one night on our way through to Utah and wish we could've spent another. Cabin was cozy with camp cooking amenities. There was even a telescope for stargazing. We got a great view of the full moon. Great place to stay for couples or small groups.
Amazing views, lots of space to explore! We loved hiking around the property and Jody showed us to a great spot by the river where the road was far away. Beautiful location, we would definitely come back. (FYI We had our own water and toilet set up, and didn’t expect these amenities on site)
I loved staying at this little spot - it was close to the river which my dogs absolutely loved! The views were gorgeous and sitting by the campfire watching the cliffs change color was therapy! We stayed inside the little hut on the property but I think next time I will pitch a tent to enjoy the breeze as the hut got warm at night! The property was very easy to find and get to. Would love to go back one day to get sometime off the grid.
Unfortunately our stay was not what was described. #1 there was no host to meet us on site as stated. No calls, messages, or texts have been answered. We even let them know what time we would arrive. #2 there was no potable water, even though the listing says there is. #3 there was no camp toilet even though the listing said there would be. #4 the solar shower did not work and was not set up in anyway, just sitting in the dirt connected to nothing. #5 also no bins available. #6 the “cooking equipment present” was a rusted and dirty cast iron that appeared to have been left outside for god knows how long. Oh, and a cheese grater. That’s it. We ended up only staying one night and then getting a hotel as we packed expecting the things that the listing said would be there to actually be there (silly us). Reached out for a refund just to be declined by the host, however she couldn’t answer a single message the entire time we were reaching out. Even sent her pics of the site so she would see the condition it was in, just to be ignored. Took a first time camper. Wanted the cabin/water/toilet/shower to make his first time a little smoother. Would’ve been just as well off walking 300 feet away and just setting up our tent there. Sadly I do not recommend this place and the host doesn’t seem to care about the state of the sight. Also you are right beside the highway so every car can look right at you as you desperately try to find a tree to do your business behind.
Really enjoyed the stay. The land is beautiful and very clean. Had a great stay and definitely recommend. A ton of stars while sleeping listening to the river. Can't beat it. Thank you so much for the hospitality.
First of all Jody went above and beyond in hospitality on her property! The property was peaceful and welcoming 🙏 and It was comfortable to be able to sit outside the city limits with a creek nearby. And at night no lights to ruin being able to see the beautiful stars at night. Absolutely worth staying here and she knows the great spots to go see the views at!
