Learn more about this land: Lazy River Farm has so much to offer. Tents sites are in a wooded setting, on a beautiful hill, spread out for privacy. Camp sites also have fire pits with wood ready for you at your site. Camp sites can be accessed with a 4 wheel drive vehicle or all wheel drive, a short walk up to your site. With easy access down to the river, you can cool off in the beautiful Cow Pasture River. Glamping in the Vardo Wagon is another option, with its close proximity to the river and cozy interior. Rent kayaks or paddle boards if you want to go on beautiful floats that wont disappoint you, (paddle boards and kayaks are available for free if you paddle near the farm) drop in a line to fish, or simply sit by the river and listen to the soft rapids. Lazy River Farm is a working farm, with lovely Scottish Highland Cattle as well as pigs, chickens and horses. Your welcome to come and pet the animals or even possibly help feed them. Nearby there are vineyards and breweries, the beautiful historic Masonic Theater, C&O heritage center, miles of back roads to explore, as well as local restaurants. Site 2 - Tent Camping in the majestic trees
This place is amazing! The road to get up there is a bit more steep than I had anticipated, but totally doable in my Highlander. I look forward to visiting this place again.

The Gypsy Rose
Nothing but Good Vibes.
We loved the peace and tranquility the Gypsy Rose provided for us on our stay. I could sense all the love and hard work that went into building it the moment I stepped foot into the wagon. Caroline was very welcoming and quick to respond to any questions we had. The land is beautiful and offers scenic views of the mountains and very convenient access to the crystal clear Cow Pasture river at the back of the property. There were many different sights to see and trials to hike in various places close by. We will definitely be back in the spring/summer to take more advantage of the beautiful river. 10/10 would recommend!

Lazy River Paradise!
Where to start on how much I love to visit this HipCamp. The place is so beautiful with one of the cleanest rivers in the country running past it. The campsite is nice an flat and has a beefy fire ring. The hosts are the nicest folks and would do anything to make your visit the best it can be.

A great spot to camp, relax, and swim! Nestled in the mountains, it’s truly a special property; beautiful and well cared for. There’s plenty of room at both camp sites, and it’s a lovely walk past the farm to get to the river, which is a wonder in itself. Chatting with Caroline and her daughter, and meeting some of the animals was also a highlight for us. Thank y’all for being such great hosts! We hope to come back again :)

The Gypsy Rose
Peaceful reset on the farm
My family of 4+ our frenchie enjoyed staying in the gypsy wagon! It was sooooo quiet and peaceful there. We grilled, took walks, watched the farm animals and wildlife. (Loads of Canadian geese and white tail in the morning) the stars were out and we enjoyed two “super moon” nights also. We sat by the fire and enjoyed each others company. The river is fantastic for swimming or kayaking. We took our 2 and 4 year old up and down the river and they loved it! Caroline is such a great welcoming host with a lovely personality and checked to make sure we had what we needed. I would highly recommend this as a couples retreat or family getaway. Our small children and us fit fine in the gypsy wagon but if you have older kids 3 people would fit with air matress on the floor, but you might want to consider an extra ten with 4th person.
