This land was once all pasture for grazing animals. We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide. Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.

Forested Ledge
No better place for a weekend birthday getaway! The property was beautiful in the winter and I bet more so in warmer weather. We had everything we needed and Amanda was super friendly and made sure we had an excellent time. The sauna is an amazing experience, highly recommend doing it under a starry night. We never slept better! And Amanda was generous to allow us to use an indoor shower after before heading back up to our tent. Our lovely little canine escorts were a delight and we'll be sure to come back again!

Forested Ledge
I enjoyed meeting Amanda and Christopher. Their hospitality was excellent. The tent site included everything needed for a comfortable stay. Also, the tent site had a great view overlooking the rest of the property. Looking forward to staying there again.

Forested Ledge
Starry skies
We had a wonderful stay at Forested Ledge. The tent was comfortable and stayed warm with the wood stove even though it was 35 degrees at night. We had everything we needed. The sauna and cold plunge were an amazing experience. Chris and Amanda were very friendly and welcoming hosts. They have two extremely friendly dogs who usher you throughout the property. We will definitely stay again. Highly recommended.

Steady Slope Primitive Site
Steep and Steady….good times.
Amanda and Chris are great hosts. The land is beautiful. You totally feel secluded. Hiking and cycling are aplenty in the area. Note, their dogs do have free roam of the 60 odd acres, but super sweet and far from annoying, actually great company. I found them a plus. I would/will definitely return.

Pine Site 2, Rainy days camping 🏕️
Amanda, Chris and family are fantastic hosts and they try to make your visit as comfortable and exciting as possible. The campsite gave a feeling of the forests, as thick a canopy of trees above as you could find. There were water jugs provided and tons of wood to burn at a better price than the market. There is a hot shower available 24x7 under the open sky! You can charge you fone near the house and there's also wifi around the house you could use if you choose to reconnect with the modern life. And please please use the Sauna. It is a game changer.

Steady Slope Primitive Site
What an amazing experience!
We were on Pine Site 2, we arrived on friday (30th june) and were there for the 4th of july weekend. We left on july 4th afternoon. It was indeed a primitive site, we went and raked a bunch of leaves to clear out a huge area for us to set up camp. Since there were two tents that we had to set up and a bunch of rain tarps since it was gonna be a rainy weekend, we wanted to clear out a huge area. The brand spanking new outhouse was just a couple of minutes walk away from us, we were not expecting an outhouse but Chris had just recently finished building it and it was a pleasant surprise. Its actually quite cute inside and outside. :) The hot shower was right next to Chris and Amanda's home, but it had an outside access so we could use it 24x7. The hot shower in the rain at night was such a surreal experience. All 3 of us were so thankful for it given that it had rained all day long. We also used the sauna on the last day and regretted not using it more than one time. Should have used it everyday! The car had to be parked a couple of minutes away from the campsite, but Chris transferred all our stuff to the campsite using his buggy, we also had access to a big wheelbarrow that we used to transfer stuff back and forth when we needed to (like groceries etc). All in all the experience was absolutely fantastic, we also made two new furry friends (the two doggies - pepper and ripley) Highly recommend this place!
