Private Farm Minutes to Cville

This was a 55-acre farm, split in half to accommodate a bypass through Charlottesville, so the previous owners had to give up half the land, and actually moved the house down to the other half of the property! They had to build a land bridge to get to the new home site, so they turned the bridge into a dam and created a beautiful large swimming pond, complete with beach and gazebo. My wife Stephanie and I bought the property in early 2017 and have turned it into a private horse farm, adding pastures, a riding ring, and 6-stall barn. There are ~21 horses who live on the property. The property is unique in that you can hardly see another house from anywhere on the property and yet we are only 2 miles from Barracks Rd. Shopping Center, and 4 miles from the University of Virginia.

Arcadia is the name we gave to our 83-acre mountainside retreat center for Earth-Based Spirituality. It’s nestled on the south-eastern slope of 4000-foot Mount Pleasant in Central Virginia, convenient to I81. (Note, there is a town called Arcadia off I81, but that is not us. Not to confuse.) We have a mountain creek with waterfalls, towering Beech and Sycamore trees, Witch Hazels leaning over the water, trout, crayfish, snakes, salamanders, and all the rest. We have about 2000 feet of the vertical mountainside with trails to explore. (But the stage and most of the camping is down closer to creek-level.) There are more sites higher up the mountain if you like more isolated camping. More of a trek to the bathrooms/showers/freshwater. We have one of the finest private stages on the East Coast with a top-notch sound system and a natural amphitheater which is like a single pie wedge of a Stadium that has regular live performances throughout the spring, summer, and fall. Our yurt is regularly booked as a unique glamping experience. There are chickens, ducks, turkeys, and guinea fowl free-roaming. Two dogs, nine cats, and several humans are blessed to call this home.

We will be expanding and developing in 2024, will add one or two unique spaces, including a rustic room inside the large workshop. FORGET YOUR TENT ? we have a few here you may borrow one, for extra 5 dollars. We also plan to add a nice fire pit, for people to gather around . HELLO EVERYONE. We welcome guests to our small and charming location 1413 Cold Spings Road, Stuarts Draft, VA. Near Waynesboro. Weather permitting, if you want to come during our " off " season, contact us, perhaps we can host you. We are in a rural area, not far from a town, and on a lovely scenic road with no streetlight or stop lights.. Nearby are the Blue Ridge hills, Appalachian trail, Serando Lake State park, many streams and some national forest. We have space for 2 motorhomes up to 25 feet, with electric and several spaces for small RVs, tent, or trailer There is ample room here for a dozen tent sites so if you have a group, contact us. We can work something out. One tent location has direct access to electric and water. All guests may use the roomy, well lit workshop building for charging phones or social activity, reading, basic food preparation. There is a small refrigerator, microwave, and camp stove available, and a toaster and coffee maker. There is a woodstove in the building as well, for chilly nights. Land is mostly level we are in a recreational area, only 9 miles from Lake Sherando park. We are particularly fond of the musically inclined, since the host plays guitar. So bring your instruments. And we love nature enthusiasts, homesteaders, bushwhackers, bicyclists, road trippers...........Come here to practice your camping or homesteading skills. Lots of trails nearby. We have a small library of books about outdoor recreation, native plants and creatures, gardening, and property maintenance, DIY........ We also have a bunch of board games guests may use. For children, there is a lot of space to run and play. Pets are welcome. They do not need to be on a leash, but they could run into the woods. There is a full bathoom in the house available to guests. Owner is a Realtor, specializing in rural property, so if you're thinking of moving to Virginia I can help you. The camp is secluded on 42 acres of woods and pasture land just outside Waynesboro, VA. The Upper South River is spring fed, and it runs diagonally through the property. Day lease fly fishing is also conducted on the property. Though urban, it is very private and the water is always cool. The campsite has a fire ring, cooking grates, rotisserie, picnic table and a trash can. It is primitive camping with no outhouse (yet). There are 5 campsites on the property, spaced apart nicely to keep it private. Orkney Springs Outfitters provides lessons and guide services onsite and on surrounding waters from this location. We will pump them up and deliver to your site. Fire wood also available delivered. 30.00 for UTV LOAD. Accessible by car or canoe, East End at Seven Islands provides endless fun for the whole family, including your well behaved off-leash dogs. When you arrive take a cooling dip in a quiet “river pool”, relax on your private beach, or see if the fish are biting. Let your kids experience the best the river has to offer by exploring the shallows for crayfish, chasing minnows, or watching for Bald Eagles patrolling the river. Pitch your tent on the beach or under the trees if you prefer some shade. Spend your nights stargazing, enjoying a campfire (remember to bring s’mores ingredients), or fishing for catfish. This is an ideal family-oriented campsite about an hour NW of Richmond. Come, enjoy and make some memories! Children 10 and under are free. The real estate sign at the entrance is for the farm house only. Camp sites are not for sale and won’t be. Future bookings are no problem Safety Notice: Not accessible by boat, canoe, or kayak when the James River level is 6 feet or higher at Scottsville. At 7.5 - 8 feet, there is not much beach to play on and the river is too dangerous to navigate. You can drive in and camp, but please stay clear of all water activities, including fishing, in these dangerous conditions.

This bucolic property on 60+ acres offers some of the best 360, panoramic views in Nelson County and a peaceful stay at LongView Farm. Just minutes from the Nelson 151 Craft Beverage trail (over 15 family friendly breweries/winers) and right across the street from Woodridge Farm Brewery. There's an Exxon station less than a mile from our entrance if you have forgotten anyone or need propane/gas. Public access to the Rockfish River also available 1 mile away. Charlottesville is an easy 25 minute drive. 10/2022: Fire extinguishers and first aid kids now available at the entrance to each property! 08/2022: Picnic Tables and Fire Rings now provided! GROUPS: We only allow a small amount of bookings at each of our three sites to allow for a spaced-out, private experience BUT if you have a large group of people and would like to book an entire site we can add spaces to that site for the dates you are looking to book to accommodate; just shoot us a message. -----||----- Site Descriptions: Sandy Bottom: most space, access to Davis Creek, parking at site, road noise Crawfish Creek: most secluded/quiet, slightly smaller than SB, parking at site Sunset Ridge: best views, parking at site, closest to residence CURRENTLY CLOSED Hidden Hollow -----||----- UPDATE 08/2022: We now have Picnic Tables and Fire Rings available! Currently only accepting TENT campers until the driveway to Sunset Ridge is re-graded for RVs and Trailers. ----------------- This is a working farm, home to both Livestock Guardian Dogs as well as resident dogs, cats, rabbits, chickens and various livestock. If you choose to bring your dog/s, please let us know when booking. You should NOT bring your dog/s if they are high-strung, overly sensitive, aggressive, or not trained. Our livestock guardian dogs are hard-wired to protect so if they sense an uncomfortable vibe from another dog, it will make them uncomfortable and they need to be focused on doing their jobs. Safety, privacy and environmental impact is very important to us. We require a minimum of 50 feet between each campsite. Please contain all trash, human waste and canine waste and pack it out with you when you leave. Be kind to the areas in which you camp, as they are home to many wildlife, native trees/shrubs/plants and in some cases, food for horses and cows (hay fields).  Each site is provided a fire pit (upon request) and we sell firewood. Camp Cove Creek

Camp Cove Creek is located in rural Faber, Virginia which is 20 minutes from Charlottesville in beautiful Nelson County. In addition to the many natural features like the Blue Ridge Parkway, Appalachian Trail and the James River, Nelson is home to Wintergreen Resort and Oakridge Estate and hosts events such as the Lok'n Festival, Camp Jeep, and Overland Expo. Camp Cove Creek was originally part of the my grandparent's Waveland Farm. Originally situated on over 600 acres, the brick antebellum house across the hill was used as a hospital in the Civil War. The camp used to be a horse and cattle farm as well as a flea market and airport with grass airstrip when my Mom owned the land. Our vegetable Garden was by the swimming hole. The airstrip is the future home of Faber Christmas Tree Farm. Camp Cove Creek is easily accessible via Rt 29 and Rt 6 east (Irish Road). Our property sits at the confluence of Bear and Cove Creeks where wading is permitted and encouraged (with water shoes). We are continually trying to improve the site by removing old barbed wire, poison ivy, and invasive plant species in addition to planting Christmas Trees, raising 3 kids, and working 2 full time jobs so please forgive our works in progress. Enter at the site we still call the Flea Market (1980's use of the hilltop). This is the top of our 12 acre camping playground. 4wd vehicles are welcomed to drive "the dirt loop" clockwise and camp anywhere along it or the creeks bordering it. The loop is bordered by Irish Road to the south and creek bottoms to the west and north. We encourage walking the route first as it has intentionally been left primitive to provide more of an authentic and fun getaway adventure. Adventures do tend to scratch paint no matter how tough the ceramic coating is so enter at your own risk! Nearby in the soapstone mining town of Schuyler you can visit the home place of Earl Hamner, best known for his creation of The Waltons TV show. While you're there check out the Waltons Mountain Museum, which happens to be my old elementary school and my parent's former high school. The dam bridge in Schuyler is pretty cool too!

The Batesville Sweet Spot

Enjoy 100 acres of mature hardwoods, meadows, ponds, and a small stream, the headwaters of the Mechums River. We recognize it as the ancestral lands of the Monacan Indian Nation, a Siouan-speaking tribe of Virginia's Piedmont and mountain regions. We welcome all people to enjoy the land we have been privileged to inhabit for the past fifty years. The property is under a conservation easement with The Nature Conservancy and has a recently installed 5-acre wildflower meadow and 1,000 newly planted trees. Fifty acres are mature hardwood forests. Our two Hipcamp sites offer absolute privacy and quiet on 100 acres of open meadows, forests, a small stream, and two ponds. The barn has water and electricity so that you can recharge your phone. Enjoy bird watching, fire-gazing, bicycling, and hiking our many trails. Firewood is provided at no extra charge. Fires are allowed, weather permitting. HIpcampers will be notified if there is a no-burn policy. Up to four kids are free. One pond features a sandy beach, a mud kitchen for the little ones, a dock, two kayaks, two canoes, and an island complete with a hammock! On starry nights, paddle to the floating dock for excellent stargazing. Both ponds are stocked. LOCATION: DETAILS OF TWO CAMPING SITES The two sites are separate from one another, located at different ends of the property. If you are deciding which campsite to choose, here are a few things to consider: Both sites are private, quiet, and within walking distance of a pond or swimming hole, but offer different advantages. WIFI is unreliable at either site but available at the barn, closest to the RIDGE. THE RIDGE CAMPSITE This is a true gem of a campground, with a mature hardwood forest on an incredibly situated ridgeline running north-south. The walking paths around the property are splendid, with signs of native wildlife, including turkey, deer, beaver, piliated woodpecker, and much more. It offers an easy drive right into. The outhouse is a close walk from your campsite—an open meadow on a ridge surrounded by forest and a 5-minute walk to the pond. It is best for groups of 10 and under. It has a fire pit, a picnic table, and a hammock. THE RIVER CAMPSITE is a larger open meadow beside a small stream, suited for small and larger groups (up to 20). A refreshing swimming hole is a short walk away, and the pond is a longer walk. CHECK-IN AND CHECK-OUT DETAILS - Check-in is available after 4 pm; - Check-out time is four. Exceptions can be made on certain days. Please inquire ahead of time. GENERAL LOCATION We are located off a country gravel road at the foothills of the Blue Ridge Mountains, two miles from The Batesville Market, where you can pick up gourmet fare and hear live music most Saturday nights. NEARBY SIGHTSEEING AND RECREATIONAL OPPORTUNITIES We are within half an hour's driving distance of the Blue Ridge Parkway, the Crozet Tunnel, the Shenandoah National Park, Charlottesville, Waynesboro, and Staunton (and its famous Blackfriar Theater). Numerous vineyards, breweries, and distilleries dot the countryside in this area. We would love to share it with you!
