We allow pets, all dogs must be on a leash 6ft or shorter in length and held by an adult, there is a $10/stay pet fee for pets that can be paid prior to arrival. Bought this place 13 yrs ago it was nothing but bare land. I've cleared out an area to camp, play, and enjoy the world. Find this as a good chance to share the outdoors with new ppl... Learn more about this land: The feeling of peace is about 1/2 mile off the road. Pulling into Apple Cove you'll see we've cleared areas for tents and small van style RVs. There is an individual fire pit for each camper, a small rock bottom creek runs through the 15 acres for a nice, relaxing view of the woods. The kids and I set up a swing set, and a spot by the creek to play and splash. Now, New York is a 420 friendly state. Enjoy yourself but please be respectful of others Minutes away from Stony Brook Creek, Letchworth State Park, Silver Lake, Silver Springs MX track , Walmart, Tim Hortons, wiscoy falls, multiple restaurants, and stores. Recycling is encouraged, camping is at your own risk and discretion for spot location. Military members showing id at check in receive $5 cash back or free small bundle of wood. As your host, Brian, a National Geographic cinematographer, has infused the cabin with photography and treasures from his global journeys, adding a unique touch to your stay. Features include: - Private driveway - 12-foot porch with a porch bar - Four windows for a refreshing cross breeze (East-West orientation) - Finished floors, walls, and ceiling, with insulated walls for comfort - Double bed and reading desk - 7-slot vinyl record bar for music enthusiasts - Wood stove (available November - February) - Lockable doors for security - Fire ring and camping chairs for outdoor enjoyment - Porta-potty with pump sink - Garbage bin and dish sink -Common Kitchen items like plates, bowls, cups, cutlery etc… -Garbage Bags (If garbage is used please take with you upon departure) Please note that this is a true campsite experience and not an Airbnb rental, meaning there is no electricity, water, or sewer on the property. However, we provide battery packs and solar options for your convenience. The dish sink operates with a foot pump connected to a 5-gallon water jug. Guests are welcome to bring their own wood or explore the surrounding area for available resources. For your safety, please exercise caution when venturing into the woods and avoid approaching the active train tracks located at the back of the property. While the passing train adds to the rustic charm of the setting, it may NOT be suitable for light sleepers. Road traffic noise tends to calm down in quiet hours. Bed sleeps 2 but up to 3 welcome. While the farm is no longer operational, the majestic old apple trees are a highlight, boasting beautiful blossoms in spring and emitting a delightful aroma in autumn. Natural springs dot the landscape, creating picturesque creeks and rivulets throughout the property. Conveniently located approximately 45 minutes from Letchworth State Park, 15 minutes from Six Flags Darien Lake Theme Park, and about 20 minutes from Batavia and Warsaw, our farm offers easy access to a variety of attractions. Just 5 minutes away in the Village of Attica, you'll find a large park featuring a walking path, expansive playground, dog park, basketball court, splash pad, and pavilions. Our property features a sprawling open field at the base of a gentle hill, with additional farm fields and acres of woods atop the hill. The campsites are nestled along the edge of a hedgerow and into a wooded walking path, providing shelter from the wind. For your convenience, two port-a-johns are located within walking distance of the tents, and we supply fire pits and firewood. During your stay, you'll likely interact with Stephen, our primary host. Allison may also be available, and you might even receive a surprise visit from Stephen's father, who owns the farmland surrounding the campsites.

This is a single occupancy listing. You and your party will be the only guests. We do have a separate living space in our barn so only parking is shared. Originally 100 acres was purchased by the Deering family back in the 1800's from the Holland Land company. Then sometime near 1900 the farm was split between two brothers, each receiving 50 acres. The home was originally built in 1903 and is currently updated and remodeled for today’s codes and standards. 47 acres of accessible woods and pasture remain for hiking and at the top of the property a breath-taking view across Lake Erie into Ontario Canada. Great location for winter sports just 20 minutes from the newly renovated and reopened Cockaigne ski resort, and it’s just miles from access to marked snow mobile trails. Mud room makes it easy to shed and store boots and jackets. Spring time activities includes “March maple syrup madness” and exploring the Amish communities of Chautauqua county. For summertime it is just minutes to the Lake Erie shoreline and Dunkirk harbor for aquatic activities. In the Fall you cannot beat the canopy of colors. There are 3 wonderful wineries within 5 miles of your door, bring a bottle home and enjoy it by an outdoor campfire, or just sit on the patio and look up at the night sky. In the morning you can make your coffee by the cup, or carafe then sit on the patio and watch the sunrise. Major department and food stores are just minutes away. Come stay for a day and you will end up wanting to stay for more, a minimum 3 day 2 night stay is recommended.

Relax and enjoy a bit of rural life at our campsite overlooking farm fields and wooded hillsides. Our backyard is narrow, but long, so the campsite is approximately 100 yards away from the house, giving the guest privacy and a sense of solitude. The property enjoys plenty of sunshine all day long and beautiful sky views of the sunset and stars. We are located approximately 40 minutes away from Letchworth State Park, 15 minutes away from Six Flags Darien Lake Theme Park, and 20 minutes away from Batavia and Warsaw. Just a few minutes down the road in the village of Attica is a large park with a walking path, playground, splash park, dog park, basketball court, and shelters. The village also has three gas stations, a Tops grocery store, and several restaurants ranging from Burger King to the local golf course; feel free to ask us for other bar and restaurant suggestions! While staying on our property, you will be interacting with Stephen and Allison for your immediate needs. During the warm months, we spend a lot of time outside with our two little boys in the yard area immediately surrounding our house. You may also be visited by the school-aged neighborhood boys who won't cause any trouble but do like to chat! We provide four chairs, a fire ring, and firewood; there is no dedicated toilet, but there may be limited access to the bathroom in our house for a shower if we are at home and available. Please be aware, on the opposite side of the farm fields are other residential backyards.

Property is 10 miles from East Aurora, 30 miles from Buffalo, 25 miles from Batavia Located on a small homestead farm with free range chickens, ducks, cantankerous geese, as well as dwarf goats, honey bees and a blind dog--so please drive slowly. Farm encompasses a mature hardwood forest, large organic vegetable garden, pollinator gardens, plant nursery, fruit and nut trees and shrubs. A diverse population of wild birds visit and nest here, including our summer pond resident green heron. A creek with waterfall runs through the property. Cabin is on the edge of a tree-lined pond. Host will meet with you upon arrival to give overview of land layout. We live and work here, but will respect your privacy and space. We ask that you please do the same, which includes all the living inhabitants here. We are in farm country, so at times there may be tractors, manure spreading, mowing, etc. in nearby fields. Also, the frogs make quite a ruckus on the pond in the evening.

The property is just shy of the Letchworth State Park border which gives us a beautiful view of the Genesee River Valley. The property is surrounded by fields and with extraordinary views across the Genesee River valley. This property is an open field which is perfect for star gazing! Since there's not any tree coverage we recommend bringing a tarp to cover anything you want to keep dry incase of unexpected weather. You'll have less than a mile walk to the trail heads of Letchworth State Park, the Finger Lakes Trail and the Genesee Valley Greenway. Stony Brook is just 28 minutes away and the start of the finger lakes region is about 30 minutes! We run a small farm stand in front of our house with fresh produce, baked goods and local goodies! If you're looking for a yummy sit down meal after a long day of hiking Whistling Farmers pub is a great farm to table restaurant at the local golf course located 1.7 miles from the property. Also about a mile away is the areas best ice cream parlor! If you're looking for a good place to swim please reach out and I will pin it on a map for you!
