We are located on 17.5 acres. Open areas to set up for tent camping, or very secluded areas on trails. Lake Livingston is 30 min away, Lake Livingston State Park is 4o min, Houston is 50 min, Lake Conroe is 50 min. 15 min from Wal-Mart. Galveston is 1.37 hours. 

We have finished upgrading out 2 RV Pads. And still have plenty of room under the trees for tent camping

John is incredible. I arrived a little late because of work. He showed me the property and all the work he has done as well as what he has planned. It’s easy to get carried away talking to him. Gorgeous property. I stayed under a grouping of pines next to his pond. The sound of frogs and birds lulled me to sleep. I’ll be staying here again for sure. The hospitality and responsiveness were unlike any other site I’ve visited.

After loading up all of my stuff and the kids and driving to this ranch, I was highly disappointed with what I found upon arrival. First of all, the area to set up camp was right along a fence that was next to the road, and also next to the fence to the neighbor’s property. It looked like we were pulling into a rural junkyard. There were trucks parked, tires around on the ground, overgrown grass, trailers, etc. There was no sign of the big open area that is pictured on the website and there were no farm animals to see. There was no space to throw a football or a frisbee or do anything because the ground just by the campsite was terribly uneven and overgrown. I honestly don’t know what property was posted on the website because the picture with the tent and canopy was the only picture that looked similar. (Possibly the main property that was not a part of the rental/camping property area?) There were not very many trees or shrubby areas that we could have hid behind to go to the bathroom, and the trees by the campsite were along the fence which was along the road. The man that greeted us after we’d sat in the car for about 10 minutes was very nice and explained where we could set up camp. He said he leases space on the property. The owner informed me he’d be out of town for the weekend. Communication was great and the owner, John, was very nice. I just wish the space matched what was presented.

My check in person said you never set foot on the property. We have 17.5 acres and all.you saw was 1 acre. Yes there are trailers and trucks and tractors on the property, as we are a working ranch. If you had asked about the animals, we.would have shown you where they stay. You could have even fed and pet them. We have 15 goats right now. If you had walked into the property you would have seen the pond and about 5 acres that are open. I also have 10 acres of just trees and trails to walk, that you would have enjoyed Yes a trench was dug for expansion of new trailer spots. That's why I had mowed an area about 50x50 ft, by the green kids slide, for you to camp. I have just got a load of tires to make a kids mountain and other kids jump on toys. Sorry that you did not stay. You and your kids would have had a great time. Maybe you can come and actually walk the property. All of the pictures are of the farm and my animals.
