Clean, stocked, comfortable, and serene. Thank you so much for making us feel comfortable during our stay. The animals were entertaining…the river was refreshing, and the cottage was exceptional. Would recommend a million times over!

The space felt very inviting and larger than in the pictures. We enjoyed all the animals, the walk to the river and had everything we needed as Katie was a very attentive host.

Very thoughtful host!! MANY EXTRAS included : complimentary snacks & river tubes available for use! GREAT condition & exceptionably clean! Fantastic view & fun for kids. MUST LOVE ANIMALS! Expect to wake up at sunrise with roosters & peacocks crowing & cawing! Not a problem for us as we’re early risers. But Do NOT expect to sleep in!! There are earplugs provided in cottage medicine cabinet along with toiletries which helps. Animals are fenced directly beside cottage so it’s an animal lovers dream stay! We thoroughly enjoyed every moment!!

Beautiful tiny house with a lot of love put into it and the grounds and the animals have me wanting to book another trip soon. The animals are so happy and the property and tiny cabin are so clean and my dogs loved the private riverfront where we relaxed for hours. Owners are amazing too and always ready to go the extra mile to make sure we were comfortable.

My fiancé and I were fortunate enough to spend the weekend near Scottsville,, Virginia At Katie‘s little blue cabin. Having grown up in upstate New ‘s dairy country, I almost forgot how relaxing being around a farm can be. Having have both been battling a flu virus and the stress of work, a weekend at Katie‘s is just what the doctor ordered. The hospitality was exceptional as was the lodging. We can’t wait to book another weekend vacation at Katie‘s.

My fiancée and I stayed in the cabin and couldn’t have had a better time. One thing i was concerned about before arriving was the noise from the dogs working to protect the livestock at night and the roosters in the morning, neither was overwhelming or even a cause for concern from the cabin. The hosts are courteous and polite especially with questions even while they are feeding the animals or otherwise occupied, as well as being knowledgeable about the area.
The animals are all shining stars and truly a reason to consider visiting, Shiloh and Ben were the hardest working dogs i’ve ever seen, in addition to being friendly and well behaved with guests. Additionally Trigger and Mandy, the horses closest to the houses were patient and friendly (even to me who has more than a little fear/respect for horses).
The cabin itself is fantastically well equipped, they provide all sorts of toiletries and snacks, which is going above and beyond (especially if you forgot to bring soap). The bed and seating were well beyond adequate to the point i’d say it’s the best cabin camping experience i’ve had to date. It’s certainly more glamorous than a tent! the cooking situation was again above and beyond expectations, cutlery, plates, tongs for the propane grill, everything you would need to prepare a meal for several people is included and in fantastic condition.
Overall we had an excellent time and if possible will be returning!

I had such a great weekend stay — waking up to the rooster crow, the truly stunning view of the mountain, the peaceful solitude with a side of friendship from the many incredibly sweet dogs at the sanctuary. I would absolutely come back to explore again, though, even in the winter, this was a wonderful time.

Wonderful to get to stay at a beautiful tiny house that is super dog friendly surrounded by the cutest rescued animals, gorgeous mountain views and a beautiful stream to relax in. The town is cute too and the drive to Charlottesville is not too bad either for some great food!

This property was the perfect fit for our yearly tubing/camping trip with our dearest friends and family. The view was gorgeous during the day and even better at night. We’ve never seen so many stars! Everyone was warm and welcoming (even the farm dogs Ben and Shiloh!) We we’re given a courtesy ride to the river and the kids had a blast running through the fields, picking wild flowers, catching lightening bugs, visiting with the animals and making s’mores at the pit. Hands down the BEST location for privacy, tubing, fishing, swimming, camping and making memories. A true sanctuary for all. We will absolutely be booking again next year!

We had an amazing weekend at the farm! The views from the tent site are breathtaking, it’s peaceful and remote without feeling too isolated. Katie and Jenn have worked hard to create an amazing escape! We loved spending time with the farm animals (my youngest basically lived at the barn), we waxed in the river and loved spending time with 3 of the farm dogs (Ben, Shilo and Huck). We will absolutely be back!!

We had a great weekend camping on Katie's farm! The hilltop campsite made for perfect sunset views and stargazing. The space next to the james river on their property was shady and relaxing. There were so many sweet animals on property that came up to the hilltop to hang out, the Pyrenees dogs stole our hearts though.
If you decide to check out this campsite, I highly recommend getting the farm fresh eggs, they tasted so fresh and delicious.
We will definitely be back, hopefully when it's warm enough to get in the river and swim.

This was one of the most perfectly imperfect weekends! We knew going into the weekend that there was rain in the forecast but decided to tough it out anyway, and it was so worth it. We were greeted by Shiloh, River, and Ben who were all very friendly, even with our senior dog who can be a bit reactive. The views were gorgeous, the animals were adorable and friendly, and Katie and her family went above and beyond for us when the weather got a little too intense. (Highly recommend metal tent spikes for tent campers) I'll miss waking up and stepping into a field of wild flowers with the sun behind me and the mountains ahead...until we visit again!

This was our family’s 3rd time staying here and we plan to come back again and again! The tiny house itself has such thoughtful touches from the aromatherapy to the stocked snack pantry to the mountain of pillows and books about chickens. The sounds of the farm are comforting and my kids can’t get enough of the variety of animals and especially the dogs and cats they’ve befriended. The town of Scottsville is less than 10 mins away and has cute shops and tasty restaurants, and we love River Town Antiques. We also go to neighboring towns like Charlottesville, Lovingston, or Appomattox for activities, hiking, and history. You will love staying here.

We highly recommend staying on Katie’s land for many reasons including a beautiful farm filled with animals, cozy sleeping arrangements, and a peaceful ambiance. We would absolutely come back to this farm.

This was the perfect fall getaway. We walked the trails and sat by the fire. Our labs made new friends with the resident “pack” who walked with us and greeted us throughout our stay.
The little house is super clean (and I’m picky) and has all the special touches including extra snacks and supplies.
What a treat!! We’ll be back and can’t wait to bring our granddaughter who will love all the farm animals.

This camping spot was amazing! The views were top notch and the animals were all so sweet. The farm is the perfect distance from popular hikes and vineyards. I will be staying here again for sure!

This was a lovely setting with beautiful views, a large open field for the kids to play in, and numerous farm animals to visit. Overall it was a big hit with our kids and we had a nice time.
That said, before booking this site please ponder the impact the dogs will have on your stay. 5+ dogs live on site at this farm. They are friendly, fairly docile with the kids, and for the most part a pleasure to have around if you are a dog-lover like I am. However, they were NOISY at night. I am not a light sleeper, but they woke me and our small children at least 5 times overnight between 1am and 5am with loud repetitive barking directly adjacent to our tent. My son has slept through severe airplane turbulence, a hurricane, and his siblings screaming. I have slept on fire engines with sirens running, and outside in sub-zero temperatures. Neither of us could sleep through the night at this campsite.
The dogs also caused trouble with mealtimes. At least one of the dogs (Shiloh) is not well trained, although she is super sweet. She ate food off my son's plate while it was in his lap, repeatedly raided our S'mores stash as we tried to roast marshmallows, got into our trash can twice even as we yelled and tried to chase her off, and wouldn't move away from our dinner table despite our best efforts.
If not for the dogs destroying our night's sleep and causing chaos around meal times, this would have been a perfect spot. We still had fun, but wish the dogs were better behaved.

We loved our stay! The location is so unique and awesome. The cabin was clean, organized, and well stocked. There was so much to explore and take in. The walk down to the river was scenic and peaceful. Watching the sunset from the top of the hill was magnificent. It was immediately obvious that no detail was overlooked. I can't state enough how wonderful our stay was. We look forward to visiting in the future.

Wow! Just wow! This tiny cottage (full of well-appointed decor and loads of snacks) is set right on a real working farm. Everything it claimed to be and more. My girls (4 and 2) had more fun playing with the baby goats and other animals than I ever could have imagined. Free to come and go as we wanted at the barn, saw all the chores and even a vet visit for spring wellness checks!
Spent our second evening down at fire pit by the river and walked all the trails and creeks on the property.
We could t have felt more comfortable and relaxed.
Thank you Katie and Jen for an amazing stay.

We loved staying in the tiny house. It was well appointed with all the right touches. All of the friendly animals were really enjoyable to be around. We were literally escorted down to the river by the dog named River . Not kidding . It’s about 300 yards from the house. We started walking that way and he just just got a few feet ahead of us and we just followed him! We will be back this summer. We are looking forward to it. While at the house we had a few visitors here and the like a few of the dogs ( very sweet and pretty chill ) a couple of roosters and cats . There is much more animal wise but the Guinea hens are a hoot to watch. Bottom line, if you love animals you’ll love this place .

Wow, what an amazing find! This place was absolutely perfect for a little getaway. My husband and I felt so refreshed after spending a night surrounded by beautiful scenery, loving animals and a warm fire. 10/10 recommend.
