Escape to our working beef cattle property set along the beautiful Mann River, just 35 minutes west of Grafton or 1.5 hours from Glen Innes. Enjoy wide open spaces, peaceful river views, and a genuine taste of country life. We offer seven spacious, grassy campsites overlooking the river. Four sites with easy 2WD access and three long-drop toilets available. Two sites on our island, 4WD accessible only – perfect for those seeking extra privacy. (Self-sufficient campers only – bring your own toilet.) One site “around the bend”, also 4WD access only, BYO toilet required. Each campsite features its own fire pit, perfect for cooking dinner or relaxing by the campfire under the stars. Firewood is available near the gate to the river for $10 per bag. Campers have 2 km of riverfront to enjoy – ideal for swimming, fishing, kayaking, or simply soaking up the serenity. You’ll often see our cattle and horses grazing through the camping areas, adding to the authentic rural charm. If you need to stock up, the Mann River Caravan Park shop is close by for ice, gas, ice cream, and takeaway meals. Come unwind, connect with nature, and experience real country hospitality by the river. There are plenty of great day trips from camp — visit scenic river crossings like Cangai, Hanging Rock, Coombadjha, Lillydale, and Copmanhurst, or head up the Gibraltar Range to explore Washpool and Gibraltar Range National Parks for rainforest walks, birdwatching, and waterfalls like Boundary Falls. Sorry, no pets.

Silky Oak Tree site is a lovely, grassy campsite set under a big silky oak tree, offering plenty of shade and peaceful views of the Mann River. The river is just a short stroll or a quick 100m away, where you’ll find a shingle riverbank that’s 4WD accessible. Enjoy fresh, non-tidal water perfect for paddling, swimming, fishing, stand-up paddle boarding, or simply floating and relaxing. Along our riverfront, you’ll find two sets of rapids with a beautiful calm stretch in between, ideal for a lazy afternoon on the water. The campsite includes a long-drop toilet and a fire pit beneath the silky oak — perfect for cooking or sitting around the fire under the stars. You’ll likely see our cattle and horses grazing nearby, as we’re a working beef-breeding farm, which adds to the authentic country feel. Our property sits just across the road from the Mann River Caravan Park, where you can pick up supplies like ice, gas, takeaway food, or an afternoon ice cream.

Great grassy flat, all accessible by two wheel drive with shade.  And 100m off the waters edge is accessible by 4WD, get easy access for swimming, kayaking, fishing. The firepit can be supplied depending on fire restrictions at the time. Our property is situated across the road from the Mann River Caravan Park. This allows access to shop facilities for top us like ice, gas, take away food, an afternoon ice cream or canoe hire or planning a canoe trip on the river.  There are some great day trips to explore the area from your camp, other river crossings like Cangai, Hanging Rock, Coombadjha, Lliydale, Copmanhurst and many more. Our properties situated on the Mann River, across the road from the Mann River Caravan Park. This allows access to shop facilities for top ups like ice ,gas, take away food or an afternoon ice cream. They also offer canoe hire if you are planning a canoe trip on the river. There are great day trips to explore in our area, other river crossings like Cangai, Hanging Rock, Coombadjha, Lillydale, Copmanhurst and many more. You can also head up the Gibraltar Range and check out Washpool National Parks for rainforest walks, bird watching or a look at Boundary Falls.  River Flat Site is a lovely grass campsite with shade from the Gum trees and great river views. The river is a short stroll or drive 100m away. The river bank is shingles and 4WD accessible. It is fresh water that is not tidal, we also have two sets of rapids on our river front with a great stretch of smoother water in between, which makes for some great paddling, fishing, stand up paddle boarding or just relaxing in a floaty. Cattle and horses roam the river flat as we are a beef breeding cattle farm.

The Island with Rapid View

The Island is a lovely secluded grass strip on the edge of the Mann River. This site is on the waters edge at the bottom of a set of rapids. Lovely over hanging trees on the waters edge, creating great shade for relaxing under on a hot day, listening to the river flow by.... Enjoy the evenings by the campfire. Named "The Island" as when we have a lot of rain or our catchment areas do, we get a rise in the river and it creates an island. For this reason "The Island" is 4WD access only and is subject to us offering you a different campsite, if "The Island" is at risk of being cut off. Access to the toilet is available on request or you're welcome to bring your own camping toilet and shower. No pets.

Island Escape

Island Escape is a big site all grass, it’s towards the end of our island where the tree line opens up and you camp above a lovely deep hole of water. Perfect for swimming and fishing. you get to enjoy a large space to spread out on. There is one other site on the island that is few hundred meters away. This site is 4x4 accessible only, great for camp caravans or camper trailers, tent or just rolling out a swag. It’s not as easy to pull a big van across the shingles to access this site, we don't recommend towing larger caravans definitely not caravans that are not 4WD off road vans. We recommended that you are self sufficient with your own camp toilet as there is no composting toilet on the island.

Around the bend
Lovely flat, grassy camping spot with panoramic views of the river. Toilet and fire pit at each site, sites well spaced apart and very easy access off the Gwydir Highway. Good communication and assistance to book from hosts Lynell and David. Sites are very well maintained. A few cows around so be aware of stepping in cow pats. Lots of lovely birds. Highly rate and recommend this hipsamp

Island Escape
Absolutely loved our stay at island escape, Westbury Downs. Easy directions to get there and greeted by lynell who showed us to our site. The site was amazing with a great river view and the sound of rapids. Kids loved kayaking and swimming all weekend. We will definitely be back

The Island with Rapid View
What an incredible place!!! The campsites are spacious with the nearest camper 300m away so it felt like you almost had the island to yourself. The Mann River is breath taking and a great spot to swim, paddle, explore and relax. Lynell is very welcoming and so easy to communicate with. We will definitely be back!!!

Silky Oak Tree River Site
Lynell and David have a beautiful property and the campgrounds were very well maintained. Lynell was very friendly and very accommodating. The other we r campsites we ere far enough away that everyone had their own space but we were lucky enough to have the place to ourselves on our visit. Would highly recommend for a relaxing peaceful getaway!

Considering how close it is to the highway there is no highway noise. The kids saw baby turtles on the Sunday morning which was very special. We will definitely be back.

Island Escape
Awesome place to camp, we camped on the island with our hybrid camper trailer. You do need a 4x4 and camper trailer with a bit of ground clearance to get to the island sites but it was very accessible for our setup. There’s lots to see in the area if you like to take a day trip around the valley. Lynell is an excellent host who made sure that our stay was perfect and her directions to the island site were very easy to understand. Will definitely be back.

Camping on the grassy area just above the river was excellent. Easy access from the main road. Such a peaceful place with stunning views and a very welcoming host. Stargazing at night around the campfire was a bonus.

Host was lovely with easy to follow directions. Had space to ourselves as a winter stopover. Actually stayed in spot under trees not middle bank. Basic drop toilets were a helpful feature. Stayed two nights with our camp fire to keep us warm (some firewood was available to purchase) Overall great spot. Even took a quick dip in the river ❄️ Sites not particularly level so bring your chocks (these are paddock stays with livestock) Also, not much tree coverage for the hot western sun so not sure we would stay in summer as would be cooking with no shade. Overall recommend.

Molasses Flat Westbury Downs
Well another lovely stay at Molasses Flat Westbury Downs, On arrival we were greeted by the team of horses who were giving us little nudges for a pat while setting up camp. it’s a very serene campsite to visit. Just sitting back listening to the river run and hearing the slight roar of the rapids to the west of campsite. Lots of native birds to spot whilst sitting back enjoying the peacefulness. Plenty to explore within the boundaries of the farm. Gathering up driftwood for the fire and walking along the rivers edge. Plenty of water to fish and enjoy a paddle along the water. Some great sunrises and sunsets were observed. We were lucky enough to have a full moon that shone on the river pebbles which illuminated them of the night which was cool. Overall it’s a 10 out of 10 for us. Lynell and David are great hosts and have a great setup for anyone who’s into camping.

Our stay at Westbury Downs was magical. The location was beautiful, you were right on the river and it was so beautiful to see and smell the farm animals around the property. Lynell was also very accommodating with all our requests. I would definitely recommend this place for a beautiful country/river escape.

Sure! Here’s a glowing Hipcamp review you can post: We had an incredible stay at this beautiful grassy paddock overlooking the tranquil Mann River. The campsite was super easy to access with our 4WD and 20-foot off-road caravan — plenty of space to manoeuvre and set up comfortably. The site itself is wonderfully private, with no one else in sight. We loved how peaceful and quiet it was — the perfect place to truly unwind and disconnect. There are plenty of walking trails nearby through the surrounding national parks. Highly recommend this spot for anyone looking to relax in nature, enjoy the river views, and explore the nearby bushland. We’ll definitely be back! Thanks Lynell and family for sharing such a cracking spot.

We have just spent our 5th Easter camping at this beautiful location. We love the large camp sites and uninterrupted view of the river. Just a short stroll to the water for a swim, kayak or fish. Lynell is an amazing host with great communication prior too and during our stay. Highly recommend.

Higher Level River View
We absolutely loved our time Westbury Downs. Out two toddler boys had the time of their life and we really made great family memories. Lynell was so accomodating and friendly. We loved the cows and horses! They were freely roaming and made for great conversations. Thank you for having us Lynell. We will definitely be back!

Island Escape
Amazing spot next to the Mann River. I’ve spent a fair bit of time exploring the Mann, Clarence, Nymboida and Boyd river systems and this is one of the best locations. Easy to get to, pristine water, great fishing and canoeing. And Lynell is an awesome host. We’ll be back

Epic place to camp — even loved it when we had over 100mm of rain! Super close to the shop, which makes it really easy. Camping right on the river was perfect. Nice flat ground with lovely grass. Will definitely be back for sure!

Higher Level River View
We loved our stay here and found the owners very helpful and friendly. The 3 days we had here were spent kayaking on the river, exploring the valley and the two national parks further along the main road and simply enjoying the fresh air and a beautiful view at camp. What a beautiful farm. Only a few sites so not busy at all. Creekside camping with a safe creek for kids and kayaking. Cleanest, least smelly pit toilet I have ever seen! Perfect spot for a campfire. We loved it. Highly recommend for families. It is also only a short drive to the Gibraltar National Park for day hikes

Lynell was a great host. We got moved out to the island and camped right on the river. Lovely spot, a long way from other campers and the provided toilet was a nice surprise. Worth the stay.

Superb spot with lovely mountain views right on the Mann River. Very peaceful and quiet - we were the only campers for the 3 nights we were there. It was hot during our visit so we loved being able to cool off in the river and set up camp chairs under nearby trees but it would also be a great spot in winter because there is plenty of space without trees if you'd like to soak up the winter sun and still be close to Washpool and Gibraltar NPs for walks. Great communication from Lynell before the trip and she was very understanding when it appeared we would have to cancel at the last minute. Thank goodness we didn't have to!

Amazing riverfront camping

We had an incredible time at this beautiful Hipcamp! The property is absolutely stunning, with peaceful riverfront views and plenty of space to relax. The friendly cows and horses made the experience even more special—it was such a treat to see them roaming around and to give them a pat! The owners were fantastic, super welcoming, and made sure we had everything we needed for a comfortable stay. We can’t wait to come back!

Have stayed a few times and always enjoy. Had been plenty of rain which had the grass long, but green and easily managed with camp mats. River was perfect as always and hosts were equally helpful as usual. Quiet, great weather, great company and great hosts. Note the last time we stay!
