RiverFront Bell Tent, has Potential
Riverfront Bell Tent had so much potential, property was a mess of projects and unfinished HipCamp spots.
First off comunication with the Host was spotty at best. Second, the listing said Portable toliet none was available. Third the Bell tent was up but need to be finished with the final posts and poles set in place to keep the rain out. 4th the property was over grown with Poison Oak, I understand that camping has its share of Poison Oak but this was a 65.00 dollars a night Hipcamp. Also this was a holiday weekend right at the beginning of the Camping season. Hopefully this was helpful. My partner and I ended up spending Friday night only and packing up Saturday morning to find another Campspot along the Van Duzen. As it being a Hoilday weekend, we booked the Bell tent for 3 nights. Thankfully the Humbolt County Park down the rode had a spot available. Half the price, dog friendly, flush toilets and showers! Each campspot surrounded by Redwoods and close to the Van Duzen.

Riverfront Bell Tent
I wish I had read the reviews more carefully. Or I guess, at all! While this site was reasonably private, I wasn’t expecting the little “cottages” or the room made out of a shipping container. I kept expecting someone to show up at any time and kick us out. Defiantly looked like someone had been living there. And there’s definitely a construction vibe going on, with felled trees and equipment everywhere. I guess for $50 I just naturally expected more of a campsite. If we had planned to stay longer than one night I would have been pretty disappointed. But the port-a-potty was clean and that was nice.

Great spot on the river. Close to state campgrounds for hiking, I'll be back. Didn't have any problems with the place.

Riverfront Bell Tent
Not quite ready for camping
I didn’t stay. Felt like I was in a construction zone. Barren, hot, dirty. Tent not set up correctly, every thing uneven. Not private as there is a permanent trailer set up there, expected someone to show up any time. With some more effort it could be nice but not right now.

Bad experience with Laurance
Property was unusable for my group, we had 5 vehicles, pickups with trailers and RVs. I had told Laurance this in advance. The property is sloped and rocky. There was no room for all of us. Most people don't think a slope covered with softball sized rocks acceptable as a campsite. There is a small "driveway" which might accommodate 2 vehicles in a pinch, and there was a tent as advertised.
I informed Laurance of our experience, suggested that he change his site description, and possibly return my payment. I notice that he did change his site description from 21 people to 3, and his cost from $70 to $50. He did not refund my payment, although his site description was obviously wrong. An honorable person would have refunded the payment.
