BAD ROAD CONDITIONS.
Prior to my arrival, I contacted Bill to ask if there was any snow or snow-melt on the road, I had been touring the area for a week and it hadn't rained. So, I expected the road to be dry. Sadly, Bill did not reply.
The road up was wet and muddy, I just drove as quick as I could so as not to lose momentum. I made it as far as turning into the property gate, where it was so wet, my van just got bogged straight away.
It is very wet and boggy up there! I was stuck just inside the gate. I managed to go flat out in reverse, sliding sideways, until I slid back down on to the road. I was just lucky for the downhill slope to help me slide back to the road.
It is definitely not 2WD accessible at this time of the year!
That would be OK, if Bill had told me not to come in a 2WD.
Unfortunately, when you first find this property on Hipcamp, there is no mention of the road in. You get all of the, enter at your own risk, information, after you have paid!
So, I managed to get back down the hill and stayed right in the middle of Zion National Park, which was half the price! I contacted Bill 24 hours ago, to request a refund, but he didn't reply, which has prompted me to leave this review and warn others.
So, my takeaway message is, this place is very remote, once you enter the road up, there is nowhere to turn back, so you have to be committed, if it is wet, do not proceed in a 2WD, and as it is remote, be aware, that the host does not check his messages, so you will be on your own.

This was our favorite camping site on our whole cross country trip! We had the whole place to ourselves (except for the cows and coyotes) and it was incredible. Thank you for sharing your beautiful land with the public, we enjoyed every minute of it! Do note that the road up is a little rough... we didn't have trailer breaks on our pop-up camper which made us a little nervous on the decent but all went well. You definitely don't want to try to navigate this road if it's raining - the owner does state that in the description and I can definitely see why they say that!!

Gorgeous, remote location, peaceful.
We arrived late, there were a million stars out and woke up to beautiful bluffs and far away snow capped mountains.
