NO AXES, HATCHETS, MACHETES ALLOWED ON THE PROPERTY. NO NAILS IN THE TREES TO HANG THINGS. It damages the tree and causes them to die. Spacious camping lots, and great trout fishing but will need a landowner permission slip as little snowbird creek is on private property. Fishing privileges are actually written into property owners' deed on the purchase of land. Amazing views and relaxing sounds of the creek can be heard from anywhere on the property. Many Hiking trails are just a short drive from the property and please be respectful of others' property and no trespassing signs. It’s a kinda bumpy mountain road to get there but the secluded, peaceful and breathtaking views make this location a must-see and adventure.

Our six-acre solar-powered goat farm is a quiet and peaceful slice of paradise away from the chaos and noise but close to so many places to adventure. Feed and play with the goats, picnic along our grass-covered brook, hang out around the large fire pit, and rejuvenate while being close to the many Smoky and Blue Ridge Mountain activities. We have two custom-built RV pads with 15 and 30-amp service plus water, along with four grass tent locations overlooking a small brook in a cleared park-like setting. Internet is provided by Starlink Business - high speed, low latency, and great for remote workers. We provide solid service throughout the entire property. Work from the top of a mountain!! IP service is available throughout the property - perfect for Van Life or van living. 200-300 down and at least 20-30 up!! Nearby are numerous hiking trails, lakes, waterfalls, and other outdoor activities such as tubing, white water rafting, and boating. If you just want to chill, you can check out a local swimming hole, We have several options for our guests at the farm, including a small zipline, farm activities, loop trail, massage services (20+yr licensed), spring trail, wine tastings, weekly outdoor movies (on request), and our petting area where you can interact with very friendly goats. KIDDING SEASON Several goats have already given birth and we have some beautiful little kids (goat babies) for you to hold, play with, and take photos. Newly listed. Get away from it all on a secluded mature wooded hill twenty minutes from the Ococee River. You can feel how old the Appalachian mountains are here. Remote enough and private but no 4WD needed (flat terrain to parking) and enough neighbors if needed (road running through property leads to subdivision by Apalachia Lake so has traffic on it.) To the right of the road is a creek and bog, to the left we have several acres of woods to explore and relax in. Three of ten acres to the right of the road that runs through our property are a bog that runs along a creek with the creek joining wild remote Apalachia Lake. Enjoy hiking and exploring our seven gently sloping mature wood hills. There are also lots of well maintained dirt hillside roads for exploring or biking. Our farm is in a small mobile home community built on the site of an old cattle farm. I am a single mom of 4 now grown, homeschooled boys. They set up my off grid, largely self sufficient, homestead.Learn more about this land:We have several semi secluded natural camping spots surrounded by young trees and thick underbrush. There's a small stream that runs through the property. Our homestead is right next door we have a large garden, sheep, and chickens. Eggs and fresh produce available for sale in season as available. Bring your own tent, or rent ours. Message us and we can have one set up before you arrive. We have 2 gas grills and a charcoal grill available for rent, just bring your own charcoal or propane tank (available at stores within 2 miles). The national forest is just on the other side of the highway and there are many hiking trails and streams nearby. The Hiwassee river is 1 mile away and the Ocoee river is about 15 miles. The Savannah Oaks Winery is just behind the property and the Amish market is just behind that. The nearest towns are Benton and Etowah each are almost exactly 10 miles in either direction. The Lost Sea, Mayfield Dairy farms, The River Maze, Hiawassee Rail Adventures, & many other attractions are nearby. We are not a commercial campsite, just a private homestead.

Sugarloafers on the Lower Ocoee

Sugarloafers is located on a portion of the old Ocoee Outdoors Zipline. It is nestled along the lower Ocoee river with great views of Sugarloaf and Big Frog Mountains. This is an excellent gateway to Parksville Lake and the Cherokee National Forest and all the activities it affords including whitewater rafting on the Hiwasee and Ocoee Rivers, Mountain Biking, Hiking, Lazy River Tubing, Fishing, and so much more! Our property is one of nine - 5 acre tracts along the river. As of Fall of 2022, one house has been built and it is on a lot adjacent to this one. So while this site is some distance from the house, it is currently within view. Within a mile from the end of the driveway there is: Food - Myrtles Cafe, a Subway Sandwich Shop and the Gondoler restaraunt. Whitewater Outfitters - Ocoee Outdoors, NOC Ocoee Outpost, ACE Ocoee Adventures Other - Rock Creek Oufitters Ocoee Store, Ocoee Express Gas Station and Convenience Store, Sugarloaf River Park and Parksville Dam and the entrance to the Cherokee National Forest! Dollar General - 4.2 miles back towards Cleveland (because someone forgot their phone charging cable). Middle Ocoee Private boater takeout is only a 10 minute drive!

The Limberlost

We searched for 3 years to find the perfect piece of land. We found it in our 45 acre wooded piece of heaven. There is a 5 acre pasture, a half acre pond, a creek, and the rest is a beautiful mix of hardwood and pine. We are working on building a small cabin next to the pasture, and have cut trails through most of the property. We have one developed campsite, and plan to create more. Learn more about this land: We have a Tentsile 3 person tent, and there is a large Tentsile hammock. *[There is an age limit for anyone camping in the Tentsile tent. We ask that no one under the age of 8 climbs up into the tent.] There is also a 6 person tent, on the ground, if being in the trees is not your thing. There is a short 0.4 mile walk to the campsite that takes about 7 minutes to walk. We will bring all your stuff up for you. The camp site is on hill over looking the creek. It is located on one of the back corners of our 45 acre wooded property. We have made trails throughout, so there is plenty to explore. We are just a short 15 minute drive from Parksville Lake, and white water rafting on the Occoee. This campsite is a 10 minute walk from the main house, and you will have total privacy.  There is also a pond and fishing boat, hammocks and swing by the creek, chickens, peacocks and flower gardens on the property.
