HORSES WELCOME! Why not run your horse on the beach, then come to our campsites to relax for the rest of your day. There is a fenced pasture positioned next to the sites so you can see your faithful friend enjoying some grass or hay. We have a new Zinger 29' trailer set up with a bunk room and another bedroom, full kitchen and bathroom. It can easily sleep six people. If you have your own RV, we have a full hook up at the same area. The pasture where your horse stays will also have hay, water and shelter with a run-in. This is a sanctuary for our animals. We have nine animals here, four horses (some minnies) and five donkeys (some minnies). By staying here, you will be helping us to support our animals. We are in Frankford, De which is close to all the beaches and parks. There are many shopping adventures awaiting you, either outlets or upcycle stores. If you just want to relax, there is a small pond out back stocked with bass and turtles. We have 17+ acres but we only use the front five acres and leave the rest for the deer, foxes, eagles, hawks and whatever else shows up. We believe this is Heaven on earth and would love to share it will you. So please come, stay at our farm and relax. We are here year round.

We are a newly renovated farm that has an almost 60-year history. Very close to Delaware and Ocean City Beaches! Our property is also monitored by security cameras.Once owned by Tom Ryan and part of the 100+ acres of Ryan's Berry Farm, Kingsley Orchards now owns the middle 36 acres and market building of the historic farm. It was purchased at Sheriff Sale by Tony Morgan in June 2016 and 10+ months of extreme labor and renovation were required to bring the very neglected farm back to life. Efforts paid off and the farm and market opened in June 2017 with a beautiful crop of blueberries and many multi-generational customers coming back with their children. The best outcome has been the opportunity to share growing food with children and helping them learn a love for outdoors and farming. Many of the customers remember their own grandparents bringing them to the farm! We had customers from age 1 to 89 picking blueberries. Meghan was able to retire from her state job in August to devote her full time and attention to the farm and family. Special accommodations and transportation options are available to all customers! We also offer a climate controlled restored marketplace for parties, events and several campsites on our farm.

The corner store for gas, snacks, sandwiches, beer and wine is at the head of our road. Go to the grocery store or pharmacy in 5 minutes or the hospital in 15 minutes. Head downtown or over to SU in 10 minutes and be on campus at UMES in just 20 minutes. All the fun stuff isn't far either. Spending a day at the beaches is an easy 30 minute trip. See wild ponies up close at Assateague Island. Stroll the boardwalk in Ocean City, ride the ferris wheel and chow down on Thrashers fries (say yes to vinegar). Keep cruising and party on at Dewey. Drive a little more and wander around quaint Bethany or shop 'til you drop at the Rehoboth outlets. There's so much more to the beaches than just beach. Aside from the coast there are plenty of closer things to get into. Pick a local brewery, any brewery! Test your palate at a local winery or find legit farm to table produce at our farmstands - the kind where there isn't a label saying it's so because it literally just came from the ground. Play a round of golf at one of the pristine courses. Take a ferry ride to Smith Island for a piece of their to-die-for cakes or have the best seafood of your life in Crisfield, seriously nothing compares to authentic Chesapeake Bay Crabcakes. You will also be able to see (but not touch) the turkeys, a mini pig, and an alpaca close by! 4. What other Airbnbs are at the ranch? There is a tiny house, two bell tent yurts, mini-huts, and an entire Old West-themed glampground at the ranch. YES! You can have friends and family rent other units and make this a group experience. You can also see all of our listings if you click our name (logo.) 5. What's the history of the ranch? The property was a horse rescue for two decades. Some students take horse lessons here and the public books guided educational tours and paint parties. The ranch also produces a small amount of alpaca fiber and sheep wool that's sold yearly. 6. Can friends and family visit me while I'm at the ranch? No. The only people permitted to enter the property are registered guests. The public cannot access the property and we have a coded entrance gate. As a guest, you can expect to see other guests here, not people walking in off the street. 7. Can I catch a UBER or LYFT? Yes! You can easily catch a ride to Ocean City, Maryland, or beyond. You'll need to be picked up at the entrance gate, not at the barndominium. How about food delivery? Yes! Order Doordash or pizza delivery. Just plan to meet your driver at the entrance gate, not the barndominium. 8. Is there an option for early check-ins and late check-outs? No. Because this property has multiple rentals, we do not allow early check-ins or late check-outs. All cleans are performed on time and this keeps us on schedule for the next guest. Thank you for your understanding. 9. Are activities for children a different price than adults? All of our on-site activities are the same price for everyone. No. We do not allow any guest animals or pets to stay with us due to regulations and safety issues. We are also service animal exempt due to safety issues with nearby guardian livestock. 11. What is the smoking/ vaping policy? We operate a strict no-smoking and no-vaping policy at all times inside all of our rentals. The Swedish Cowboy space is located inside a barn and smoking of any kind is strictly prohibited while inside the barn house or directly outside. The best place to smoke is by walking down the driveway or inside your car (away from the stable.) 12. How secure is the ranch? The property has six outdoor security cameras running and in use at all times. These outdoor security cameras help protect humans and animals alike. There's a coded entrance gate upon your arrival to the ranch and there is on-site management that is available during your stay. You cannot enter the property without a code and we ask that you do not give it out while you're here. 13. This home sleeps 4 guests *including* babies & children. Have more than 4? Add 5th, and 6th guests for $25.00 for each additional person for your stay. We do not accommodate more than 6 guests max. 14. What are the checkout procedures? We have a 5-step checkout process and ask that our guests leave the barn house the way they found it, (neat and tidy.) We love to brag about super clean guests who leave our home well cared for. You will see our checkout procedures on the refrigerator. Guest access - This cozy Barndominium and fenced yard are yours to enjoy! However, going inside animal enclosures is off-limits. - Guests will have access to a small fenced yard with access to their barnyard of animals, fire pit and BBQ grill - Plan to see animal caretaking or people strolling by. This is not a secluded spot- (we have a tiny house on Airbnb that is more secluded though!) At night, the yard has more privacy. - Children of all ages MUST be accompanied by an adult at ALL TIMES on the farm. Please do not open latched/closed gates, go inside, or climb into animal enclosures. Other things to note Accurate Headcount: This home allows 4 people to stay including babies and children. It has 1 full bathroom and 2 bedrooms. You can add up to two (2) extra guests for $25.00 each person. Booking Authenticity: We only accept guests using their own Airbnb profile accounts. We do not accept parents booking for children, friends booking for other friends, or anybody booking for somebody else. We look at guest reviews and expect to know who we are booking with by reading your guest reviews from other hosts. The person booking is who we expect to see checking into the farm and opening our doors. The Space: We are a working ranch. There's a good chance you'll see farm projects being completed, farm chores being done, and animals being moved around. The Swedish Cowboy space IS NOT isolated, but is at the heart of the ranch- in the middle, with activities and barnyard animals surrounding it. No Smoking Policy: A $250.00 fee will apply if a smoke odor is found. Extra cleaning of furniture may induce a second fee. Thank you for not smoking or vaping inside or outside of the barn house. Security: Several outdoor security cameras are on 24-7 and recording. These protect our guests and animals at all times. No Parties: We live on-site and cater to families and couples. Tips for snagging a campsite

You can reserve the park’s 350 campsites online via Maryland Parks Reservations.
Reservations can be made up to 12 months in advance.
Campsites can book up fast, especially for peak season (June-September) and holiday weekends. Aim to book more than six months in advance for these times.

When to go

Summertime is the most popular time to visit Assateague State Park, when swimming and water sports draw crowds to the coast. Shorebirds migrate to the marshes along the Atlantic Flyway in summer, while fall sees large numbers of waterfowl swoop in. Camping is possible from the last week of April through the last weekend of October, but year-round camping is available on the surrounding national seashore.

Know before you go

Assateague State Park is 12 miles south of Ocean City or about a 30-minute drive away. Entrance to the island is via the Assateague Island State Park Boat Ramp, while the rest of the island is part of the Assateague Island National Seashore.
Along with camping, boating, and watercraft fees, day-use fees also apply.
Park facilities include a day-use and beach area, a summer snack bar, accessible portable restrooms, and a marina with a boat launch and fishing pier. The mainland visitor center has restrooms, a gift shop, and an aquarium.
Surfboards, kayaks, and non-motorized vessels may be launched from the beach in daylight hours, outside of the swimming area. Swimming is permitted in the flag-designated swimming area only, but there is no lifeguard service.
Assateague has free-roaming herds of wild ponies, and visitors are advised to keep a distance, as the feral animals may kick or bite. Keep all food secured at your campsite, and do not approach ponies if they enter the camping areas.
