An easy in-and-out spot for our RV. Kevin is a very friendly host and the site is quiet and lovely. We parked right by the creek and loved waking up to the sounds of nature. The camp spot is about ten minutes from services in Montrose and half an hour from Black Canyon of the Gunnison National Park. Conveniently located just minutes off the highway between Delta and Montrose, we could not have been happier staying here during our roadtrip.

Seating right by the creek, just feet away from your RV spot. Spacious. In nature. It’s a great spot. Easy parking spot for our RV!

We were looking for a quiet place to use as a basecamp while we explored the surrounding areas. This location was perfect!
The river was right next to us and the sound of the water was wonderful. There was a shady area next to the river where we had coffee in the morning. Watching the horses on the property was entertaining. Kevin was a supreme host and took care of all our needs.

Friendly, respectful, helpful host. Offered to let our boys ride his horses - which gladly took him up on! Nice location very much among the hay and corn fields. 10 mins outside of town. Highly recommend!

We loved this place! We’ve been working from the road for awhile and have had a constant struggle balancing good internet/cell signals vs remote unique properties. This little horse ranch fit the bill. It’s far enough away from the hustle but close to everything. Kevin was an excellent host! We highly recommend and by the way, if you like going off-road then visit Yankee Boy Canyon. Thanks Kevin!

Nice spot with horses nearby! The surrounding area was very pretty too. It was soothing to hear the water.

Nice spot and access to electricity was a big bonus!Gorgeous view, especially at sunsetVery level spot for trailers and rv’sTook a walk along the irrigation channel. On a hot August day this makes the location at least 10 degrees cooler.

It was hard to find camping on Labor Day weekend so we were excited to find this spot. It was okay but definitely lacking in some respects.

The pros:
-rushing creek by your tent
-horses
-dog friendly
-clean porta potty
The cons
- metal pieces and other garbage where we were told to put our tent.
- No real “campsite” set up, just a spot where they mowed the weeds, so there are still weeds & rocks to worry about. If you don’t have an air mattress this would not be very comfy.
- a picnic table or something would make this feel a lot more like a campsite.
-the host told us that we payed too much (RV rate instead of tent rate) but never responded to any of my messages about making right on that.

Overall good if you need a place to crash, but these things would make it seem more like a “campsite”. More worth the $ to go find some BLM land nearby or something if possible.

Wanted a different camping experience and got a different camping experience. Great spot close to Montrose and easy to get to. When we arrived got lots of help on where to park and where to hook up and how the farm ran. Irrigation ditch runs right by the camping spot and horses are close by too.
Just be prepared for some flies. Overall a great site out in the country side that you can sit back and relax at.
