The Bring Your Own Tent sites are in a separate area from bell tents and RV camping, beginning at the horse stable barn. There are other sites rented on the 3 1/2 acre property; RV sites and 4 bell tents in an arena; these are all available under separate listings and are as seen in the pictures. We are in a 10+ year drought, so this land consists of dirt and dehydrated vegetation. There are no trees for shade here so bring your own canopy or sun shade. You will be sharing the two outdoor (cold water shower head/and solar shower bags), a cold water only sink, and one portable bathroom with other campers. During holiday weekends I bring in a second portable bathroom.
You will have access to a small personal grill (first come/first served checkout basis) so please bring your own bundled wood, equipment (canopy for shade, cooking equipment, etc).
My ranch is centrally located on the Cali Coast, half way between Los Angeles and San Francisco, and is the perfect stopover when traveling the coast. The property is a quick 2 miles off the 101, at an exit with all the stores/amenities you need for your camping experience. I am located where several wine trails begin that will wrap you through Foxen Canyon down into Santa Ynez, Los Olivos, and Los Alamos to Bob's Well Bread Bakery, tasting rooms and some intimate cafes. This is also a famous cycling route. Going North of Santa Maria you have hiking, beaches, sand dunes, more wineries, bike trails, hot springs, and my all time favorite Thursday night Farmers Market in SLO. Madonna Inn is a one of kind must-see iconic pop culture throw back hotel/restaurant/bakery--a dessert and coffee stop after the farmers market where you can check out every nook and cranny (especially both downstairs bathrooms) and be amazed by it. In Pismo Beach you will find the Triple D famed Splash Café which has delish seafood and divine clam chowder. Just around the corner are the biggest, gooiest, yummiest to-die-for cinnamon rolls at Old West Bakery (one will feed 4+). Both are so worth the lines and you will have to get there early before they sell out (Maple Bacon)--no guilt there if you hike Madonna Hill or Montana De Oro first!
When you are done checking out all the cool places on the Central Coast you will come back to a beautiful sunset, sky full of stars and a bonfire with complimentary s'mores. Please bring jackets because it does get cool at night, your own camping chairs, and any camping equipment for cooking.
In following Health Officer Order No. 2020-12.5 for Santa Barbara County, effective date July 14, 2020, 5:00 p.m., for opening of campgrounds protocol, I disinfect the tent opening, air mattress, and zippers with Lysol, and I only will provide the sheeting and pillows for the air mattress. There is hand sanitizer and disinfectant next to the portable bathroom and communal area.
P.s., the google site map is over 3 years old, and the 'objects' or vehicles that are lined up along property boundaries have all been removed.

BYOT was great. Meredith was communicative, responsive and friendly! Site was easy to find and set up. Wish we did a few more days there because the location was great. Close to wineries and beaches. Would definitely return if we ever need a spot in the area!
This was a nice place to stay! Meredith was very kind and professional. She left out extra firewood and s’mores ingredients for us, and provided a grill (it was a fire pit with top grate, not an electric one). There were a few other campers around us, including an RV across the road. Everyone did a good job to maintain social distance here; there was plenty of soap and hand sanitizer provided and the tents were spaced out well enough I thought. The bathroom situation was one porta-potty. There was a communal area with sink, trash, table and chairs, hose, and string lights (cute aesthetic). Location was close enough to a Costco but still felt like we were in the middle of nowhere. Ground was dirt (with a bit of hay in random places), which made the spot soft to sleep on. Meredith texted me with clear instructions on how to find the location which was very helpful. I would stay here again!
This was a unique experience that I would recommend to anyone who likes the idea of camping in a farm field in the middle of wide open space. We really enjoyed the weather which was cool and costal. Meredith had a full house on Saturday but we were able to maintain social distancing with the other campers. On Sunday night we have the place to ourselves and if you're looking for a private experience would recommend going Sunday through Thursday. Hope to return!
Meredith was friendly and responsive. She had firewood available for donation, fire pits, and convenient showers. She even delivered S’mores ingredients to each site. Wonderful host.
Great weekend getaway!
Great car camping experience! My boyfriend and I needed a little getaway from the city- with all the national parks booked up, we looked for the next best thing- the beach! The site is located close enough to resources, gas, markets, etc that we didn’t feel like we had to pack too much stuff, but far enough away that we could finally get some peace and quiet- and stars!!! Meredith was super helpful with suggestions for the best dog beach, as well as providing little luxuries such as a warm shower afterwards.
Meredith was very welcoming when we arrived to the camp site and also chatted with us before we left to share more about the area and where we could visit next.
The site was great. Plenty of space for our two small sedans as well as two tents. Meredith grabbed a grill and firepit for us as well. Finally, she helped us out with some small firewood pretty late in the night (10+PM) when our firewood would just not ignite.
Main pros: host was friendly and accommodating. "Campgrounds" were clean and well maintained. Great amenities such as sink and showers.
Main cons: Lots of dirt.
