Feel free to explore the whole property and find the spot you like best!  Plenty to choose from.  Simply be mindful if there's another guest in terms of distance and safety.  Often you'll have the whole place to yourself.

NO FIRE OF ANY KIND.   It's high fire season, and 1000's of acres are burning right now, sadly.  If your RV has a kitchen then you can cook safely inside that kitchen, but otherwise nowhere else.  This is why Hipcamp, LA and national parks are closed entirely or issuing fire bans.  If you message me and ask anyway, you will get the same emphatic answer: NO.

Big sky effect is nice for stargazing. On clear nights you see the Milky Way, and I almost always see a shooting star or two.   Large climbing boulders and hiking trails as pictured on-premise, or you can drive about a mile to the locally famous Backbone Trail and Topanga Overlook.  About 15-20 minutes down the hill gets you to beautiful Malibu beaches, plus some "private access" spots if you know where to look.  Additional features on the land itself include patio furniture, domes and art pieces that were located in the garden of my prior home before the Woolsey Fire.     

The land will be my future home, and we are constantly improving the property for your safety and enjoyment. Just in the last few weeks we've added more shade, wider trails, and larger cleared flat areas, along with one compost toilet (one more coming SOON).  It's NOT a commercial campground (nor will it ever be) just my future home that I am happy to share with others for now.  

NOT FOR PARTIES: this land is for Quiet Camping, so please be aware of how your sounds might travel, and please be considerate of others.  

NO SMOKING or FIRE, no exceptions!  We talked about this already, but guests keep asking, so I will say it twice.  Don't burn ANYTHING on the west coast right now, for what I hope are obvious reasons.   

You will hear some cars on the road across the canyon.  The pandemic, heat and fires have definitely impacted summer traffic; normally this whole area is very peaceful.  Nighttime and early morning are particularly quiet, when humans and most animals are sleeping.

Once you book your stay, I will email a detailed set of driving instructions, camping tips and local highlights.  Make sure you check your inbox, since these tips can answer most/all of your questions and make your stay more enjoyable.  Glad to answer any other questions that aren't addressed on the detail sheet (and I add those answers to the sheet for the benefit of future guests)

I really wanted to like Annemarie’s land. The photos are dreamy, and there are parts of the land that are gorgeous. That said, for the price, I expected more privacy and level sites. There are maybe a handful of actually level and useful camp sites, though they were still covered by brush. The space between sites isn’t as much as I had imagined. If there are other campers, you’ll hear them. Similarly, you’ll hear neighbors and cars driving around. There are very few places that are “private.” Anyway, it was close to LA, clean area, and for the most part had lovely views. Not sure if it was worth the price. Host was great at communicating!

Hi Carly, sorry if you didn't feel you had privacy to the level you were seeking. Given the rolling hills here, there are areas that you don't see anything but plants and boulders, and other areas that are more open - for first time visitors, sometimes it takes a bit to get oriented. And admittedly we city folk view privacy a bit differently - this is LA county, and finding 10 acres on conservancy land is very rare for a city so close together otherwise. I appreciate your comments and honesty. These are stressful times, and we're all doing what we can to help each other feel better.

The land had gorgeous views and was about a 20 minute drive from the ocean. The directions were really helpful and the host was communicative prior to our visit. The only drawback was that there weren’t clear areas to set up camp. This site would benefit a lot from just leveling out a few areas given the price and lack of any other amenities. Noise carries far in this area as well. We could hear the fellow campers, music from the neighbors, and motorcycles & sports cars racing around at night and early in the morning. A very L.A. camping experience. That said, if you know what to expect it’s a unique spot and convenient from downtown.

This was a great camping spot. It was a bit primitive (no water) but well worth it! There was a shade structure, 2 small tables, 2 chairs, hammock, and a few lounge chairs to relax and take in the views.

We found Dreamore very peaceful and the views were beautiful. Annemarie was very communicative and supportive. It was punishingly hot before ~6pm (Annemarie had warned us of this!) but we were able to hide under the arch with the aluminet and escape to the beach so we did just fine. We brought 3 gallons of water for 2 people and a dog and drank it all! It cooled down after 6 pm and was very comfortable after that.

Thanks for being understanding about the heat - it is very unusual for a location with steady ocean breezes to get up into the 90s, but this has clearly been an unusual summer. Sorry if you didn't feel you got your money's worth - for most groups they are paying about $15-20/person to be safely away from crowded campgrounds and now...fires :/ We continue to add improvements and amenities, and I monitor other Hipcamp listings to make sure this is priced consistently with the market. I know alot of resourceful campers like to find spots in remote areas where camping is free :) I support that too, assuming it's safe and legal. Glad you are embracing nature.

This land is wonderfully perched on the hilltops of Topanga/Malibu. The drive to the land is scenic and fun to look at all the wonderful properties hidden in the hills. The sunset was lovely especially from the chairs and shade at site 1. This is a great spot for escaping the city. We camped and then woke up early with sunrise and made it to the beach early in the day before it was too crowded. In terms of privacy you do see other houses but they are in the distance. The host notes that sound carries and it really really does. We were quiet and heard no sounds from other homes, but the other campers were playing music late into the night and we could hear all of it as well as their conversations even though they were down the hill a bit. Please be mindful of other campers at this listing.

What a special weekend!
My friends and I had a magical time at Dreamore. The location is stunning!
It is so special to be in a location where you can camp but also just drive down 20min and spend the day at the beach! Given it's so hot that was so perfect. We spent the day at Malibu then headed back up to our campsite for a stunning sunset and evening under the stars.

there was another group camping on the site at the top of the property so we went down to the bottom and it was perfect! Highly recommend parking at the top and having a good explore before you pick a spot! We didn't hear them at all! and felt very private. Because you're so close to Malibu you can see houses and hear the road at times but it didn't bother us AT ALL.

Annmarie was so helpful with information - ask her anything and she'll respond with detail and extremely promptly. I will definitely be back. Was amazing to get out of the city and immerse ourselves in nature for the weekend!
