Where to even begin! Both Jason, and his space, were wonderful. He was so warm, welcoming, kind and patient with me. He even allowed for access to a proper toilet and water if need be. I fortunately came prepared in that regard. The site was more all that I needed it to be. I was pleased that it had both sand and a traditional raised bed as options for tent placement. I was worried about the ants and the sand felt great, so I opted to pitch my tent on the sand. The river was just a few steps a way. There was one path that lead straight into old down town (restaurants, shops, etc.) and another trail that took you out towards the old ruins. I did get lost coming back from my hike to the ruins and Jason was kind enough to come fetch me. I didn’t feel like a burden to him. He was so friendly and patient and I cannot express my gratitude. He was informative and gave great information about the area and I look forward to booking him as a tour guide! The river was cool and refreshing. I slept alright and felt safe there. I actually cannot wait time return and would highly recommend this site and host

Jason's property is very cool! There is a large open field with some trees on one side and the river that runs through at the edge of the property. The trail by the water takes you into the town of Cottonwood, and is about a 10 minute walk. We got in the water to cool (and shower) off. It was lovely! He is welcoming and helpful with local tips.

My family and I had a wonderful stay at Jason's place! He was friendly and welcoming and the site was plenty private. Even when another group came to stay we didn't see them at all. His place was only a 10min walk to Old Town and right on the river. We would happily go back!

Very special spot! Green and private, right by the water. Feels like a world away. Clean and shady site. Jason was such a kind host, showing us around and eager to help with questions. His positive energy and love of the land are evident. Highly recommend!

Jason was awesome before I even booked. I reached out with some questions and he was very quick to respond. When we arrived he was readily available and showed us around his property and where we would be staying. He was very kind and helpful. He even checked in on us after our first night to be sure everything was great, very thoughtful. The site was great and large, it was all sand at our site, but the kids loved it. The other site was smaller and had a bit more shade. It was a 5 min walk to the river and it felt private.
We definitely plan to return!

Photos were better but we had a great comfortable stay. Jason was wonderful to let us use the bathroom in his Airbnb house. He is very knowledgeable about things to do in the area.

Wr booked two days but only stayed one night. Nothing to do with the site, we just made imprompt change to go to other park since all but a tour company was closed. Not even a cafe at around 9 AM! Jason was pleasant to meet with and got some useful information around the local area (Sedona) from him. The site was very private which was what we were looking for but don't expect to see any spectacular views :) There is bit of unpaved road before the campsite perhaps about a quarter of mile and you should drive very slowly. I have a Ford Transit and my running board wasn't very happy few times. Next time, we might visit city of Jerome near by which looked interesting. All in all we enjoyed the stay.
