Incredible treetop views await anyone visiting our hanging tent or designated tent site perched atop a wooded plot overlooking Bailey Valley! The property is just outside downtown Bailey, Colorado and 5 miles from Wellington Lake and Guanella Pass. Some highlights are proximity to a plethora of local hiking trails and world-class mountain biking. Visitors can also enjoy fishing, hunting, kayaking / rafting, and wildlife viewing!

Mountain View Tent Site
Not for beginners, excellent
Amazing view and privacy. (Alone worth the price). However. There are some compromises to keep in mind. 1. The campsite (ground) is not flat. Hard to sleep in a tent 2. If you don't have a POWERFUL 4X4. You will be hiking up and down every time you need to access your car. 3. No campfire allowed. But they did provide propain stove thing 4. Shower and bathroom 🚿 is also a hike up and does need setting up. (I didn't know how to use it) Overall. This campsite is not for beginners, but it is worth going there if are an avid camper and have a 4X4

It's definitely a steep hike up to the site from the lower lot but the view you get is fantastic! The site is well maintained and the host is super helpful and quick to respond.

Outhouse was surprisingly very nice and clean! Campsite was nice and very short walk from outhouse & upper parking (4x4 vehicle access only). Only complaint is fairly narrow/small area for a large group of campers. I'd say probably no more than 3-4 2 person tents will fit while also having space for chairs to hangout. There was a furnace and propane grill for us to use if needed which was very nice and unexpected. Host was also very nice and quick to answer! Definitely recommend. Just be prepared for a pretty steep and rough walk with all your gear if you don't drive all the way to the 4x4 vehicle parking circle. Saw lots of wildlife so close to camp which was amazing!

Perfect little spot
This was a perfect spot for a little camping trip! The campsite was quite large which was nice and had a propane fire which was an awesome feature. The outhouse was clean and very much appreciated! The views were great but next time, I’d love to try out the tree camping spot!

Tree Tent!
Fun unique experience
The description is spot on.. super steep and not a ton of flat ground. It was a very cool experience and we really enjoyed our stay in the trees! We did get rain during our stay and we did stay dry. We did leave some of our things on the lower level of the tent that did get a little wet so definitely check the weather before leaving your bags down there. That was our bad for not checking weather. The outhouse was cool and we did take a bucket shower!! It was cold but kinda fun lol You do get a very secluded feel up there and a nice view from your tent. We also really enjoyed the smoke house, coffee shop and outdoor store a few miles up the road in the town of Bailey.
