This brand new 370 square foot Tiny Guest House is made for relaxation and creativity!
Sitting on 5 acres of natural green grass and tall pine trees, the Tiny Guest House is a 5-minute walk through the woods to the Southeastern end of Kerr Lake, great for paddling, swimming, or relaxing. Quiet and secluded, you'll have space to enjoy yourself outdoors or indoors. Originally a 12' x 20' metal shed, the Tiny Guest House was designed and built with sustainability and comfort in mind over two years and completed in August 2023. Inside, the home features a spacious floorplan (for a tiny house) with the living room and kitchen having been built around the garden soaking tub in the luxurious bathroom. Upstairs features the main loft with a queen size bed and view of the grassy field and a small guest loft that can be used as an extra sleeping area or reading/napping nook - small plush chairs, inflatable mattress, pillows, and linens are provided.
Special Features of the Tiny Guest House: Play your favorite music as loud as you like on the large bluetooth enabled floor speaker or record player! The high performance insulation and air tight construction provide excellent acoustics inside with hardly any noise outside. When you're ready for peace and quiet, cuddle up on the coach next to the electric fireplace (for ambience or warmth) or crawl into the guest nook and read one of the many books featured throughout the house. Games and puzzles are also provided in the guest loft. Need to do a little work? A small 2' x 2' pop-up table top and comfy chair are provided in the living room. Like to cook? See what it's like to prepare meals in a tiny house! Most of what you'll need is provided - a full sink, two burner electric cooktop, microwave, toaster oven, and other gadgets and necessities. Sit at the two-person bar or flip up the coffee table to provide a dining room table for four. Like to cook or eat outside? Head on out to the covered patio that features a fold down dining table (seats 6), hot and cold water faucet, countertop, and mini-fridge. Fold the table up for extra room to relax or to watch the weather on a rainy day.
Sustainable Features: All insulation, windows, doors, the tub, and 2 of 3 sinks are re-used along with many other materials. The home is incredibly energy efficient, requiring just one small mini-split HVAC unit to condition the home comfortably and quietly.
About the Lake: Bring your own kayak(s) (or rent ours), boat (short ride from the Flemingtown Boat Ramp to our dock), fishing gear, or water toys and enjoy a dip in or day on the lake. Rental includes access to a docked (not motorized) pontoon boat that's great for relaxing on in the morning or evening.
Extras/Accoutrements: Rent a tent site for extra guests or enjoy a night of your own sleeping under the stars with a warm bonfire! Rent our projector and screen to watch a movie on the covered deck (hookups provided for your own device)! Wine and some other niceties are available and can be purchased.
What to do Local: There's not much in this area, so plan accordingly! Access to the lake is a short walk through the woods. Fishing is great right off the dock! Bonfires are encouraged in the grassy field with amazing star gazing at night. Drive north 10 minutes and you'll find the Kerr Lake Dam in Virginia, along with a lakeside beach area and state parks. The Middleburg Steakhouse is the only restaurant nearby and is worth a visit - check their open hours. If you're up for a short drive, visit the town of Warrenton about 15 minutes away for restaurants, breweries, and stores.
